The purpose of this study is to suggest implications for policy direction about urban regeneration projects in Seoul. This study compares different factors affecting a resident group"s and an expert"s group"s satisfaction level on the urban regeneration projects. The results are as follows: First, the expert group is happier with the urban regeneration projects than the resident group. Second, two groups think a promotional project is important for urban regeneration. Third, there are various factors affecting the risident"s group"s satisfaction level on urban regeneration. And the resident group has high expectation for the local government. Forth, the expert group considers that the higher local attachment is, the happier the residents are. However, local attachment is not related to satisfaction of residents on urban regeneration project. These are implications for the future policy. First, we need projects or programs which can make residents realize they are a main body of urban regeneration projects because they don"t usually think they are an important part of urban regeneration projects. Second, expert group should consider additional factors which can make residents happy when they make a plan of urban regeneration.

Second, we conducted a survey targeting citizens and experts. The contents of the survey include the level of satisfaction on the urban regeneration academy, necessity and feasibility of citizen participation. Third, Using results of the survey, the IPA was carried out. The results are as follows. 1) From stage 1 to stage 2 and 3, satisfaction, necessity, and feasibility were all got down. In the first stage, satisfaction, necessity, and feasibility were relatively high, indicating that efforts to maintain the current state were necessary. 2) The second stage needed to be improved for citizens, but the experts recognized relatively low than them. In particular, citizens evaluated that communication with the administration and reflection of citizens opinions were not performed well. 3) In case of the third stage, both citizens and experts showed low priority. Consequently, the local government beginning the urban regeneration academy should consider that the excessive goal should be avoided, goal and priority which are fit for local community should be set up.

The purpose of this research is to suggest an implication of policy to improve the satisfaction of residents and merchants who are the main participants in the Seoul Urban Regeneration Project. This research compares and analyzes the factors that influence the resident and merchant satisfaction in the Seoul Urban Regeneration Activation Regions by multiple regression analysis. The results are as follows: The factors affecting the resident groups achievements include the role of the urban regeneration support center, the support and role of the local government, and improvement of the residential environment. The factors affecting the merchant group include the support and part of the local government, residential environment improvement, the participatory local event, and the community involvement in the project. The following factors are required to enhance the resident and merchant satisfaction. First, the support and services from administrative districts must be boosted, and improvement in the residential environment must be prioritized. Then, we need to discriminate as to whether there is a need for involvement between community residents and the merchant group. For the resident team, indirect participation around the urban regeneration support center is suitable. If the merchant group is impacted by the district project, more direct participation and reflection on the group’s opinions are required for higher efficiency. This research proposal is significant, as it examines strategies to improve the primary participants’satisfaction with the ongoing project.
