DEA-AR/AHP 모형을 이용한 국내 건설기업의 경영효율성 분석

The management efficiency is becoming important for korean construction company after the IMF of 1997 and the global financial crisis of 2008. Previous study analyzed efficiency of construction company using nonparametric method based DEA(Data Envelopment Analysis) model. but To analyze efficiency using DEA model is problem that can be evaluated inefficient company to efficient company. Therefore, this study is to analyze efficiency of korean construction company using DEA-AR(Assurance Region)/AHP model. previous study and theories were studied, variables were selected, and critical variables were for the efficiency analysis. The study analyzed the efficiency of construction companies using the DEA model and the DEA-AR/AHP model and compared the results. The study eliminated the drawbacks of the existing DEA model and ranking for measured values of efficiency required a follow-up process to mark the difference between measured values of efficiency some efficient construction companies. The ranking several construction companies shown the analysis using the existing DEA model. This study is expected to provide reasonable evaluation standards for the management of construction companies in the ranking of companies' management evaluation.

Korean energy consumption levels by industry show the construction sector takes up 22% amongst all industries, following the manufacturing sector at 54%. Accordingly, it is necessary to cut down on the energy consumption of existing buildings in the home and commercial sectors. Korean Eco-friendly related regulations and policies have been improved and developed to cut down the energy consumption of buildings, while being limited in application to newly constructed facilities and those using elemental technology. The study suggests a move to more eco-friendly elements of design in office buildings by analyzing the correlation between the elements of buildings, their systems and energy consumption that occurs during the maintenance stage. The analyzed usage data was limited to office buildings, and eco-friendly designing elements were restricted to building/system elements. Also, the range of data was from January to December in 2011 (1year), and the energy consumption was defined as gas, electric, and sewage from the details of maintenance information. The results of this study are as follow. First, buildings facing the southwest have lower average energy consumption in terms of the location elements. Second, according to the analysis on the correlation of energy consumption, in terms of shape elements, the greater the number of elevators, floors, the area of a standard floor and the total floor area are, the greater the sewage output is.
DEA와 PCA를 이용한 건설기업의 핵심 투입-산출변수 추출에 관한 연구

최근 글로벌 금융위기, 미분양 주택의 증가 등으로 인해 건설기업의 효율성 분석이 요구되고 있다. 기업에 대한 효율성 분석시 가장 중요한 것은 효율성 측정에 사용된 투입-산출변수이다. 하지만 건설기업의 효율성 분석에 중요한 영향을 미치는 핵심적인 투입-산출변수를 추출하기 위한 체계적인 연구는 미흡하였다. 따라서 본 연구에서는 건설기업의 효율성 분석을 위한 핵심 투입-산출변수를 추출을 위해 투입-산출변수 별로 모든 조합을 제시한 모형을 제시하고 DEA모형과 PCA분석을 통하여 건설기업의 효율성을 분석에 중요한 요소인 투입-산출변수를 추출하고자 한다. 본 연구를 위해 기존 연구 및 이론적 고찰을 하고, 효율성 측정을 위한 변수 및 21개 모형을 설정하였다. 다음으로 효율성 및 PCA분석을 하고 결과를 도출하였다. 연구 결과, 핵심적인 투입 및 산출변수는 2006년의 경우 투입변수는 종업원수, 산출변수는 매출액, 2008년의 경우 투입변수는 자본금, 산출변수는 당기순이익, 2010년의 경우 투입변수는 고정자산, 산출변수는 매출액으로 나타났다. 건설기업 효율성 결과에 중요한 영향을 주는 변수 추출을 통해 개별 건설기업들이 효율성을 향상하기 위한 중점전략을 마련할 수 있을 것으로 판단된다. Recently, the global financial crisis and the increasing number of unsold houses in Korea are construction companies to assess their efficiency. The most important factor in analyzing the efficiency of a company is the input-output variable. However, systematic stud the core input-output variables, which have a great influence on the efficiency analysis. Thus, to the core input-output variables for efficiency analysis of construction companies, this study propose a model that includes all combinations of input-output variables and to find the core input-output variables using the Data Envelopment Analysis(DEA) model and Principal Component Analysis(PCA). Existing research and theories were studied variables and 21 models were established to measure efficiency. were obtained that the core input and output variable in 2006 the number of employees and sales. For 2008, the core input variable was capital stock and the core output variable was quarterly net profit. For 2010, the core input variable was fixed asset and the core output variable was sales. Through obtaining the variables that greatly affect the efficiency of construction companies, it is considered that individual construction companies will be able to prepare a priority strategy to enhance efficiency.
작업공구와 근골격계질환이 노동생산성에 미치는 영향 분석

Given the characteristics of construction work, which is highly dependent on labor compared to other industries, management of labor productivity is closely related with the construction industry. Therefore, it has become more important than ever to boost productivity in construction projects. The present study used a survey of form workers to conduct correlation analysis between factors of working tools, musculoskeletal disorders, and labor productivity. In addition, using structural equation modeling and the Sobel model, the study verified the mediating effects of musculoskeletal disorders. The findings of the analysis showed that friction sawing cutters are related with waist/back musculoskeletal disorders. In the relation between working tools and labor productivity, the hammer showed a strong positive relationship with Productivity1 , standing out as the tool with the highest correlation. In the relation between musculoskeletal disorders and labor, hands/wrists showed a significant correlation with Productivity 1. The test result on the mediating effects of musculoskeletal disorders derived a statistically significant value, at Z=1.215 (p<0.05), suggesting that musculoskeletal disorders have mediating effects in the relation between working tools and labor productivity. Through this study, we identified relationships among factors related to labor productivity in construction sites; the findings of this study could be used as basic data regarding factors adversely affecting labor productivity, as well as to determine how to improve labor productivity strategically.
국외 건설 로봇을 통한 국내 건설 로봇 발전 방향에 관한 연구

The fundamental purpose to develop the Automatic Construction Robot is to settle the imbalance between the supply and demands of manpower in the construction industry. It is also to increase productivity and improve labor conditions. Interest in the Robot has dramatically increased due to issues above as the aging of the labor pool, evasion of labor-intensive work by the younger generation, and the spike in demand for skyscraper buildings. Such a robot is being developed for use domestically, yet this development is still in the early stages. Accordingly, we conducted the analyses of the current state and direction of similar projects being conducted by other industrialized nations (Japan, USA, Europe). It will be expected to contribute to enhance domestic Automatic Construction Robot.

According to increase in the accumulation of capital and technology, Today"s construction industry continuously larger buildings, high-rise steel-frame construction. In this construction steel, reasonable process for the planning and management is having a significant impact on business success. In this study, 3D-CAD Database of information built into the shape of all the absence of information, location information, work orders, scheduled work hours, real-time and automatically generated and linked to real-time progress Database Management System (RTPM) course of action using the existing steel framing, and RCA methoud of construction compared with the steel frame work processes that will attempt to demonstrate the productivity and efficiency.
