인천 송도경제자유구역의 아파트 가격변화가 연수구 아파트 가격에 미치는 영향분석

1. CONTENTS (1) RESEARCH OBJECTIVES The main purpose of this paper is to estimate the effect of apartment price in Songdo Economic Free Zone (SEFZ) on the price of apartment in Yeonsoo-Gu Incheon, at the aggregate level. (2) RESEARCH METHOD To analyze the effect of apartment price in SEFZ on the price of apartment in Yeonsoo-Gu, graphic, correlation and regression techniques are used. Empirical analysis was performed to measure the change in apartment price of Yeonsoo Gu, using regression models with three independent variables; apartment price of SEFZ, Incheon business index and MB(Myung Bak Lee) regime dummy. (3) RESEARCH FINDINGS Our empirical research shows that there is a time lag of 11 months to meet the peak effect in change of apartment price in SEFZ on the change in apartment price in Yeonsoo area. Also, research indicates that the local market condition strongly influences the performance of local real estate market while the coefficient of the MB regime dummy shows a positive (+) sign. 2. RESULTS The research result shows that there is a co-movement in apartment prices between Yeonsoo-Gu and Songdo Economic Free Zone and the apartment price in SEFZ spills over across Yeonsoo area.

An increasing number of advanced cities are establishing museums or museum cluster to stimulate economic development and local revitalization. Today, the museum in modern society has obtained a notably broader public role than its predecessors. Facing this new trend, the purpose of this paper is to discuss the urban development strategies promoted by museum or museum cluster. The paper examines how the museum"s functions have changed in modern society, from the traditional view as partner in public education to more broad view as catalyst for urban development. The analysis concentrates on location factors of museum for promoting local economic development. The research suggests some policy implications for improving city brand and competitiveness in Korean cities by museum-led development.

The main purpose of this paper is to investigate a desirable direction for metropolitan development in the age of globalization. The basic idea that underlies this paper is that a new development model for urban space must be examined in global age because there are many differences in scopes and scales of socio-economic activities between nation-state society and global society. This paper suggests that the four main urban conditions must be achieved for stable growth in the global age : flexible urban structure, connectivity to global network, regional differentiation and superior environmental amenity. The Paper concludes by critically evaluating recent changes in metropolitan society, regarding globalization with two-faced phenomena, chance and uncertainty, that the urban policy for rapid growth and innovation tends to produces cities with great danger, unidentified, unsustainable and polarized.

본 논문은 한국 광역지역을 중심으로 지역산업구조와 지역경제의 불안정 사이의 관계를 경험적으로 고찰한다. 지역산업구조에 대한 지표를 국가산업평균접근법(national average approach)을 이용하여 계산하였으며, 지역경제의 불안정을 변동할당분석기법을 수정한 모델을 이용하여 계산하였다. 경험적 분석결과는 두 변수 사이에 강한 결합도를 보여준다. 지역산업구조가 특화 될수록, 지역경제의 불안정성은 더욱 높은 것이 관찰된다. 지금까지의 선행연구들은 두 변수사이에 선형관계를 고찰하였다 그러나 대수모형의 이용은 선형관계 보다는 비선형관계가 두 변수들 사이에 보다 적절한 설명을 제공하는 것으로 나타난다. 이러한 분석결과는, 비용편익측면에서 볼 때, 지역경제의 안정성을 높이기 위한 지역산업구조 다양화 전략이 적절하지 않다는 것을 보여준다.
도서지역 관광개발을 둘러싼 문제와 쟁점사항들- 인천 굴업도 Ocean Park 관광단지개발을 중심으로-

The main purpose of this paper is to review the Ocean Park Tourism(OPT) Project promoted by the CJ group in Gulup Island, Incheon City and propose policy implications for a desirable island development. The OPT project is facing a dilemma because the Incheon City Government wouldn`t permit the golf course construction plan in Gulup Island. This paper analyzes the conflicts surrounding the OPT project and suggests some policy implications for solving those problems. The research result shows that we can overcome the conflicts by having an open discussion among related groups. Moreover, the OPT project should pursue a tourism development which is both ecologically and culturally sustainable. In this paper there are three policy alternatives for solving conflicts and continuously proceeding the OPT project. The first proposal is to link the Gulup Island tourist development with film tourism by using the CJ`s media industry. Second, in order to solve conflict with the Incheon City Government, the Gulup Island development project should consider comprehensive development planning for the surrounding islands. The last proposal is related to the citizen movement groups and that this neutral coordinator of the local governance system may solve the conflicts. In conclusion, the CJ project is expected to open a new chapter for the island development of Korea.
산업단지 입주기업의 입지만족도에 관한 실증적 연구- 인천 서부지방산업단지를 중심으로-

This paper investigated the locational satisfaction of the companies residing in the Seobu Local Industrial District(SLID), Incheon City, through the survey method. It was found that the strong locational factors of the SLID were availability of raw materials, residence of same or similar factories and low land price while the weak locational factors were bad transportation accessibility, difficulty of labor supply and bad quality of surrounding environment. This paper reveals that it is urgently recommended to invest in local transport infrastructure, to train the necessary labor-force, and to upgrade the neighborhood environment, for improving locational advantages of the SLID.

This paper examined the Incheon Aerotropolis Project for development around Youngjong Island and Northwestern area of Incheon. International Airport is a vital infrastructure for urban development in a global age. Incheon, holding the world`s best international airport, needs to make a city development strategy by linking Incheon and the global through the airport. It is expected that the Aerotropolis Project suggested by Kasarda will provide a new opportunity for Incheon development in a global age. This paper suggests that the aerotropolis project will act as a driving force for promoting endogenous growth in Incheon metrocity.
