A Study of Limited-Service Properties Value Determinants

본 연구논문은 Limited-service 호텔에 대한 사용하기 간편하고 믿을만한 가격-측정 도구를 만들고 이런 호텔의 가격을 확정짓는 요소들을 파악하는데 목적을 두었다. Limited-service 호텔로 연구를 제한한 것은 한 종류의 숙박시설만을 분석함으로써 더욱 정확한 결과를 얻기 위함이었다. 이 모형은 회귀분석을 통해 측정되었으며, 변수의 선택과 통계의 정확성에 많은 노력을 기울였다. 이 결과 가용 가능한 객실수, 평균 객실요금, 연평균 객실점유율, 매매시 재산의 나이, 수영장 유무, 회의장 유무, 매매당시 지역의 실질구매소득, 그리고 시간 총8요소가 매매가격 측정에 가장 영향력이 큰 것으로 나타났으며, 그 중 객실수, 객실요금, 점유율이 호텔매출과 관련한 가격측정에 가장 중요한 요소로 나타났다. 아울러 semi-log 형태는 limited-service 재산의 매매가격을 측정하기에 가장 이상적인 것으로 판단되었고 본 연구에서 개발된 hedonic pricing model은 매우 신뢰도가 높은 것으로 나타났다. 앞으로 본 모형을 바탕으로 한 표본의 확장, 나이 요소의 깊은 연구, 새로운 지역 요소 검토, 그리고 나아가 매도/수인의 성향, 특수한 재산에 관한 가격측정 모형의 개발 등과 같은 더 많은 연구가 기대된다.
A Comparison of Oversampling Methods on Imbalanced Topic Classification of Korean News Articles

Machine learning has progressed to match human performance, including the field of text classification. However, when training data are imbalanced, classifiers do not perform well. Oversampling is one way to overcome the problem of imbalanced data and there are many oversampling methods that can be conveniently implemented. While comparative researches of oversampling methods on non-text data have been conducted, studies comparing oversampling methods under a unifying framework on text data are scarce. This study finds that while oversampling methods generally improve the performance of classifiers, similarity is an important factor that influences the performance of classifiers on imbalanced and resampled data.
Analysis of Architectural Complexity for Product Family and Platform

<P>A product family is a set of products that are derived from common sets of parts, interfaces, and processes, known as the product platform. To reduce development time and procurement and operating costs of product platform-based variants, the product platform can be designed after consideration of several characteristics, such as modularity, flexibility, sustainability, and complexity. In this paper, the product platform is viewed from the perspective of system architecting. The architectural complexities of both the platform and its variants, which together constitute a product family, can be quantitatively assessed using a specifically tailored metric. This will aid system architects in designing product platforms and resulting product variants with an emphasis on reducing complexity. Architectural complexity management is demonstrated through a case study of a train bogie platform.</P>
