The objective of this study is to estimate consumers' Marginal Willing to Pay (MWTP) for environmental performance of residential buildings when they purchase their houses. The second is to find out the difference of MWTP between the five cities of Korea; Seoul, Daejeon, Busan, Daegu and Gwangju. The 5 attributes were drawn out to estimate the MWTP by using Conjoint Analysis. They were reduction of CO₂ emissions, reduction of VOCs emissions, home automation, increase of floor area and additional cost. The same survey based on conjoint analysis were carried out in five cities. As a result, the MWTP values for attributes were highest in Seoul and lowest in Busan. The MWTP values according to cities were mainly influenced by their residential buildings' prices and the incomes of local cities. In conparison with market price, MWTP for reduction of CO₂ emissions and reduction of VOCs emissions were higher than market prices in 5 cities. The MWTP for floor area was either the same or slightly higher than the market price.

First. aim of this study is to investigate consumer's actual value for environment. related performance of house by using three different method, Ranking, Analytical Hierarchy Process (AHP) and Conjoint Analysis method. Second aim is to estimate consumers' monetary value about environment related factor through Marginal Willing to Pay(MWTP), and third aim is to find out the difference of values between the groups classified according to respondents' characteristics. A questionnaire survey was carried out in Seoul in order to clarify the preference and monetary value of four selected attributes. They are environmental performance, residents' health, home automation and increase of floor area. As a result, people showed high values in the order of health, environmental consideration, increase of floor area and home automation. Moreover, it was found out that MWTP for environmental performance and health are higher than market price. In addition, the group of high age and group of female showed high values for the reduction of CO₂ emission.
아파트 환경성능에 대한 소비자 선호의 한일(韓日) 비교연구

The purpose of this study is to determine consumer preferences for the environmental performance of residential buildings by using ranking method and conjoint analysis. Second is to identify consumers’ monetary value through Marginal Willing to Pay. Third is to compare the results of Korea and Japan. A survey was conducted in Seoul, Korea and in Fukuoka, Japan to clarify the preference and monetary value of four selected attributes representing environmental performance. These are reduction of annual heating cost, reduction of CO2 emission, reduction of chemicals emission and home automation. Based on ranking method, reduction of annual heating cost was most preferred and home automation was least preferred in both countries. Based on conjoint analysis, MWTP for four attributes were estimated higher in Japan. In Korea, re-calculated MWTP values corresponding to level 3 were higher than market prices except for home automation, and in Japan, re-calculated MWTP values corresponding to level 3 were higher than market prices except for reduction of CO2 emission. These result can be practically used as basic data in selling houses.
