        청주시 행정구역 통합이전과 이후의 근린상가 매매가격 변화에 관한 연구

        The purpose of this study was to indentify the changes in neighborhood commercial building before and after the integration of Cheongju City. The study examines and anaiyzes how the neighborhood commercial building price affects and what variables affect the price decision factor. The multiple regression analysis method was used to identify and build characteristic variables that affect the price model of nearby shopping malls before and after the integration. Statistical program for the analysis of the constructed model was analysed using SPSS 23.0. The results of this study identified the variables that had the greatest effect on the neighborhood commercial building price before and after the integration. 1) Before the integration of Cheongju City, the expansive side was shown as a variable of the number of years of trading in the floor. 2) After the integration of Cheongju City, the vast variables, the floor level, the distance from Hyundai Department Store, and the reorganization from Cheongwon-gun to Heungdeok-gu appeared as important variables. The important variables in common before and after the integration of Cheongju City were the vast side and the corresponding floor. We reviewed and analyzed what variables affect pricing factors. Factor variables are land characteristics. The model was classified into building characteristics, location characteristics, administrative district characteristics, and yearly trading characteristics, and analyzed using the Hedonic Price Model.

        근린상가 매매가격 결정모형에 관한 연구 : 통합청주시 행정구역 개편 이전과 이후를 중심으로

        The purpose of this study is to classify the land characteristics, building characteristics, location characteristics, and administrative district characteristics, and to determine the factors of the Neighborhood Commercial Building Transaction Price of integrated Cheongju city and the most important factors. Especially, we tried to understand how administrative reorganization affected the selling price of the neighborhood shopping district since the incorporation of Cheongju city (integrated in July 2014). As a summary of the study, the most important factors of the characteristics are the land price, the official land price, the square type (square type, the most type, the long type), and the vast aspect. The number of floors is the most important for the building characteristics, and the lower the floor, the higher the price of the street market. As the characteristics of location are closer to the distance from Hyundai Department Store, it is found that the selling price of the neighborhood shopping mall is higher. Finally, the change from Cheongwon-gun to Heungduk district was found to have a positive effect on the selling price of the neighborhood shopping mall. The implication of this study is that it is possible to grasp the price flow of the neighborhood shopping market due to the change of the administrative district before and after incorporating Cheongju city. This point is different from the previous research, and it is an important implication in understanding the neighborhood market of the integrated Cheongju city.

        지방도시지역의 공간구조 특성이 지가에 미치는 영향에 관한 연구 - 충청북도 청주시를 중심으로 -

CONTENTS (1) RESEARCH OBJECTIVES The purpose of this research is to derive important factor variables that the characteristics of urban spatial structure affect land value in Old-downtown and New-downtown of Cheongju city. And the effect of these factors on the fluctuation of the land price was investigated by classifying the derived factor variables into regional, individual, and stereoscopic factors. (2) RESEARCH METHOD This study employed the multi-regression analysis to achieve the major objectives of this study. (3) RESEARCH FINDINGS First, we can determine whether the characteristics of regional factors and individual factors and stereoscopic factors have a positive or negative impact on land price, Can be confirmed to what extent. Secondly, Seomundong and Namjudong, which have been suffering a decline of land in the price, are encouraging the source of driving force through redevelopment and reconstruction of the city center, and Bungmunno-1ga and Nammunno-2ga, which affect land prices, should continue to grow and develop as commercial functions. 2. RESULTS The results were significant at the 99% confidence level is Bungmunno-1ga and Nammunno-2ga of old-downtown, it has influenced the positive (+). On the other hand, Seomundong and Namjudong, while significant at the 99% confidence level showed that the effect of negative (-). In addition, it is analyzed that land price is affected in order of general commercial area of use area, middle area of road junction, and middle area of each side. 본 연구의 목적은 청주시 원도심․신도심의 도시공간구조 특성이 지가에 영향을 미치는 요인 변수를 도출하고, 도출된 지역적 요인, 개별적 요인, 입체적 요인 등이 긍정적인 영향(+)을 미치는지, 부정적인 영향(-)을 미치는지 연구하였다, 또한 지가에 영향을 미치는 변수는 어떤 변수인가를 살펴보았다. 그리고 본 연구의 핵심적인 원도심․신도 심의 차이를 분석하여 비교 설명 하였다. 분석 결과, 원도심의 북문로 1가, 남문로 2가는 99% 신뢰수준에서 유의하였으 며, 정(+)의 영향을 주었다. 이는 개별공시지가와 실거래가의 현황이 청주시에서 가장 높은 지역이고, 상권이 제일 활성화된 곳으로 주변 지가에 대한 영향력이 강하다. 반면, 서문동과 남주동은 99% 신뢰수준에서 유의하면서 부(-)의 영향을 준 것으로 나타났다. 이는 과거에 입지했던 고속터미널 이전과 활성화 되었던 주변상가의 쇠퇴와 더불어 현재는 침체된 재래시장과 대부분 상업기능이 상실한 주거기능으로서 역할을 하고 있어 지가 하락 영향을 반영한 것으로 분석된 다. 또한, 개별적 요인 변수인 용도지역의 일반상업지역, 도로접면의 중로각지, 중로한면 순으로 지가에 영향을 주는 것으로 분석되었다.

        어븀:이터븀:유리 마이크로칩 레이저를 이용한 단펄스 거리측정기 설계

        We present a passively Q-switched monolithic Er:Yb:glass microchip laser developed in our lab. The microchip laser can produce pulses at 1535 nm of the 'eye-safe' wavelengths with the pulse energy of 50 uJ and the pulse width of 4-6 ns. Using the laser we also designed and developed a pulsed Er:Yb:glass microchip laser rangefinder. Expressions for background and signal power, noise, and signal-to-noise ratio are reviewed. A computer simulation was used to optimize laser power, receiver aperture, and preamplifier bandwidth for the efficient system design of the laser rangefinder. Experimental results are presented to compare with the theory.
