업무지원시설의 특성이 서울과 경기도 지식산업센터 분양가격에 미치는 영향

본 연구는 업무지원 시설 특성이 서울 및 경기도 지식산업센터 분양가격에 미치는 영향에 대하여 분석하는 것을 목적으로 하고 있다. 경기 변화에 민감한 지식산업센터는 일률적인 개발 방식보다 차별화된 요인들을 적용하여 분양 매출을 높여야 하며 특히, 업무지원시설의 필요성이나 지원 정도에 따라 분양 수익에 긍정적 혹은 부정적 영향을 미칠 수 있기 때문에 공급자는 해당 요인을 중점적으로 고려하여야 한다. 이에 본 연구는 2016년부터 2021년까지 분양승인이 결정된 지식산업센터 7,180개 호실을 대상으로 독립표본 t 검정 및 다중회귀분석을 사용하여 권역 및 입지, 건물, 호별, 시기 특성 모두 분양가격에 유의한 영향을 미쳤다는 결과를 도출하였고, 업무지원 시설 면적과 상업시설 비율이 높을수록 분양가격에 긍정적인 요인으로 작용한다는 점을 밝혀냈다. 본 연구를 통해 업무지원시설과 상업시설 비율이 적절하게 조합될 수 있다면 입주기업들의 생산성 및 업무 효용성을 증가시켜 분양 수익 향상으로 이어질 것이고 향후 국가 주도 산업도시 개발 정책 수립 시 입안 요소 중 하나로 고려될 수 있다는 점이 의의라 할 수 있다. The purpose of this study is to analyze the effect of the characteristics of business support facilities on the sales price of knowledge industry centers in Seoul and Gyeonggi-do. For this study, the characteristics of regions, locations, buildings, individual units, timing, and business support facilities are used as independent variables, and the sale price of the Knowledge Industry Centers is used as the dependent variable. This study analyzes 7,180 units of the Knowledge Industry Centers using the multiple regression analysis. As a result, It is found that the higher the area of business support facilities and the ratio of commercial facilities, the more positive factors affect the sale price. Therefore, if the ratio of business support facilities and commercial facilities can be properly combined, it will increase the productivity and work efficiency of tenant companies, leading to the improvement of sales income.

Recently environmental regulations are getting strengthened. Due to this regulation trends, reducing pollution and energy consumption technologies are being actively developed. One of the techniques for reducing energy consumption is lightweight technology, it can reduce energy consumption and studied in various fields. Lightweight technologies also can important things to achieve high speed rail. So in this paper, to contribute to reduced emissions and weight reduction of train, make a target to train doors for 2 percent of the total weight of train and door are reduced by change material. And computational simulation will be implemented and evaluated whether the conditions are satisfied.
고정밀 DC 측정용 어플리케이션을 위한 Capacitively-Coupled Chopper Instrumentation Amplifier

In this paper, we describe a high precision and low power capacitively-coupled chopper instrumentation amplifier (CCIA) for DC measurement application. A positive feedback loop (PFL) is implemented and analyzed to boost the input impedance. Also a technique to remove a Wheatstone bridge sensor’s offset is implemented and introduced in this paper. The circuit is designed in a 3V 0.13 μm CMOS process, and designed sensor’s offset cancellation range is 256mV with 2mV LSB. High gain accuracy and 3 μVrms input referred noise is achieved and these are verified with simulation.

While many domestic studies have been focused on railway safety matters, there are only few studies focused on Obstacle Deflector which is installed at the front side of railway cars to remove dead animal bodies, trees, or other small obstacles. A new tension-based obstacle deflector suggested in this study is aimed at supplementing the weaknesses of previous removal devices such as unstable load application and uneven energy absorption which are mainly caused by the compression and bending-based system. For the new obstacle deflector, the Finite Element Model is composed through Hypermesh and numerical analysis through LS-DYNA.

This paper concerns an obstacle deflector for a front car of a train. Obstacle deflectors are intended to deflect small to medium sized items of debris from track to reduce the risk of derailment. Associated standards for design requirements of obstacle deflector are provided in EN15227, Railtrack Gruop Standard GM/RT2100 and Korean Railway Safety ACT. Based on these standards, this paper discusses some of the operational and functionality issues with the design of energy absorbing device and shape of obstacle deflector.
