      • 수정 Huff 모형을 이용한 SSM 입점 피해반경 및 피해율 산정에 관한 연구

        Recently, large retail enterprises are growing rapidly while small ones are stagnating. Thus, conflicts between the two groups become severe as the number of SSM(Super-Super Market) of large enterprises increases in areas where small retail stores are dominant. In order to resolve these conflicts through the 'Systems on Limiting the Business of Large Enterprises(SLBLE),' it is not easy to appraise damages of small retailers by a new SSM store. The relevant data and studies on the extent and ratio of damage in sales and on proper appraisal method are all rare. The area of empirical analysis located in east side of Seoul is chosen among those areas decided by SLBLE Arbitration Proposals. With data on damages collected through questionnaire survey and appraisal, reasonable range and ratio of damage in sales of existing stores are drawn by a modified Huff model. Two important findings are derived through these analyses. First, the range of damage of a 300-meter radius from the SSM is reasonable in this area. Second, the difference in damage ratios calculated with a modified Huff model and with appraisal turns out to be 4.4 percent points. This results could be utilized as one of the useful guidelines when range and magnitude of damages are estimated under SLBLE or appraisal situation.

        광평수토지의 공시지가 증감여부에 대한 연구

        일반적으로 토지의 단위면적당 가격은 토지의 규모가 증가할수록 일반적인 규모의 토지보다 낮아진다고 생각한다. 토지의 면적은 부동산학의 주된 토픽 중 하나임에도 불구하고 대부분의 실증연구들은 독립변수의 하나로만 분석한 연구가 대부분이었다. 본 연구는 광평수토지의 기준과 광평수에 따른 가치변화가 존재하는지, 있다면 어떻게 영향을 미치는지를 분석하는 것을 목적으로 한다. 이를 위해 먼저 2015년 기준 충남 7개 군지역의 단독주택 표준지공시지가를 기준하여 광평수토지의 광평수 요인이 지가에 영향을 주는지 여부를 회귀분석을 통해 확인하였다. 그 결과 면적이 증가함에 따라 단위면적당 지가가 감소하다 특정 면적을 기준해 상승함을 증명함으로써 광평수요인이 가격에 긍정적인 영향을 줄 수 있음을 증명하였으며, 감정평가나 토지거래 시 참고자료로 활용될 수 있음을 기대한다. People mostly think that the unit price of large land is lower than regular sized parcel. Although the land price has been one of the main topics of real estate research, most of the empirical researches have hypothesized that plot size would appear to be merely an incidental factor in explaining land price in Korea. The purpose of this study is two fold : (1) to investigate the relationship between land prices and parcel sizes in rural markets and the presence of the price changes in large parcels of a single family house, if it is significant, (2) to examine the degree to which the changing point varies. This research is empirically tested through multiple regression analysis using the public notification system of land price(per ㎡) from 2015 Chungchungnamdo 7 counties. The results statistically reveal that the unit value of large land parcel increases as parcel size has increased. This study has the potential in providing highly useful information to appraisers or land buyer/seller.

        프랜차이즈 커피전문점의 입지특성이 매출액에 미치는 영향 분석

        In general, coffee shop franchises are similarly decorated and produce similar taste, but the sales of the shops are different from each other. This study examined such differences focusing on locational characteristics. The characteristics of 117 coffee shop franchise in Seoul, Korea were examined in a hedonic price model to predict the sales. Results showed that four locational characteristics (the number of pubs, the number of transportation facilities, locating in huge superstores, locating in huge facilities) were statistically significant. Especially, when coffee shops were in huge superstores (including wholesales and department stores), the sales were 17.1% higher than others. In addition, when coffee shops were located in huge facilities (including general hospitals, sports complexes, airports), the sales were 16.1% higher than others. The results of this study are expected to provide helpful tips for coffee shop franchises and preliminary founders to figure out beneficial locations with higher sales.
