      • 그린 리모델링에 대한 인식과 방향에 대한 고찰

        The recent international focus on the environment has resulted in eco-friendly “green buildings” emerging in the construction industry. Green remodeling has been used in South Korea to address the energy crisis and to mitigate greenhouse gas emissions. The government aims to reduce greenhouse gas emissions by pushing for green renovation that improves buildings’ energy performance. The purpose of this study was to investigate consciousness about green remodeling and suggest trends in green remodeling through a literature review and user survey. The results indicated that respondents did not fully recognize the concept and current policies in the field of green remodeling. Green remodeling can offer energy and management cost savings in the field of housing construction. Most respondents took a positive view of the effectiveness and future prospects of green remodeling. Respondents were very interested in electric energy and natural light and considered natural lighting, insulation, and solar powered heating as important elements for current green remodeling practices. We suggest the following. First, information and public relations offerings about green remodeling are needed to raise awareness regarding the importance of green remodeling for the public as well as for experts. Second, green remodeling needs to be actively applied to both private construction and public construction. Thus, green remodeling guidelines should be developed according to buildings’ purpose, size, and form. Finally, the effectiveness of green remodeling elements is influenced by user behavior, so there is a need to educate residents about energy saving methods and equipment use. This study is expected to serve as a basis for future pilot projects for green remodeling of housing.

        The Green-Remodeling Certification is a part of the Green Standard for Energy and Environmental Design(G-SEED). It aims to raise the public awareness of Green-Remodeling and to reduce greenhouse gas emissions by improving the energy performance of existing buildings. Therefore, the government has added Green-Remodeling evaluation system to the G-SEED since September 1, 2016. However, the Green-Remodeling Certification doesn"t have systematic and objective indicators, and the certification status is very low because it lacks the certification system and is not reflected in the policy and market situation such as the green remodeling interest support project which the government is promoting. Therefore, first of all, this study will analyze the status of green remodeling certification standards and draw out the problems. In addition, tis study is going to the improvement direction of the criteria of management, the detailed evaluation standard and the evaluation method are set up for the Green-Remodeling actively. As a result, this study will be utilized as the basic data on the improvement plan of the Green Remodeling Certification System.

        그린리모델링을 통한 제로에너지건축물 본인증 취득 사례건물의 에너지성능 평가

        As green remodeling was selected as one of the top 10 tasks of the Korean version of the Green New Deal, the “public building green remodeling project” is in progress. Currently, research on technology applied to green remodeling and energy performance improvement accordingly are being conducted in various fields, but it is difficult to find a case of energy performance improvement comparable to zero energy buildings. Therefore, this paper introduces the first case of acquiring the zero-energy building certification as the “public building green remodeling project”, and by comparing and analyzing the applied technology and the energy performance with the performance before remodeling, confirmed the energy-saving effect and the possibility of achieving zero-energy buildings through green remodeling. Various passive and active design techniques were applied to the target building. Through this, the energy consumption of 49.10% was reduced compared to before remodeling. An additional 40.58% of energy consumption was reduced through the new and renewable energy technology, and the Energy Self-Sufficient Rate was 79.27%. The target building acquired 30.3 kWh/m²·y of primary energy through green remodeling and obtained the building energy efficiency rating 1+++ grade and the zero energy building 3 grade. As a result of the application of passive, active, and renewable energy technology elements compared to before remodeling, annual energy prices were reduced from 6,617,136 won/year to 935,523 won/year, reduced 5,681,613 won/year.

        공공건축물 그린리모델링 사전조사의 수행과정 및 활용에 따라 발생되는 장애요인 진단

        As Government endeavor to accomplish NDCs, discussion of green-remodeling (GR) which main reduction policy of greenhouse gas emission for old buildings stoke is also activated. To integrate green remodeling into private housing market, in green-remodeling project, early stage that judge whether green-remodeling is proper to old building is important. The purpose of this paper is that present hindrance during the early stage of green-remodeling project. For this, error issues related to pre-audit and its application are extracted from the results of public green remodeling project that have been operating by the Ministry of Land, Infrastructure and Transport since 2020. The issues are classified depend on work phase, and then reclassified by influence factors modified from HFACS. As a result, planning green-remodeling phase is the most controversial phase for all of work flow, and systematic factor is recognized as the most influential factor to hinderance issues. To smooth proceed of green-remodeling project, these are need to; 1) schedule whole project progress as consider existence or nonexistence of blue-print, 2) make purpose of construction programming clearly. Additionally, collaboration public management in local government and resident’s understanding of green-remodeling are required.

        노후 보건소의 그린리모델링을 통한 에너지 및 탄소배출 저감효과 분석

        Green-remodeling is to improve the energy performance of existing buildings that have been aged for more than 15 years since completion. In order to achieve the national greenhouse gas emission reduction plan in the building sector, it is necessary to analyze the carbon reduction effect by considering the internal carbon emissions that may occur during green-remodeling of old buildings. This study analyzed the effects of energy reduction and carbon emission reduction when green-remodeling was applied to old health centers constructed in 1992. When applying green-remodeling, the carbon emission reduction effect considered the embodied carbon emission of the improvement items and the carbon emission at the building operation stage. When applying green-remodeling to existing buildings, energy consumption was reduced by 39.3%, and carbon emissions were reduced by 48.9% after 27 years of greenremodeling. In order to reduce carbon emissions, it was important to apply a renewable system as an item to improve the performance of green-remodeling. In particular, it was confirmed that it is very important to consider the photovoltaic system as a top priority for the carbon emission reduction.

        탄소중립 목표 달성을 위한 그린리모델링 활성화 방안에 관한 연구 - 광명시 사례를 중심으로 -

        Green remodeling proposed in the Korean New Deal is a project to build or remodel eco-friendly and energy-efficient buildings using renewable energy facilities and high-performance insulation for public buildings. The government intends to achieve the carbon emission reduction target by conducting green remodeling. Major overseas cities that conduct green remodeling are actively promoting technology support and promotion along with energy performance evaluation according to building characteristics, subsidies for private revitalization, and tax benefits. With this background, the analysis of the current status and problems of the green remodeling project was performed and the Activation factors of Green Remodeling were derived from survey results. This study suggested strategic measures such as a participation of civil society, promotion, and priority selection of administration and policy measures such as a leading role of the public sector, expanding support for the socially underprivileged, and financial support and tax benefits. And this study results are expected to be utilized as basic data to promote the green remodeling project.

        시나리오 기반 그린리모델링 공사비 추정 모델 개발

        In this study, to develop a scenario-based green remodeling construction cost estimation model, green remodeling work types and processes were analyzed, and a scenario-based green remodeling construction cost Database was established. To estimate the green remodeling construction cost, the unit cost required for construction was derived, focusing on the core work types of green remodeling, such as insulation, windows, lighting, facilities, and renewable energy, and through this, a database was established for each work type, based on which green remodeling is operated. A construction cost calculation model was developed.

        Green Remodeling has the purpose to reduce the energy consumption of the building through thermal insulation, high-performance windows, and air tightness. For this study, two building models are built, which is called Baseline Building and Green Remodeling Building. Windows, thermal insulation, and the air tightness are installed in the order named to the Green Remodeling Building and tested their influences to the indoor thermal environment. Besides the mentioned Green Remodeling Elements, the thermal mass is used, which do not belong to Green Remodeling. Through this study, it is proven, that the green remodeling elements contribute to making the indoor environment constant.

        그린 리트로핏 프로그램을 이용한 소규모 공공 건축물의 리모델링 전후 에너지 성능분석

        Energy performance evaluation before and after gree remodeling is important for effective green remodeling, and analysis tools and programs are used for this. This study aims to develop programs and verify performance that can be easily used by users without expertise, can be applied to non-residential buildings, and can support accurate energy performance analysis and decision-making during green remodeling. For accurate energy analysis, EnergyPlus, a verified energy analysis program, was installed inside the program as an analysis engine. The user mode may be divided into a general user mode and a professional user mode. In addition, the input method was optimized using a database. The energy analysis performance was verified by comparing the simulation results of the program developed for buildings that have been actually remodeled with the simulation results of EnergyPlus. As a result, there was an error of 4.7% in annual energy use before green remodeling and 8.9% in annual energy use after green remodeling. It is suitable for evaluating energy usage before and after actual green remodeling. However, it seems that there is an error in energy performance analysis due to differences in the process of modeling the shape of a building. Therefore, it is necessary to supplement and improve the program by conducting verification on buildings of various sizes and shapes in the future.

        에너지 성능, 경제성, 사용자 선호도를 고려한 그린리모델링의 우선 적용기술 도출 방안에 관한 연구: 국공립어린이집을 대상으로

        본 연구에서는 2022년 공공건축물 그린리모델링의 신청 대상 중 국공립어린이집을 대상으로 현장 방문을 통해 자료를 수집하고 대상 건물의 에너지 성능 개선 효과와 경제성을 평가하였다. 또한, 에너지 성능, 경제성, 사용자 선호도를 종합적으로 고려하여 그린리모델링 우선 적용기술을 도출하였다. 그 결과는 다음과 같다. (1) 자료 수집 결과, 2022년 공공건축물 그린리모델링의 국공립어린이집은 냉․난방기의 개선이 가장 많이 필요한 것으로 확인되었고, 창호, 벽체단열, 바닥단열, 문, 지붕단열, 보일러, 환기장치, 조명, 태양광 순으로 확인되었다. (2) 그린리모델링을 통해 에너지 요구량은 평균 30%, 1차 에너지 소요량은 평균 31% 절감되는 것으로 분석되었다. (3) 국공립어린이집의 그린리모델링 투자비는 평균 342,851,724원, 편익은 평균 2,147,523원으로 산출되었다. 이를 통해 순현재가치로 경제성 평가를 진행한 결과 평균 순편익이 -229,592,867원이었고, 대부분 그린리모델링으로 인해 순편익이 발생하지 않는 것으로 분석되었다. 이는 건물의 내용연수동안 투자비 회수가 불가능하다는 의미이다. (4) 에너지 성능, 경제성, 사용자 선호도를 종합적으로 고려하여 그린리모델링 우선 적용기술을 도출한 결과 태양광, 환기장치, 보일러, 창호, 단열, 냉․난방기, 조명 순으로 도출되었다. 그러나 자료 수집 중 국공립어린이집에 태양광 설치가 불가능한 경우가 많은 것으로 파악되어, 태양광을 제외하면, 환기장치가 1순위로 확인되었다. (5)에너지 성능, 경제성, 사용자 선호도를 종합적으로 고려하여 도출한 1~2순위 그린리모델링 우선 적용기술(환기장치, 보일러)을 사용한 경우와 그린리모델링 컨설팅을 비교한 결과 본 연구의 우선 적용기술을 사용한 경우 에너지 절감률 대비 낮은 투자비로 그린리모델링을 진행할 수 있는 것으로 판단된다. 본 연구의 공공건축물 그린리모델링의 에너지 분석과 경제성 평가를 통해 그린리모델링의 실효성을 파악할 수 있다. 따라서, 본 연구에서 제안하는 우선 적용기술 도출 방안을 통해 절감률 대비 낮은 투자비로 그린리모델링을 진행할 수 있음을 확인하였다. This study derived benefits of green remodeling technologies that can be utilized in public daycare centers. Energy simulations were performed using ECO2-OD. Economic feasibility was evaluated using net present value to analyze expected effects of green remodeling. As a result of the analysis, primary energy consumption was reduced by an average of 31%. The average net benefit was -229,592,867 KRW. The ranking of green remodeling technologies was derived by considering energy savings, economics, and user preferences. Their rankings were placed in the order of PV systems, boilers, windows, insulation, air conditioners, ventilation systems, and lighting. Applying green remodeling technology priorities established by this study will allow us to implement green remodeling with higher energy savings and lower costs than current green remodeling consulting results.
