The Hedonic Method in Evaluating Apartment Price: A Case of Ho Chi Minh City, Vietnam

The study examines factors affecting apartment prices in the real estate market of Ho Chi Minh City, Vietnam. The study uses primary data based on surveys of customers who have traded successfully, and collects transaction data from real estate trading companies that are the top investors in Ho Chi Minh City real estate market. The collected data include 384 observations in a total of 24 districts, detailing that each district surveyed on a minimum of four projects, each project carried out a survey on a minimum of four apartments. The survey collected 339 valid questionnaires for analysis and model testing. This study employs multivariate regression with the data of 339 observations. The research results reveal that five significant factors affect positively the price of apartments in Ho Chi Minh City - apartment area, toilet and bedroom, apartment floor, reference price, and apartment interior. Besides, there are three significant factors affecting negatively the price of apartments - next price trend, distance to city center, and potential building. From the results, the research proposes solutions in the pricing of apartments in the real estate market in Ho Chi Minh City - better information system, a real estate transaction index, and stricter management of small brokerage activities.

Objectives: The coronavirus disease 2019 (COVID-19) pandemic has increased the workload of healthcare workers (HCWs), impacting their health. This study aimed to assess sleep quality using the Pittsburgh Sleep Quality Index (PSQI) and identify factors associated with poor sleep among HCWs in Vietnam during the COVID-19 pandemic. Methods: In this cross-sectional study, 1000 frontline HCWs were recruited from various healthcare facilities in Vietnam between October 2021 and November 2021. Data were collected using a 3-part self-administered questionnaire, which covered demographics, sleep quality, and factors related to poor sleep. Poor sleep quality was defined as a total PSQI score of 5 or higher. Results: Participants' mean age was 33.20±6.81 years (range, 20.0-61.0), and 63.0% were women. The median work experience was 8.54±6.30 years. Approximately 6.3% had chronic comorbidities, such as hypertension and diabetes mellitus. About 59.5% were directly responsible for patient care and treatment, while 7.1% worked in tracing and sampling. A total of 73.8% reported poor sleep quality. Multivariate logistic regression revealed significant associations between poor sleep quality and the presence of chronic comorbidities (odds ratio [OR], 2.34; 95% confidence interval [CI], 1.17 to 5.24), being a frontline HCW directly involved in patient care and treatment (OR, 1.59; 95% CI, 1.16 to 2.16), increased working hours (OR, 1.84; 95% CI,1.37 to 2.48), and a higher frequency of encountering critically ill and dying patients (OR, 1.42; 95% CI, 1.03 to 1.95). Conclusions: The high prevalence of poor sleep among HCWs in Vietnam during the COVID-19 pandemic was similar to that in other countries. Working conditions should be adjusted to improve sleep quality among this population.

Purpose The current study aimed to use network analysis to investigate medical and health students’ readiness for online learning during the coronavirus disease 2019 (COVID-19) pandemic at the University of Medicine and Pharmacy, Hue University. Methods A questionnaire survey on the students’ readiness for online learning was performed using a Google Form from May 13 to June 22, 2021. In total, 1,377 completed responses were eligible for analysis out of 1,411 participants. The network structure was estimated for readiness scales with 6 factors: computer skills, internet skills, online communication, motivation, self-control, and self-learning. Data were fitted using a Gaussian graphical model with the extended Bayesian information criterion. Results In 1,377 students, a network structure was identified with 6 nodes and no isolated nodes. The top 3 partial correlations were similar in networks for the overall sample and subgroups of gender and grade levels. The self-control node was the strongest for the connection to others, with the highest nodal strength. The change of nodal strength was greatest in online communication for both gender and grade levels. The correlation stability coefficient for nodal strength was achieved for all networks. Conclusion These findings indicated that self-control was the most important factor in students’ readiness network structures for online learning. Therefore, self-control needs to be encouraged during online learning to improve the effectiveness of achieving online learning outcomes for students.
Two Lagrange Optimization Theory Based Methods for Solving Economic Load Dispatch Problems

The optimal generation dispatch problem with only one fuel option for each generating unit has been solved for many recent years. However, it is more realistic to represent the fuel cost function for each fossil fired plant as a segmented piece-wise quadratic functions. This is because of development of technology in thermal plants to reach maximum fuel save. Those units are faced with the difficulty of determining which the most economical fuel to burn is. This paper presents two effective methods for solving economic load dispatch problem with multiple fuel options. An advantage of the methods is to formulate Lagrange mathematical function easily based on the Lagrange multiplier theory. The proposed methods are tested on one test system consisting of ten generating units with various load demands and compared to other methods. The simulation results show that the methods are very efficient for the optimal generation dispatch problem with multiple fuel options

MoS2 nanosheets (NS) were directly grown on carbon nanofiber (CF) and employed as electrocatalyst for hydrogen evolutionreaction (HER). The structural, surface morphology and chemical composition of the nanocomposites were characterized byfield emission scanning electron microscopy (FE-SEM), high-resolution transmission electron microscopy (HR-TEM), energydispersiveX-ray spectroscopy (EDS), X-ray diffraction (XRD), and Raman spectroscopy. XRD and TEM-EDS measurementsshowed that the molybdenum oxide precursor was successfully transferred into MoS2 nanosheets. It was confirmed from FESEMand TEM images that NS was uniformly distribution on surface of the CF. The HR-TEM images disclosed that the NSwas formed perpendicular to surface of CF fibers via the MoS2 layers growth parallel to CF surface which act as interface. The HER current density was about 12 mA cm−2 at catalyst loading of only 60 μg cm−2 at -0.384 V (vs. RHE).

This paper proposes a new method for monitoring local voltage stability using the saddle node bifurcation set or loadability boundary in two dimensional power parameter space. The method includes three main steps. First step is to determine the critical buses and the second step is building the static voltage stability boundary or the saddle node bifurcation set. Final step is monitoring the voltage stability through the distance from current operating point to the boundary. Critical buses are defined through the right eigenvector by direct method. The boundary of the static voltage stability region is a quadratic curve that can be obtained by the proposed method that is combining a variation of standard direct method and Thevenin equivalent model of electric power system. And finally the distance is computed through the Euclid norm of normal vector of the boundary at the closest saddle node bifurcation point. The advantage of the proposed method is that it gets the advantages of both methods, the accuracy of the direct method and simple of Thevenin Equivalent model. Thus, the proposed method holds some promises in terms of performing the real-time voltage stability monitoring of power system. Test results of New England 39 bus system are presented to show the effectiveness of the proposed method.

<P>In this paper, we propose a distributed mobility robustness optimization algorithm to minimize handover failures due to radio link failures by adjusting time-to-trigger and offset parameters. According to the reason for failure, the algorithm classifies handover failure into three categories (too late, too early, and wrong cell), and simultaneously optimizes three handover parameters according to the dominant failure. Moreover, the algorithm considers handover failures to each neighboring cell and adjusts handover parameters individually. Via simulation, we show how the proposed algorithm adaptively optimizes the parameters and outperforms previous algorithms in various mobile environments.</P>

In this work, we study the magnetic properties of a CoFe/NiFe/PZT heterostructured nanocompositethat is affected by the strain in the PZT substrate when a voltage in the range from –250to 250 V is applied. An interesting electric-voltage-controlled magnetic anisotropy, with a relativeincrease in magnetization up to above 100%, is observed. This brings a new challenge to operate alow-power-consuming spin electronic device. We also utilize a theoretical model based on interfacecharge-mediated and strain-mediated magnetic-electric coupling to understand the change in themagnetic properties of the investigated material.
