        본 연구는 베이비붐세대가 은퇴 이후에 주거를 선택함에 있어서 선호하는 특성과 이에 영향을 미치는 요인, 그리고 이들의 주거공간에 필요한 유비쿼터스 시스템을 파악하여 이들이 가장 원하는 입지에 가장 선호하는 주거공간에 가장 필요로 하는 편의시설을 갖춘 주거공간을 적정하게 공급하고자 함과 이들의 주거안정을 위한 정책적 대안제시를 목적으로 하였다. 이에 본 연구에서 의미 있는 결과를 보인 주택의 유형과 적정한 규모, 그리고 지역과 주거입지선택에 있어서의 고려요인, 유비쿼터스 시스템 등을 정책입안과 집행 시에 참고할 것을 제안하고자 한다. In this study, after the retirement of the baby boom generation is selected as the preferred residential properties and affecting variables, and their living space they needed to identify the ubiquitous system in the desired position on the most preferred residential area most in need the hotel features a living space you want to be fed properly and for their housing stability for the purpose of policy options were presented.         오피스 임대료와 관리방식 결정요인 분석

        This study analyzes the determining factors of rental rate - the primary income source of the office buildings, focused in Seoul city area and proves the importance of management process (professional management) among all those factors. This also intends to analyze what factors are used to determine the proved important management process. It draws several factors affecting the decision of rental rate, through the analyzed results from the three Multiple Regression Analysis models. It proves that the most important factor is the management process and that professional management rather than self management is more effective in increasing office rental rate. Based on this, it analyzes how the proven management process(professional management) is determined by what factors, by conducting Logistic Regression Analysis. It identifies that gross area, ages of building, ownership entity, number of elevators, the lease exchange rate and parking space are important factors of determining management process. That is to say, there are high odds of selecting over self management process. That is to say, there are high odds of selecting over self management with bigger gross area, corporate of selecting self management over professional management with more ages of building and high the lease exchange rate, which are negative factors.

        본 연구는 서울시를 중심으로 오피스의 주 수입원인 임대료에 대한 결정요인을 분석하여 어떤 요인에 의하여 임대료가 결정되어 지는가를 다중회귀모형을 이용하여 분석하고자 하였다. 그 결과 서울지역 오피스 임대료를 결정하는 요인은 연면적이 넓을수록, 전용율과 지상층수는 높을수록, 승강기는 많을수록, 관리방식은 전문 관리를 선택할 수록 임대료에 (+)영향을 미치고, 환산율과 공실률은 높을수록 (-)영향을 미치고 있다는 것을 확인할 수 있었다. By analyzing the factors of rent fee determination from economic perspective, I tried to find out how to improve the rate of return, which will lead to the rise of property valuein the end. To summarize the contents, the main factors affecting positive effects on rent fee of office building in Seoul are : bigger size higher building efficiency ratio, higher floor, more numbers of elevators , professional management system. On the other hand, as the deposit basis leasing exchange rate and vacancy rate are higher, the fee of office rent will go down. As office building market is gaining greater visibility and interest as the potential investment market from investors, researching on the factors that contribute to gain higher profit will be utilized for investors when they determine the investmenton the office building.

        서울시 오피스빌딩 관리비 결정모형 연구

        1. CONTENTS (1) RESEARCH OBJECTIVES The purpose of this study factors affecting the management cost of office building, this research is intended to lead to statistical regression and analyze correlation among these factors. (2) RESEARCH METHOD This study was progressed documentary survey in parallel with data research and demonstrative analysis. Demonstrative analysis analysed the factor that decides management cost standard(level) of office building the physical geographical and regional feature factors by using Multiple Regression Analysis techniques applied to Hedonic Price Function. (3) RESEARCH FINDINGS In the results of the survey, the management expenses of office building is determinated by not only a certain factor but also (in)directed affection of many factors around the office. Among the rest. It appear that total floor area, private use rate, rent, management process, house and so on have an great effect on it. 2. RESULTS This study was result of analyzing the factor that affects the formation of cost required in management of office building located in seoul, we conclude that to total floor area, private use rate, rent, management process, house are important factors. So it acts plus-effect factors on decision of office-building management expenses. Therefore we assure that the more we chose wide total floor area, private use rate, rent, the high level of house and sepcial management process, the higher office-building operating expenses is.

        아파트형 공장의 입주 동기는 편리한 교통접근성이 가장 높은 비중을 차지하고, 인력확보 용이와 정주여건, 정부의 정책지원 등이 입주결정에 중요한 고려대상인 것으로 분석되었다. 또한, 사업운영측면의 종합적 만족도는 3.36(5점 척도 중)으로 부동산투자측면의 종합적 만족도 2.92보다 상대적으로 높은 것으로 나타나 공장입주자 들은 부동산투자측면 보다는 사업운영의 필요에 따라 아파트형 공장을 선택한 것으로 추측되었다. This study is the result of this study, there are needs to put stress on the support from government policy, the manpower secure, the exchange of their technique among the occupied firms and the ease of cooperation and the main factor of factory prices. Especially, the exchange of their technique among the occupied firms, the ease of cooperation and the main factor of factory prices which marked as low satisfaction need to push ahead by the special plan in next.

        고령사회에 대응한 노인주거정책에 관한 소고

        본 연구는 노년기 삶의 질을 높일 수 있는 노인주거문제 해결을 위한 종합적이고 체계적인 정책개발이 절실한 시점에 노인주거문제에 대한 선행연구와 문헌조사, 인구 및 주택통계조사등 각종 통계자료를 중심으로 노인주거시설에 대한 이용분석을 통하여 문제점을 파악하고, 이와 관련한 제도와 정책에 대한 향후 방향을 제시하고자 하였다. The ultimate goal about Residing policy on aging is that we help every older people spend their remaining years in peace and comfortable, and received the residence service But Residing policy on aging in Korea is very low level to meet this goal. so the urgent question we need is a complement about this policy. In order to solve this problem, we suggest some tips. First, It is required to change the recognition of the people about Residing policy on aging. we need public relations and a change of recognition that can take off a bad impression. Secondly, we need legal systematization and effectiveness for Residing policy on aging. Thirdly, It is necessary point of time that we need political consideration you can use facilities with a small amount of money with various tax privileges and wide finance supports about Residing policy on aging.

        부동산정책이 주택가격에 미치는 영향연구

        1. CONTENTS (1) RESEARCH OBJECTIVES This study and the government's housing policy analysis, the correlation between home sales price index for the future housing policy is aimed to propose. (2) RESEARCH METHOD The study was method of regression analysis of time series analysis using the model housing-related policies and macroeconomic variables and examines the impact on housing prices. Analysis tools in Microsoft Office Excel 2007 and SPSS 20 statistic analysis of the technical tools such as correlation analysis and hierarchical regression analysis with dummy variables was performed through a technique. (3) RESEARCH FINDINGS Regression analysis, the greatest impact on housing price index of leading economic factors, and then by the Korea Composite Stock Price Index, bond yields were analyzed in order to be influenced. 2. RESULTS Real estate price index of government policy as managing Composite Leading Indicators Index, accompanied by the development of a comprehensive index, and the trailing composite index of housing prices in advance and anticipate and respond to the need for appropriate housing policy is leading.

        베이비부머의 주거선호를 고려한 주거정책방향 연구

        우리나라는 급격한 고령화와 인구구조 변화로 인해 고령사회를 미쳐 준비도 하기 전에 심각한 사회문제로 대두되고 있다. 특히 베이비부머들 중에는 아직 노후를 준비하지 못한 채 은퇴를 맞게 되어 사회적 부담으로 작용하는 경우가 많을 것으로 예상되나 정부조차도 이들의 노후대비에 대해서는 정책적 접근조차 이루어지지 못하고 있는 것이 우리의 현실이다. 이에 본 연구는 베이비부머들의 주거선호도를 조사하여 이들이 은퇴 후 선호하는 주거의 입지, 입지선택시 고려하는 주요항목, 주택의 유형과 규모, 주거정책의 방향을 분석하여 베이비부머의 향후 주거문제를 해결하기 위한 공급측면의 주택정책 방향을 제시하고자 하였다. Nowadays, drastic ageing trend and rapid demographic changes have become the most important issue in Korea for the absence of the provision on the aged society. On account of the social issue on ageing, especially the baby boomers have difficulty preparing for later life after their retirement due to this social issues. The fact is that the government have yet prepared for the policy on the provision of the public s later years in spite of these severe social problems. Accordingly, the purpose of this research on the housing shortage is to suggest the direction for the housing policy in the aspect of supply after researching the dwelling preferences for baby boomers in order to ease the housing problem.. That is, this article suggests you the solution by analyzing the baby boomers preferred site for settlement after their retirement, main considerations on selecting the place for living, the type of the house and the size of the house.
