토지신탁의 신탁만족도에 관한 연구 - 차입형 토지신탁을 중심으로 - = A Study on the Satisfaction of the Trust in the Land Trust - Focused on the Borrowed Land Trust -

In this study, the factors affecting the level of satisfaction were found in people with experience using borrowed land trusts to seek ways to activate the borrowed land trust later. Research models were set up and multiple regression analysis performed by analyzing the factors affecting the degree of trust satisfaction through the existing prior study on the borrowed land trust, the theoretical review, and the interview with the professional group. The analysis showed that the characteristic variables affecting the level of satisfaction of the borrowed land trust are stability factors, reliability factors, convenience factors, rapidness factors, and fairness factors. In addition, the reliability factors were found to be the most influential factors affecting the degree of trust satisfaction, followed by the factors of rapidness, convenience and stability. The implications for promoting the borrowed land trust based on the analysis results are as follows : First, as the reliability factors show a high level of satisfaction with the trust company, it should focus on enhancing its perception of the trust company's brand and reputation, and on ensuring its compliance with the trust contract terms and conditions. Second, since the factor of rapidness have a significant impact on the level of trust satisfaction, it is necessary to consider improving the continuous procedures for making quick and reasonable decisions on the decision to buy a borrowed land trust and to proceed with the project. Third, if the trust company had focused on quantitative growth amid the booming real estate market and the increase in development demand, it would introduce a specialized workforce training system to enhance the professionalism of the borrowed land trust, a major beneficiary of the trust company. Lastly, efforts will be made to maintain close relations through continuous sharing of knowledge and information with borrowed land trust clients.

국문 초록 (Abstract)

본 연구는 차입형 토지신탁을 이용한 경험이 있는 자들을 대상으로 차입형 토지신탁에 대한 신탁만족도에 영향을 미치는 요인들을 파악하여 추후 차입형 토지신탁의 활성화하기 위한 방안을 모색하고자 하였다. 차입형 토지신탁에 대한 기존 선행연구와 이론 검토 및 전문가그룹 면접조사를 통해 신탁만족도에 영향을 미치는 요인을 분석하여 연구모형을 설정하고 다중회귀분석을 수행하였다. 분석결과 차입형 토지신탁의 만족도에 영향을 주는 특성변수는 안정성 요인, 신뢰성 요인, 편리성 요인, 신속성 요인, 공정성 요인이 영향을 주는 것으로 나타났다. 또한, 신뢰성 요인이 가장 높게 신탁만족도에 영향을 미치는 요인인 것으로 나타났고 그 다음으로 신속성 요인, 편리성 요인, 안정성 순으로 나타났다. 분석결과에 의한 향후 차입형 토지신탁 활성화를 위한 시사점은 다음과 같다. 첫째, 신뢰성 요인에 대한 만족도가 높게 나타나므로, 신탁회사의 브랜드와 평판에 대한 인식 향상 및 신탁계약사항 준수여부 점검 철저 등 신뢰성 제고에 중점을 두어야 하며. 둘째, 신속성 요인이 신탁만족도에 크게 영향을 미치므로 차입형 토지신탁 수주결정 및 사업진행에 신속하고 합리적인 의사결정을 위한 지속적인 절차 개선을 고려할 필요가 있다. 셋째, 그 동안 부동산 경기호황 및 개발 수요 증가에 따라 신탁회사가 양적 성장에 중점을 두었다면, 신탁회사의 주요 수익권인 차입형 토지신탁의 전문성 향상을 위해 전문인력 양성을 위한 교육시스템 도입이 필요하다고 판단된다. 마지막으로 차입형 토지신탁 의뢰 고객과의 지속적인 지식과 정보공유 등을 통한 친밀관계 유지를 위한 노력도 필요할 것으로 판단된다.
