        Walking in city space allows, unlike other transportation closely connected with the pedestrian area, to allow people to experience the most vivid places of the city and the area.         도시개발 프로젝트에 대한 보행 흐름 예측 모델 개발

        In these days, it becomes very important that walking is not only a way of moving, but also works as a role vitalizing an urban structure and a regional economy. Pedestrians respond diversely and irregularly according to their purposes of walk and one’s gender and age. For this reason, pedestrian flow prediction carries an important meaning. Several attempts lately have been made to predict pedestrian movement, however, most of them are confined to geometrical structure of a space. In addition, as agent modeling system is used, it becomes possible to reflect varying patterns of actual pedestrians, but it still stays in an experimental phase. Thus, this research attempts to develop an agent modeling system reflecting fluid patterns of pedestrians and applicable to an actual urban-development project. Through this attempt, it is expected to enable to plan appropriate pedestrian environment in urban development project. Furthermore, it can be used to improve a pedestrian environment of an existing urban structure.

        Globally, discussions on countermeasures to climate change are ongoing, and the environmental problems caused by climate change are serious, such as the announcement of a carbon-neutral strategy in Korea. In order to overcome the residential environment crisis and build a city management system with urban resilience, it is necessary to establish a spatial plan in environmental, social and economic aspects beyond low carbon. One possible way to solve these urban problems is the Eco District, which is being promoted in several cities in the United States. It is an eco-district construction concept proposed by the non-profit organization PoSI (Portland Sustainability Institute), and a certification system has been established and operated. It is an urban management model that comprehensively considers the software aspects, such as the improvement of the physical environment in terms of hardware, the management and operation of the residential environment centered on the local community, and the operation of programs for community formation. Therefore, in this study, after considering the concept of the Eco District certification system, each sector plans for Capitol Hill EcoDistrict, Lloyd EcoDistrict, MillVale EcoDistrict, and The SW EcoDistrict among the cases where the system is applied to operate urban space as an eco-district. We would like to analyze the methods and their effects. Through this, we intend to present implications as a sustainable regeneration strategy that flexibly responds to global characteristics and regional challenges in various urban environments.

        일본의 민간개발 유도형 도시재생정책의 제도적 특징과 활용에 관한 연구

        일본의 도시재생은 하락된 부동산의 가치를 높임으로써 도시를 부흥시키는 개념으로 이는 기존 도시계획 체계 속에서의 관련제도의 활용과 특별법의 성격으로 제정된 도시재생특별조치법에 의해서 이루어진다. 도시개발제제도는 동경도의 이러한 정책을 일컫는 용어로, 4개의 세부제도와 도시재생특별조치법을 근거로 하는 도시재생특별지구로 구성된다. 이들의 공통점은 각종의 규제완화 및 인센티브를 통해 민간의 투자를 통한 개발유도를 도모한다는 데에 있다. 또 하나의 특징으로 각각의 제도가 일률적으로 적용되는 것이 아니라, 해당 도시에서의 상위계획 혹은 가이드라인과의 조화에 의해 각 도시가 추구하고자 하는 도시상에 따른 탄력적인 운용이 가능하다. 민간은 대상지에 가장 적합한 제도를 선별 · 적용하여 사업을 제안하고, 공공은 자신들의 가이드라인에 입각하여 제도적 인센티브를 제공하고, 도심부의 시가지정비를 원하는 방향으로 촉진함으로써 민관이 양방향으로 이득을 볼 수 있는 구조이다. 이는 형평성을 기본으로 한 획일적 완화제도만이 운영되고 있는 우리나라의 도심 및 부도심 정비를 위한 시사점이 매우 크다고 할 수 있다. Urban regeneration policy in Japan is a way to revive the city by increasing the value of the real estate decline. Deregulated Urban Regeneration Policy in Tokyo is to provide a variety of incentives and deregulation that led to the development through private investment. Also, it is capable of operating flexibly, not being uniformly applied to each of the institutions, according to the city, each city is pursued by a parent or combination of plans and guidelines in the city. Private sector selects the most appropriate system to the development sites, and offers a business system is applied. Public sector offering incentives on the basis of their institutional guidelines and encourage the renewal of core area in the desired direction. This can be seen to benefit both the private and the public. The implications for our country’s Urban center·subcenter renewal project, which operates only monolithic deregulation system is very large.

        Gentrification occurs not only in Seoul but in many other regions, but it does not occur in all regions and occurs in the same way. The physical and social environment of each region is different and development aspsects are also varies. Thus, gentrification also shows a different progression. In the case of the downtown of local city, the government-led urban regeneration project has positive effects as well as negative effects. House prices and rents surge, merchants change, and existing traders get kicked out. In this study, we analyzed characteristics of gentrification sites in Daegu "s urban regeneration projects.

        지방 원도심 지역의 도시재생사업 시행 이후 지가 변화양상 분석 - 군산 근대역사경관지구, 대구 방천시장 · 김광석길, 전주 한옥마을을 중심으로 -

        Various urban regeneration projects implemented so far have had a positive effect of rediscovering local assets and revitalizing urban space. However, the value of real estate in the region has risen sharply, and the side effects of local members being transferred are also accompanied. It is especially serious in local cities that do not have their own driving force to revitalize the region. In this study, the trend of land prices changing after the implementation of urban regeneration projects was time-series for Gunsan, Daegu, and Jeonju, where gentrification occurred, among the urban regeneration areas where urban regeneration projects were implemented. After selecting the control area, which has similar physical environment to the research site and has a difference in whether urban regeneration projects are implemented or not, the pattern of land price changes from 2006 to 2020 was compared and analyzed through the DID analysis method. As a result of the study, there was a difference in the trend of changing the DID coefficient values in each region, but the land price changed over four stages in all three regions in common. It showed a pattern of falling land prices due to the declining regional characteristics before the project implementation, gradual or rapid rise in land prices due to the implementation of urban regeneration projects, amplification of changes, and continuous increase or decrease. It was also seen that the DID coefficient value showed a greater degree of change after the maximum value was displayed. In other words, it may be determined that the implementation of urban regeneration projects has a strong impact on the land price of the relevant area. Therefore, in order to strengthen the net function of urban regeneration projects and reduce the adverse effects, it is necessary to proactively respond to changes in the characteristics and environment of the target site based on step-by-step land price changes.
