        주거만족 영향요인과 주거환경평가

        The purpose of this study is to find out the influence of personal and environmental attributes on residential satisfaction and to suggest an alternative evaluation methodology with new items and analysis methods. At first, for these purposes, this study classified evaluation items into objective and subjective aspects, on both physical and social levels, and analyzed the relationship between residential satisfaction and major factors. Then, this research compared the results obtained from the existing evaluation methods with that of the alternative. The findings were as follows. First, findings of influence analysis of environmental attributes on residential satisfaction included balcony size, house deterioration and number of bedroom had significant influence on residential satisfaction. Second, findings of influence analysis of personal characteristics included age of the head of a family, change of house type, family life-cycle and number of bedroom per person gave large impact on residential satisfaction. Number of bedroom per person was identified as the main factor of satisfaction on physical aspects of residential environment. Third, findings of influence analysis of environmental factors by residents' response included qualitative aspect of indoors, size of house and convenience of dining room were major factors of satisfaction on physical aspects of residential environment affecting in order. and economic value of house and privacy were the main factors of satisfaction on social aspects of residential environment.

        신도시 주민의 주거만족 영향요인과 주거환경평가

        The purpose of this study is to find out the influence of personal and environmental attributes on residential satisfaction and to suggest an alternative evaluation methodology with new items and analysis methods. This study classified evaluation items into objective and subjective aspects, on both physical and social levels, and analyzed the relationship between residential satisfaction and major factors. The findings were as follows. First, among environmental attributes house size and master bedroom size had significant influence on residential satisfaction. Second, in personal characteristics home ownership, adjustment of house and number of bedroom per person gave large impact on residential satisfaction. Third, multiple regression analysis revealed that the factors explained a 42.3% of residential satisfaction. These results may be useful to plan apartments and new towns. Further research is required to improve the environment evaluation methodology for practical designing.

Then, this research compared the results obtained from the existing evaluation methods with that of the alternative. The findings were as follows. First, in environmental attributes, balcony size, livingroom size and master bedroom size had significant correlations with 24-25 pyong-sized apartment residents' satisfaction. House deterioration was identified as the main factor of 32-35 pyong-sized apartment residents' satisfaction. Second, in personal characteristics, change of number of bedroom per person by move gave large impact on residential satisfaction. Third, qualitative aspect of indoors and convenience of dining room and kitchen are major factors affecting dwellers in order.

        지방 중소도시의 구도심과 경사지 재생을 위한 주거환경 평가 - 전주·군산을 대상으로 -

        This study aimed to evaluate the residential environment in local small-and-medium cities in Korea. A cross-sectional survey with face-to-face interviews was used and the data were collected in Feb 2013. Participants were total 1,040 residents who represented 1,040 households in two cities, Jeonju, and Gunsan cities, in Jelollabuk-do. Collected data were analyzed with descriptive statistics, factor analysis, independent t-test, Chi-square test, factor analysis, and multiple regression according to the regional division, and topographic characteristics. The social environment was the more important determinant of residential satisfaction than the physical environment. The economic value of housing was the most important factor in social-economic environments. The housing convenience and facilities was the most important factor in physical environments. The high level of dis-satisfaction calling for improvement were bicycle safety and parking in the physical environment, and regional economic revitalization and road management in social-economic environments. According to the analysis of regional division, the environmental gap was larger in the old city center than in the surrounding area, and the gap of physical environment was more important determinant of residential satisfaction. According to the analysis of topographic characteristic, the environmental gap was larger on the slope than on the flat areas and the gap of physical environment was more important determinant of residential satisfaction. These important or dis-satisfaction factors for residential satisfaction should be considered to improve the residential environments in local small-and-medium cities in Korea. Further research is required to make more specific action plan for planning and managing the residential environments, meeting the characteristics of in local small-and-medium cities.

        주민의 생활범위 인식과 거주환경의 평가

        The purpose of this study is to find out the influence of personal and environmental attributes on residents' cognition of living sphere and to find out relationship between residential satisfaction and dwellers' perceptions of living sphere. At first, for these purposes, this study classified living sphere levels into apartment complex, neighborhood unit, community unit and urban district, and classified evaluation items into objective and subjective aspects, on both physical and social levels. Then this research investigated the major factors affecting residents' cognition of living sphere, and analyzed the correlation between residential satisfaction and major factors. The findings were as follows. First, findings of analysis on residents' cognition of living sphere included apartment complex 45.7%, urban district(Bundang new town) 23.3%, apartment estate(neighborhood unit) 17.6%, sub-district(community unit) 10.2% were dwellers' recognition of living sphere levels in order. Second, findings of influence analysis of personal characteristics included period in the house, age of the head of a family and level of family life cycle had significant influence on dwellers' perceptions of living sphere. Third, findings of relationship analysis between residents' satisfaction and recognition of those included cognition of living sphere had significant influence on residential satisfaction. The perceptions of wider living sphere level tended to have higher satisfaction.

        아파트 주민의 리모델링과 이주 의사에 영향을 미치는 요인

        The purpose of this study is to identify apartment residents' intention of remodeling and moving, to find out its relationship to their residential satisfaction, to find out main factors influencing residents' intention of remodeling and moving and to evaluate residential environment associated with their intention to remodel or move. At first, for these purpose, the survey tool was constructed in such a way to examine the relationship between intention to remodel or move, residential satisfaction, and the residents' evaluation on both physical and social environment. Then, 26 residential complexes were selected to cover a wide distribution of locations and house sizes in a new town, digital topographic map and house plans were analyzed, and a sample of 1,027 residents responded to a questionnaire was collected. The findings were as follows. First, findings of analysis on relationship between intention of remodeling or moving and residential satisfaction included intention to move was triggered as a behavior to improve dissatisfaction on residential environments, while intention to remodel had a low relationship to residential satisfaction. Second, the explanatory power for the intention for remodeling and relocation, when all factors taken into account simultaneously, was 3.8% and 17.4%, respectively. Main predictors for intention of remodeling were years of residence and the respondent, and main predictors for intention to move were type of ownership and residential satisfaction.

        가족생애주기에 따른 신도시 주거환경의 평가

        The purpose of this study is to find out the main factors which influence new town residents' satisfaction by family life-cycles. At first, for these purposes, this study classifies evaluation items into objective and subjective aspects. Both physical and social levels are analyzed between the relationship of residential satisfaction by family life-cycles. Then, some issues about family life-cycles are discussed. The findings are as follows. First, findings of main factors on residents' satisfaction includes families having preschool and elementary children are not satisfied with qualitative level of neighborhoods and house size. Families having university students, adult sons and daughters are satisfied with economical value of the home and privacy. Those will give a large impact to their satisfaction. Second, there are many cases of remodeling their house in the early stages of life cycle, but the last stages of life cycle have many cases of moving to improve their environment. These are what has significant influence to their satisfaction. Third, residential conditions and needs by family life cycles are suggested in this research.

        경사주거지의 경관 개선을 위한 형태기반의 설계지침 구상

        The purpose of this study is to find out the influence of environmental attributes on residential satisfaction in hillside neighborhoods and to suggest the structure and items of design guidelines for hillside landscape improvement. This study classified evaluation items into objective and subjective aspects, and analyzed the relationship between residential satisfaction and major factors. The findings were as follows. First, among environmental attributes, fence materials and parking area had significant influence on hillside residents’ satisfaction. Second, in subjective aspects, view of outside in the house, urban landscape harmony with the surroundings gave large impact on their residential satisfaction. Third, based on research results, the alternative design guidelines of hillside neighborhood were proposed. These results may be useful to plan hillside neighborhoods and houses. Further research is required to improve the design guidelines by drawings and illustrations and to reform regulations for practical designing.

        서울시 아파트 단지의 주거환경 유형별 주거만족도 결정요인에 관한 연구

        This study aims to evaluate residential environment based on safety, convenience and amenity, and to find determinants of residential satisfaction according to residential environment of apartment complex in Seoul. For this purpose, apartment complex was clustered with 4-groups(Convenience deteriorated area, Amenities deteriorated area, Convenience good area, Amenities good area) based upon the residential environment evaluation through the cluster analysis. And it shows that physical environment and residential satisfaction were not matched through the survey about residential satisfaction for each area type. The determinants as residential satisfaction by residential environment types were analyzed through the multiple-regression analysis. The result is that the decision factors of the residential satisfaction are showed differently by residential environment characteristics.

        신체장애인의 주거만족도 평가 요소 도출에 관한 연구

        This study is a literature study aimed to derive the evaluation factors for the survey of housing satisfaction of the physically handicapped. To attain the objective, the present study compared the influential factors of housing satisfaction for normal people and those for the physically handicapped found in the precedent researches, and analyzed them to draw out the evaluation factors for housing satisfaction of the physically handicapped. And then it drew out sub-factors and elements for the housing satisfaction of the physically handicapped. The evaluation factors for housing satisfaction of the physically handicapped are divided mainly into physical, social-psychological and economic factors. First, physical factor consists of "functionality (usability)", "safety", "convenience", "comfort", "aesthetics", "accessibility (mobility)", "identifiability (recognition)". Of them, "functionality (usability)" factor consists of 3 sub-factors and 8 elements. "Safety" was subdivided into securing safety and public order/crime prevention. and structural safety, and 7 elements were drawn out from "safety". "Convenience" is sub-categorized into convenient usage and simple operation, and 9 elements were derived. "Comfort" was classified into 2 sub-factors and 9 elements. "Aesthetics" was classified into 2 sub-factors and elements. "Accessibility (mobility)" was divided into 2 sub-factors and elements. "Identifiability (recognition)" was classified into 2 sub-factors and 5 elements. Second, social-psychological factor includes "sociality" and "independence" factor. One sub-factor and one element were drawn from each of both factors. Third, "economic factor" consists of "economy". One sub-factor and elements were drawn out from the factor. It is expected that the 10 evaluation factors, their sub-factors and elements that have been derived from this study can be used as the basic data and/or reference in designing residential space for the physically handicapped and making policy for it after verifying them in following studies. The present study finds itself significance in that the findings here can ultimately improve the housing welfare and life quality of the physically handicapped.
