        COBie-IM 및 BIM 기반 건축물 점검 및 유지보수 정보관리방안 제시 Proposed Information Management Plan for Building Inspection and Maintenance Based on COBie-IM and BIM

        노후화된 건축물이 정상적인 기능을 유지하기 위해서는 주기적인 점검과 보수ㆍ보강이 수행되어야 한다. 하지만 현재 건축물 유지관리 단계에서 발생하는 정보의 형태와 의사결정은 여전히 비효율적인 방식에 의존하고 있다. 이는 건축물 유지 관리에서 발생하는 비용의 증가와 시간 낭비의 원인이다. 이에 본 연구는 COBie를 벤치마킹하여 건축물 점검 및 유지보수 정보 관리용 COBie-IM 문서를 제안하고 이를 BIM에 연계하여 정보를 확인하는 방안을 제시하였다. 또한, 건축물에서 발생한 결함의 손상등급에 따라 색상을 지정하여 시각화하는 방안을 제시하였다. 이를 통해 건축물 유지관리 단계에서 점검 및 유지보수 시 발생하는 정보들을 체계적으로 통합ㆍ관리하는 것을 목표로 한다. 또한, 결함에 대한 보수ㆍ보강의 우선순위를 결정하는 의사결정을 지원함으로써 업무 효율성을 증대시킬 수 있을 것으로 예상된다. To maintain the normal function of an aging building, regular inspection, repair, and reinforcement must be performed. However, the form of information and decision-making generated in the current building maintenance stage still depends on inefficient methods. This causes an increase in cost and waste of time in building maintenance. Therefore, this study proposed a COBie-IM document for building inspection and maintenance information management by benchmarking COBie, and suggested a method of checking information by linking it with BIM. In addition, a method for visualizing the designation of colors according to the damage grade of defects occurring in the building was suggested. Through this, we are able to systematically integrate and manage the information generated during inspection and maintenance in the building maintenance stage. This is expected to increase work efficiency by supporting decision-making that determines the priority of repair and reinforcement for defects.

        AHP 기법을 이용한 건축분야 BIM 활성화 방안 연구

        BIM(Building Information Modeling) is a technology that can manage information throughout theentire life cycle of the construction industry and serves as a platform for improving productivity andintegrating the entire construction industry. Currently, BIM is actively applied in developed countries,and its use at various overseas construction sites is increasing This is unclear. due to air shortening andbudget savings. However, there is still a lack of institutional basis and technical limitations in thedomestic construction sector, which have led to the lack of utilization of BIM. Various activationmeasures and institutional frameworks will need to be established for the early establishment of theseproductive BIMs in Korea. Therefore, as part of the research for the domestic settlement andrevitalization of BIM, this study derived a number of key factors necessary for the development of theconstruction industry through brainstorming and expert surveys using AHP techniques and analyzedthe relative importance of each factor. In addition, prior surveys by a group of experts resulted in 1, 3items in level, 2, 9 items in level, and 3, 27 items in level, and priorities analysis was performed throughpairwise comparisons. As a result of the AHP analysis, it was found that the relative importance weightof policy aspects was highest in level 1, and the policy factors in level 2 and the cost-based and incentivesystem introduction factors were considered most important in level 3. These findings show that theimportance of the policy guidance or institutions underlying the activation of BIM rather than researchand development or corporate innovation is relatively high, and that the preparation of policy plans bypublic institutions should be the first priority. Therefore, it is considered that the development of apolicy system or guideline must be prioritized before it can be advanced to the next activation stage. The use of BIM technologies will not only contribute to improving the productivity of the constructionindustry, but also to the overall development of the industry and the growth of the constructionindustry. It is expected that the results of this study can provide as useful information when establishingpolicies for activating BIM in central government, relevant local governments, and related publicinstitutions. BIM(Building Information Modeling : 건설정보모델)은 건설 산업의 전 생애주기 동안의 정보를 관리 할 수 있는 기술로써 생산성 향상 및 건설 산업 전 분야를 통합할 수 있는 플랫폼 역할을 할 수 있어 건설 분야에서 주목 받고 있다. 현재 BIM은선진국을 중심으로 활발히 적용되고 있으며 다양한 해외 건설현장에서 공기단축 및 예산 절감효과로 점차 활용이 늘어나고있는 추세이다. 그러나 아직까지 국내 건설 분야에서는 제도적인 기반이 미약하고 기술적인 한계로 인해 BIM의 활용이 미진한 상황이다. 이러한 생산성이 우수한 BIM의 국내 조기 정착을 위해서는 다양한 활성화 방안과 제도적 기틀이 마련되어야 할 것이다. 따라서 본 연구는 BIM의 국내 정착 및 활성화를 위한 연구의 일환으로 건설 산업발전에 필요한 다수의 핵심중요요인들을 AHP 기법을 활용한 브레인스토밍과 전문가 설문조사를 통하여 도출하고, 요인별 상대적 중요도를 분석하여활성화 방안을 제시하였다. 또한 전문가 집단의 사전 설문조사를 통해 핵심 중요요인을 3계층으로 구분하여 계층1 3개 항목, 계층2 9개 항목, 계층3 27개 항목을 도출하였으며 쌍대비교를 통한 우선순위 분석을 수행하였다. AHP 분석결과, 계층 1에서는 정책적 측면 요인의 상대적 중요도 가중치가 가장 높았으며, 계층 2에서는 정책적 측면의 정책요인, 계층 3에서는 대가기준 및 인센티브제 도입 요소가 가장 중요하다고 평가되었다. 이와 같은 결과는 연구개발이나 기업의 혁신보다 BIM을활성화하기 위해 기본바탕이 되는 정책적인 지침이나 제도의 중요성이 상대적으로 매우 높게 나타난 것이고, 공공기관의정책적인 제도 마련이 무엇보다 선행되어야 한다는 평가이다. 따라서 정책적인 제도나 지침 마련이 우선되어야만 다음 활성화 단계로 발전할 수 있을 것으로 판단된다. BIM 기술의 활용은 건설 산업의 생산성 향상 뿐 아니라 스마트 건설 로써의 성장 및 발전에도 크게 기여 할 것 이다. 중앙정부, 관련 기초 지자체, 관련 공공기관 등에서 BIM 활성화 방안 정책 수립 시본 연구 결과가 유용한 정보로써 활용될 수 있을 것으로 기대된다.

        에너지 성능분석을 통한 개방형BIM 기반 초고층 건물 외피 디자인 방안 제시 및 적용

        As contemporary design gets more sophisticated and the policies of environment-friendly design have been established, the use of BIM (Building Information Modeling) technology is widely spreading in the current AEC industry. For instance, PPS(Public Procurement Service) announced that public projects that are larger than 50 billion won in total construction costs should apply BIM from the year 2012, which is expected to be applied for large scale projects like super-tall buildings in the future. Unlike the conventional process of making a blueprint, BIM technology is a concept that includes additional information as well as the shape information of a building. However, there are few researches conducted for alternative assessment through open BIM-based energy assessment in the initial planning stage. Eventually, it requires much effort and time to understand energy efficiency to come up with the optimal building alternative in super-tall buildings design. Therefore, this study suggests an open BIM-based design method of super-tall building’s envelopes through energy performance analysis. When creating building envelopes of a super-tall building from the initial planning stage, the users can efficiently select the most suitable alternative.

        BIM/IFC의 빌딩 프로덕트 모델에 대한 온톨로지 표현에 관한 연구

        As the next ICT infrastructure the Semantic Web will bring a lot of new technologies, the Web Ontology Language (OWL). Ontologies can be successfully applied as a semantic enabler of communication in fragmented and heterogeneous field of AEC/FM such as CAD and GIS. This paper present a approach for the development of an ontology with semantics of interoperable information for the building and construction sector based on the Industry Foundation Classes (IFC); the Building Information Model (BIM) using technology form STEP(ISO-10303 Standard Exchange of Product data). We discuss several approaches of extension of IFC models with semantic annotation of the interoperable and extensible information sets enhanced ontological level encoded in the W3C OWL. The proposed conversion methods from an IFC to an OWL which has been developed for research purposes address the issues of the ontology representation of IFC based BIM. The prototype of these mapping provides a set of methods for effectively generating, managing, reusing and engineering the semantically interoperable building model.

        웹기반 3차원 공간관리 프로토타입 모듈(W3D-SMPM) 구축방안 연구

        As the purpose of this research is to develop a Web-based 3-Dimensional Space Management Prototype Module (W3D-SMPM) to assist the Space Layout of office buildings, especially for potential tenants' office layout works on the web. This prototype module is also useful for other building types in the fields of CIFM (Computer Integrated Facility Maintenance). Key process of this research are as follows: (1) We studies the previous related researches and surveyed the current status of office buildings. (2) A Study on the actual process of the office layout was undertaken to determine the required functions of the W3D-SMPM. (3) BIM-IFC was examined focused on the data processing method and structure in order to determine the standard format for the office building. (4) Based on the above result, we developed each function of office layout required for the W3D-SMPM. (5) On the selected office buildings we reconstruct the 2-dimensional CAD drawings based on the images and photos of the office. (6) And so these buildings are 3-dimensionally modeled by the use of commercial BIM application and exported as BIM-IFC format. (7) The W3D-SMPM was developed by unifying the above functions in web browser environment through the X3D technology, such as VET which converted BIM-IFC 3D data into web-based multimedia file formats. (8) We employ the W3D-SMPM by using case studies of office layout works on actual buildings. Eventually, this module contributes to the efficient maintenance works of office layout, and is able to support the appropriate office planning guide for potential tenants.

        CAAD와 GIS 데이터 상호운용을 위한 정보표준에 관한 기초적 연구

        An increasing number of applications on CAAD and GIS particularly require complex semantic information. In the context of spatial data infrastructures the needed data are drawn from distributed sources and often are thematically and spatially fragmented. Straight forward joining of objects between CAAD and GIS would inevitably lead to information inconsistencies such as cracks, permeations, or other inconsistencies. Semantic information can help to reduce the ambiguities for geometric integration, if it is coherently structured with respect to geometry. To facilitate the interoperability between CAAD and GIS environment, this paper proposes a basic approach for geometric information of CAAD objects expressed by the IFC model and GIS objects expressed by the GML model. The discussions include not only fundamental investigation for the proposed interoperable data model but also basic research for the primitive transformation methodology of ontology. This research will help in the future development of automatic integration methods for complex CAAD-GIS applications.

        BIM 정보의 상호호환을 위한 온톨로지 기반 데이터 표현에 관한 연구

        In this paper we discuss integration of the separate knowledge possessed by the domains in the design process. Centralized data structures, showed that the AEC industry is so fragmented that the data-centric approach is not feasible, for technical and procedural reasons. The shared database, minimizing the complexity of translating different form of representation, quickly becomes too large and unwieldy to support the dynamic process of multi-disciplinary work process. We propose a distributed model that includes a mechanism to facilitate the domains’ intentions more effectively by incorporating semantics into their representations. We also present how the semantics would be authored and published through the mechanism so that a higher level of shared understanding among the domains would be achieved. We discuss several approaches of lifting modeling information that is based on the express family of languages for data modeling onto a logically rigid and semantically enhanced ontological level. We exemplify the added value of such formal notation of building models by providing several examples where generic query and reasoning algorithms can be applied to problems that otherwise have to be manually hard-wired into applications for processing building information. Furthermore, we show how the underlying resource description framework and the set of technologies evolving around it can be tailored to the need of distributed collaborative work in the building and construction industry.
