        영역성 측면에서 공동주택 커뮤니티 계획요소에 관한 연구

        The purpose of this study is to investigate design elements to strengthen apartment communities in territoriality perspectives. To this end, the study first identified the functions of territoriality to communities, and examined precedent studies on community planning. Then, looking into actual apartment, the study analyzed design elements of the apartments by territoriality functions, and found significant community-building and community-strengthening elements. The results of case studies are as follows: Specific design elements are 1) both individual and shared places from the perspective of possession, 2) both physical boundaries including visible mark and physical demarcation, and emotional boundaries including space arrangement and visual expansion from the perspective of boundary-regulation, 3) both physical proximity, such as providing space for physical encounter and easy access, and emotional proximity such as homogeneity and intimacy from the perspective of proximity 4) design differentiation and adoption of the design concept to express the identity of the community from the perspective of proximity personalization.

        예비노인의 노후상황별 주거환경 선호에 관한 연구

        The purpose of this study was to suggest the basic material of elderly housing complex development by examining the preferred residential environmental characteristics of the elderly housing complexes according to the situation of old age of the pre-elderly. The study was conducted assuming eight different situations of old age according to health conditions, couple living conditions, and economic conditions. The subject is the pre-elderly who want to live in the elderly housing complexes in the future is unlike other studies, so the result of their preferred residential environmental characteristics would be more concrete and reliable. In general, the preferred residential environmental characteristics of the elderly housing complex change with the situation of old age. This suggests various elderly housing should be considered as the situation of old age develops.

        디지털홈 시스템과 웰빙아파트 계획요소에 대한 중년층 의식 연구

        This study examined the awareness of the middle aged about the digital home system and well-being apartment design elements in order to suggest the design guidelines for planning of the elderly housing environment. By literature review, the concept and characteristics of the digital home system and well-being Apartment design elements were summarized the degree of satisfaction and preference of middle aged for these characteristics were investigated and analyzed. For this study, a questionnaire survey of 156 housewives living in apartment complex of Busan was carried out. The results of this study are as follows: The middle aged were generally short of recognition for digital skill and service, and also they showed positive evaluations to a few useful items of digital home system. These items belong under safety security system and interior environment control system and provided for convenient & comfortable life. Accordingly, satisfied digital home system can apply basic design element for housing for elderly. Whereas, the middle-aged were not satisfied with housework help system and cultural life system because items of these systems were not various and complicate to us. So, for the improvement of not satisfied digital home system, we needed development of digital contents and marketing & management for high accessibility and easy useability. The middle aged will concern about health & environment friendly continuously and become to stay long in their housing as the characteristics of elderly. So, It is necessary to be considered well-being apartment design elements of health & environment friendly very actively and lastingly in elderly housing environment design. Also, the awareness of middle aged for digital home system and well-being apartment design elements varied according to the background characteristics. This suggests housing environment for elderly life is considered differently as various background characteristics of middle aged.

        아파트 평면형태에 따른 발코니 공간의 사용행태에 관한 연구

        The purpose of this study was to investigate the using behavior of the balcony space in apartment housing for improving apartment balcony as dwelling space. For that, it is needed to identify the practical meaning of balcony space as function so balcony expansion and the using behavior of balcony space were investigated and analyzed. For this study, survey and depth-interview methods were used for data collection. The major findings were as followings: 1) Balcony expansion mainly occurred in balcony of livingroom and bedroom. Balcony expansion showed several phases according to the type of plan and function of balcony space and few residents chose expansion of all balconies. 2) The using behavior of balcony space was categorized by these various functions of balconies. It was also related to unit-plan type of apartment housing. These results can provide improvement guidelines for the balcony with the differentiation of design factors for residents.

        중-노년층 여성의 실버타운 개발유형에 대한 태도분석

        The purpose of this study was to investigate the attitude of the middle and old age about the elderly housing and the planning elements according to the types of silver town. For this study, a pre-interview and a survey method were used for data collection. A questionnaire survey of 372 women over 45 years old was carried out. Among the data, 321 cases were analyzed by SPSS for Windows V12.0. The major findings were as follows: 1) Regarding the elderly housing, While the couple cohabitation type preferred the existing housing and the general housing, the single habitation type preferred the apartment and silver town. Some people wanted silver town occupancy due to the decrease of children support burden, the other did not want it due to economical burden and the absence of homelike affection. When they move into silver town, they wanted to take money, clothes, and photo album. 2) In silver town development, while the couple cohabitation type preferred the apartment, independent house, the single type preferred the apartment, housing complex and group-home. The unit housing sizes of them were around 82.6 and 49.6 square meters respectively. In the space composition of unit housing, while the couple cohabitation type preferred bath room, kitchen, living room and two of bed room, the single type preferred one of bed room and bath room at least. On the other hand, this study found out that it was possible to plan the space for eating and washing as the common space. 3) According to single or couple, and ages, there were significant differences in preferred spatial planning elements, which needs to be reflected in the silver town development. These results can provide improvement guidelines for the development of the silver town with the differentiation of design factors for the silver town planners.

        중국 거주 한국인의 주생활특성 연구

        It is possible to explain the design, the meaning, and the use of domestic space by comparing different cultures. The characteristics of Koreans' housing life living in western cultures has already been studied extensively. Because of political reasons, however, the characteristics of Koreans' housing life living in Chinese culture has hardly been studied at all. The purpose of this study was to find out the characteristics of succession and transformation of domestic housing culture. The data was collected by questionnaire methods from fifty Korean households and eleven Chinese households. Individual interviews and actual surveys, including taking pictures were also used for data collection. The results of this study were as follows (1)An analysis of heating system usage behaviors showed the importance of heated floors, known as Ondol, is one of the enduring characteristics of domestic habits. (2)In the sitting style, the traditional sitting on the floor was shown in living room. (3)Regarding room usage behavior, Korean households were centered around the living room in chinese houses. (4)An analysis of space organization preferences with respect to common spaces revealed that Korean households tend to prefer the open plan of common spaces.

        노인주거계획을 위한 노인가구의 고령기단계에 관한 연구

        The purpose of this study is to offer and analysis the stage of elderly in order to improve the quality of living environment of elderly in Korea. Taking into account the retirement age in Korea, those households with people over 60 years old were chosen for the investigation. For the study methods, an examination of documents centering on previous related studies and the analysis of references from the National Statistical Office, from which a general social situation can be clearly obtained, are used. The results are as follows; From viewpoint of the stage of elderly, Parents and children of families mostly live together stage 1 and 2, mostly live separately at stage 3, the rate of living together increases stage 4 and 5. In over stage 4, there are some cases in which the Korean tradition of three generations living under one roof appears as well. The residing period at one place becomes longer as people grow older, which shows clearly the characteristic of 'ageing in place', therefore in order to continue to provide housing support to the elderly, the characteristics of each elderly stage will have to be considered. In the life of the elderly, more and more hobby groups and meetings among the older population have been created, which means that elderly centered social activities will become more various, and facilities and community activated methods will have to be provided accordingly. Elderly people become less adaptable in new housing environments as they get older, therefore the housing has to accommodate their capability to adapt and the degree of aging. The stage of elderly can be used as a basic reference for a more effective solution when planning elderly housing in the future.

        고층고밀 아파트단지의 노후특성 평가 연구 - 1기 신도시 중 분당신도시의 아파트단지를 대상으로 -

        The purpose of this research is to determine the deterioration characteristics of high-rise and high-density apartment complexes in 1st period new towns in order to regenerate apartments as sustainable residential environments in Korea. For this purpose, the level of deterioration was evaluated by using 'evaluating indicators of the level of deterioration of high-rise and high-density apartments'. The deterioration characteristics were determined inclusively and concretely based on evaluation results. In addition, the deterioration level according to residents' awareness of the deterioration of their apartment was evaluated. This study was conducted by methods of field data collection, staff interview, field measurement, and resident survey according to the measurement of the evaluating indicators. And the re-organized questionnaire based on the evaluating indicators was utilized for a survey of resident's awareness. The results are as follows: In the physical dimensions of apartments, the deterioration characteristics included deteriorated equipment and a decline in structural performance due to the aging of the apartment, a shortage of parking spaces, and the low flexibility of the bearing wall structure, etc. In terms of the social dimensions, the apartments showed an increase in the number of elderly households, a shortage of community facilities, and a lack of the opportunity for community participation etc. In terms of the economic dimensions, the apartments showed limitations in maintenance & repair and a lack of environmentally friendly features.

        고층고밀 아파트단지의 노후도 평가지표 개발

        High-rise and high-density apartment complexes have been built and supplied on a large scale in the 1st period of the New Town project in metropolitan areas since the late 1980s. Now It has become necessary to improve those apartment complexes, which have serious deterioration problems for aging more than about 20 years accompanying simultaneity and a large scale. The purpose of this research is to develop the evaluating indicators to measure the level of deterioration of apartments inclusively and practically in order to regenerate apartments as sustainable residential environments. This study is composed of the following four parts; (a) establishing the conceptual model of evaluation of apartment deterioration, (b) selecting evaluation items, (c) constituting evaluation measurement, and(d)weighting evaluation indicators. First, deterioration of apartments was conceptualized by physical. social, and economical aspects in terms of sustainable development and proposed the conceptual model of hierarchy structure of evaluation of apartment deterioration by literature reviews. Second, evaluating items were selected based on literature reviews of existing indicators and preceding studies about apartments of Korea and foreign countries. The evaluating indicators were identified as a total of 77 evaluating items which were composed of three dimensions and 9 attributes on the basis of the conceptual model. They cover comprehensive scope of the apartment such as unit, building, complex, and site. Third, as the measurement, the 5 point ordinal scale measure was suggested. The evaluating measurement including measure standards, measure methods, and measure contents were developed by each evaluating items. Lastly, the weighting of evaluating indicators was analyzed by AHP method conducted by survey on the expert group. Items were identified as high contributors or low contributors. The weighting of these items could suggest several evaluations according to the situation. The evaluation of the level of deterioration can be done by both total evaluation and a specific field of evaluation. In addition, it is easy to grasp deteriorated attributes or dimensions by providing a radar and bar chart showing evaluation results. These evaluating indicators could be a useful tool to grasp actual methods for the regeneration of apartments.

        공동주택의 건강성능 평가지표 개발에 관한 연구

        The purpose this study is to develop indicators that measure the healthy housing condition of multi-family housing. The major findings are as follow: first, healthy housing was defined by physical, mental, social, and management aspects and proposed the conceptual model of hierarchy structure of evaluation of healthy housing by literature reviews. Second, evaluating items were selected based on literature reviews of existing indicators and preceding studies about both domestic and overseas multi-family housing. The evaluating indicators were identified as a total of 87 evaluating items which were composed of four dimensions and 16 attributes on the basis of the conceptual model. They cover comprehensive scope of the multi-family housing such as unit, building, complex, and site. Third, as the measurement, the 5-point ordinal scale measure was suggested. The evaluating measurement including measure standards, measure methods, and measure contents were developed by each evaluating items. Lastly, the weighting of evaluating indicators was developed by AHP method conducted by survey of an expert group. Items were identified as high contributors or low contributors. The weighting of these items could suggest several evaluations according to the situation. The level of healthy housing condition may be evaluated by both total evaluation and a specific field of evaluation.
