        공동주택 노후화에 따른 주민의 생활환경 평가

        The purpose of this study is to find out the influence of housing estates deterioration on residential satisfaction and to suggest the design alternatives for complementing the drawbacks caused by deterioration. For these purposes, this study classified evaluation items into objective and subjective aspects, on both physical and social levels, collected a sample of 538 residents responded to a questionaire and analyzed the relationship between residential satisfaction and major factors by multivariate linear regression analysis. The findings were as follows. First, impact of house deterioration on residential satisfaction was 4.4-11.6%, this impact level was higher as house size bacame smaller. Second, residents of house having more than 10 elapsed years after construction showed high dissatisfaction toward qualitative aspect of indoors and suitability of house size, and this caused high residential dissatisfaction. Third, design alternatives for remodeling and new apartment model development was suggested.

        가족생애주기에 따른 신도시 주거환경의 평가

        The purpose of this study is to find out the main factors which influence new town residents' satisfaction by family life-cycles. At first, for these purposes, this study classifies evaluation items into objective and subjective aspects. Both physical and social levels are analyzed between the relationship of residential satisfaction by family life-cycles. Then, some issues about family life-cycles are discussed. The findings are as follows. First, findings of main factors on residents' satisfaction includes families having preschool and elementary children are not satisfied with qualitative level of neighborhoods and house size. Families having university students, adult sons and daughters are satisfied with economical value of the home and privacy. Those will give a large impact to their satisfaction. Second, there are many cases of remodeling their house in the early stages of life cycle, but the last stages of life cycle have many cases of moving to improve their environment. These are what has significant influence to their satisfaction. Third, residential conditions and needs by family life cycles are suggested in this research.

        주민의 생활범위 인식과 거주환경의 평가

        The purpose of this study is to find out the influence of personal and environmental attributes on residents' cognition of living sphere and to find out relationship between residential satisfaction and dwellers' perceptions of living sphere. At first, for these purposes, this study classified living sphere levels into apartment complex, neighborhood unit, community unit and urban district, and classified evaluation items into objective and subjective aspects, on both physical and social levels. Then this research investigated the major factors affecting residents' cognition of living sphere, and analyzed the correlation between residential satisfaction and major factors. The findings were as follows. First, findings of analysis on residents' cognition of living sphere included apartment complex 45.7%, urban district(Bundang new town) 23.3%, apartment estate(neighborhood unit) 17.6%, sub-district(community unit) 10.2% were dwellers' recognition of living sphere levels in order. Second, findings of influence analysis of personal characteristics included period in the house, age of the head of a family and level of family life cycle had significant influence on dwellers' perceptions of living sphere. Third, findings of relationship analysis between residents' satisfaction and recognition of those included cognition of living sphere had significant influence on residential satisfaction. The perceptions of wider living sphere level tended to have higher satisfaction.

      • 주거만족 영향요인과 주거환경 평가방법에 관한 연구

        The purpose of this study is to find out the influence of personal and environmental attributes on residential satisfaction and to suggest an alternative evaluation methodology with new items and analysis methods. At first, for these purposes, this study classified evaluation items into objective and subjective aspects, and physical and social environment aspects, and analyzed the relationship between residential satisfaction and major factors. Then, this research compared the results obtained from the existing evaluation methods with that of the alternative. The findings were as follows. First, in environmental attributes, balcony size, livingroom size and master bedroom size had significant correlations with 24-25 pyong-sized apartment residents' satisfaction. House deterioration was identified as the main factor of 32-35 pyong-sized apartment residents' satisfaction. Second, in personal characteristics, change of number of bedroom per person by move gave large impact on residential satisfaction. Third, qualitative aspect of indoors and convenience of dining room and kitchen are major factors affecting dwellers in order.

        아파트 주민의 리모델링과 이주 의사에 영향을 미치는 요인

        The purpose of this study is to identify apartment residents' intention of remodeling and moving, to find out its relationship to their residential satisfaction, to find out main factors influencing residents' intention of remodeling and moving and to evaluate residential environment associated with their intention to remodel or move. At first, for these purpose, the survey tool was constructed in such a way to examine the relationship between intention to remodel or move, residential satisfaction, and the residents' evaluation on both physical and social environment. Then, 26 residential complexes were selected to cover a wide distribution of locations and house sizes in a new town, digital topographic map and house plans were analyzed, and a sample of 1,027 residents responded to a questionnaire was collected. The findings were as follows. First, findings of analysis on relationship between intention of remodeling or moving and residential satisfaction included intention to move was triggered as a behavior to improve dissatisfaction on residential environments, while intention to remodel had a low relationship to residential satisfaction. Second, the explanatory power for the intention for remodeling and relocation, when all factors taken into account simultaneously, was 3.8% and 17.4%, respectively. Main predictors for intention of remodeling were years of residence and the respondent, and main predictors for intention to move were type of ownership and residential satisfaction.

        의사결정나무분석을 통한 중소형 아파트 거주세대의 이주와 리모델링 결정요인

        This study was performed to explore determinants of intention to moving and remodeling and to identify subgroups with higher levels of these intention in small and medium-size apartments. A cross-sectional survey was used and 476 households living in Seoul participated in this study. Moving and remodeling intention, residents’ characteristics, and residential satisfactions were surveyed. Descriptive statistics, chi-square test, discriminant analysis, independent t-test, regression analysis, and decision tree analysis were performed. The main results are as follows. Determinants of moving intention were house ownership, residential satisfactions, house size, quality of house, ages of family head, and the economic values of a house, and five subgroups with higher intention levels were identified. Determinants of remodeling intention were years of residence, the economic values of a house, and the satisfaction with house size, and three subgroups with higher intention levels were identified. These findings can be used in developing effective strategies for house management and construction industries.

        도시위치와 인구규모에 따른 주거만족 영향요인에 관한 연구 : 인구 20만인 이상 34개 도시의 온라인조사를 중심으로

        대도시와 수도권 중심의 국토정책으로 인해 비수도권지역 중소도시는 도시문제가 심화되고 있어서 이에 따른 도시관리와 공공사업 방향도 차이를 두어야 할 것으로 보고 주거만족도 조사에 기반하여 도시 인구규모와 수도권 여부에 따른 비교를 통해 비수도권 중소도시의 주민이 실질적으로 체감하는 도시문제와 주거지관리의 초점을 파악하고자 하였다. 이를 위해 우선, 문헌연구로 인구규모와 수도권 여부에 따른 주거환경의 문제와 이슈를 정리하였고 주거만족에 대한 이론적 논의와 더불어 최근의 경험적 연구결과를 요약하였다. 조사대상은 수도권과 비수도권, 대도시와 중소도시로 구분하여 비교 가능한 34개 지자체 775세대에 조사하였으며 조사결과는 다음과 같다. 첫째, 주민이 주거환경에서 불만이 높은 요인은 물리적 환경에서 보행안전과 주차편의, 사회적 환경에서 지역경제, 가로의 관리와 안전이며, 도시 인구규모에 따라 차이가 높은 주거환경 요인은 대중교통 편의, 의료ㆍ편의시설 접근성, 공공안전서비스 순으로 모두 도시 인구규모가 작을수록 불만이 높았다. 수도권 여부에 따라서는 비수도권 도시에서 공원 이용편리, 보행안전, 대중교통 편의에 불만이 높았다. 둘째, 주거만족에 영향이 높은 요인은 사회적 환경에서 이웃관계와 주거지 평판, 물리적 환경에서 주거밀도와 개방감이며, 도시특성별 영향수준의 차이는 주거밀도와 개방감, 가로관리와 안전, 공공안전서비스, 의료ㆍ편의시설 접근성에서 차이를 보였다. 셋째, 도시의 인구규모에 따라 차이가 높은 물리적 환경의 세부항목은 버스ㆍ택시 등 대중교통 이용편의, 병원까지 거리, 버스노선 수ㆍ운행빈도, 응급실까지 거리, 버스ㆍ기차 등 시외교통수단 접근성 순으로 인구규모가 작은 도시에서 불만이 높았으며 수도권 여부에 따라서는 버스정류장 접근성, 어린이놀이터 접근성, 대기오염 정도, 공원까지 거리 순으로 대기오염만 수도권에서 불만이 높고 모두 비수도권에서 불만이 높은 것으로 나타났다. The purpose of this study was to investigate the factors influencing residential satisfaction in small-and-medium cities of non-metropolitan areas in Korea. A cross-sectional survey with online survey method was used and the data were collected in 2015. Participants were total 775 residents who represented 775 households in 34 cities in Korea. Collected data were analyzed with descriptive statistics, independent t-test, One-way ANOVA, Chi-square test, factor analysis, and multiple regression using the SPSS Win 18.0 program. The dis-satisfaction factors of physical environment were the walking safety and the parking facilities. The regional economic status, management system, and safety of urban street were the dis-satisfaction factors in social-economic environments. The most important significant factors for residential satisfactions in social-economic environments were the neighboring relationship and the residential reputation. The residential density and the sense of openness were the most important significant factors in physical environments. Also, there were statistically significant differences in resident satisfaction, according to the size of the city s population and whether it was metropolitan areas or not. These results should be considered to improve the residential environments in small-and-medium cities of non-metropolitan areas in Korea. Further research is required to make more specific action plans for planning and managing the residential environments for solving the problems of cities in local small-and-medium cities in Korea.

      • 경사지 재생 활성화방안 - 전문가조사에 기반한 지방정부의 법정계획 개선을 중심으로

        The purpose of this study is to find out improvement directions of local governments and management policies for regeneration of hillside residential areas. The process were as follows. First, summarizing precedent researches. Second, analyzing data by expert questionnaire survey. Third, practical implementation items were suggested for regeneration of deteriorated hillside neighborhoods in private and public sectors. Fourth, proposing improvement directions for regeneration and management policies of hillside residence. Finally, the law system proposes measures to support. These results may be useful to manage and plan hillside neighborhoods. Implementation of pilot projects and improvement of legal systems in local governments are required for regeneration of hillside residential environments.

        프랑스 공공임대 주거단지 재생 사례연구

        This study aims to find out lessons for public housing and management policies in Korea by analyzing the regeneration cases and policies in France. At first, this study did a survey that executed literature history. It involves public housing developments, regeneration and housing welfare policies in France. Then, the five regenerated cases were represented to be selected in lie de France. Site investigation and expert interview surveys were executed in France 2004. The experts consisted of about 10 public service personnel and qualified architects. The regeneration of public housing complexes in France contributes toward reduction of social and economical regional differences with 'performing urban regeneration operations and social welfare programs. For the constructions, it is executed through collaboration with public housing organizations, the government and local governments. It is institutionalized for resident's participation in the process. In the planning and design aspect, they are characterized by activation of surrounding streets through mixed-use development. Semi private gardens are designed for security, privacy, maintenance and management aspects. And lastly, Based on the cases+and policies in France, Korean policies and regulations are suggested in this research.
