        주거입지선택에서의 대중교통 접근성과 직주균형의 구조적 관계가 가구수준의 통행행태에 미치는 영향

        This study examines identifying the impacts of the structural relationship for transit accessibility and jobs-housing balance in residential location choice on the frequency by travel mode at the household level. The structural equation model is employed for it, using raw data on the household travel survey for the Korean capital region in 2010. Analysis results demonstrate that the structural relationship between transit accessibility and jobs-housing balance is mutually complementary, not competitive, in residential location choice. It implies that implementation of the both policies may have a positive synergy effect on travel behavior. The choice of transit accessibility in residential location may both directly and indirectly increases walking and transit use, while decreasing car use, for travel. The indirect effect may work through mediation of jobs-housing balance choice. The other interesting result is that jobs-housing balance at both of the city and neighborhood levels has a negative impact on walking travel increase, even though having significantly decreasing a private car use for travel. However, its negative effects could be less if the policy approach is more focused on the city of Seoul, not entire region, where the degree of imbalance is much higher than those of cities in Japan and Korea.

        주거환경과 통행행태 선호요인이 도시형생활주택의 주거만족도에 미치는 영향에 관한 연구

        This study is aimed at identifying the impacts of residential environment and travel preference of workers in the urban-living housing. A survey was conducted with question items on them as well as socio-economic status, housing ownership, transit accessibility and travel behavior for residents in the housing of the city of Seoul. After respectively conducting factor analyses on residential environment and travel preference, the ordered logit models were employed to investigate their impacts on residential satisfaction in general. Analysis results demonstrate that the safety from crime and travel is the most important one among diverse residential environment and travel behavior in increasing residential satisfaction. In addition, they suggest that urban-living housing policy needs to take the possibility of market into solving parking problems as well as effectively increasing its demand.

        국토 및 도시계획 분야의 연구경향에 관한 연구

        This study aims to identify the research trend of the Journal of the Korea Planners Association. The association has issued the journal over 40 years, and is the oldest academic organization as well as the one of most influential bodies in planning field. The journal has been considered as the top ranked. The papers in it has been frequently quoted from other articles. Analyzing the trend of research papers in the journal could show the history and development of academic issues, helping to improve further achievement. By identifying the change of research fields, data collection method, research methodology, and the number and affiliation of authors, the study can give several results as follows. First, research papers on the journal have absolutely increased sinceab990s with increasing numbers of papers in the field of practical application rather than theoretical papers. Second, almost 63.9% of papers issued in the journal dealt with urban areas for the spatial level which is categorized into city, region and nation. Third, balanced pattern would be identified in the number of papers for such diverse research field as general planning, housing, urban design, transport and etc, although several issues including housing and urban design has peaked when special interests raised. Fourth, interview and case studies were much more frequently used among data collection methods during the analysis period. However, such an approach has decreased while a questionnaire method increasing sinceahav0s. Fifth, a numericn hasalysis method has been much more frequently employed as an important research approach. Especially, a statistical asalysis methodology was increasingly used, occupying 45.4% during the hav0s. Sixth, the number of authors continuously increased while the percentile of professors decreasing for authors' affiliation.

        구조방정식을 활용한 보행환경 계획요소의 이용만족도 평가에 관한 연구

        Planning of a pedestrian-oriented physical environment is getting more popularized because of uprising sustainable development planning tools such as New Urbanism, Urban Village, Smart Growth and Transit-Oriented Development. Based on it, this research is to evaluate user-satisfaction on walking environment in both Jongno and gangnam areas after constructing structurally its planning elements. The research conducts T-test to demonstrate whether satisfaction difference for the two case study areas is statistically significant or not, and employs a structural equation modeling method to identify difference in the satisfaction scores among planning elements. Analysis results are as follows: First, the t-test result identifies that pedestrian satisfaction for walking environment planning elements is significantly different between the two areas. Pedestrians in the gangnam area have higher satisfaction score, in general, than them in the other area. Second, the structural equation modeling results demonstrate more specific differences among planning elements for walking environment. In the gangnam area, pedestrians evaluate higher satisfaction on conviviality(0.84), comfortability(0.81), safety//convenience/conspicuity(0.79) and connectivity(0.74), while on conviviality(0.64), safety/convenience/conspicuity(0.61), connectivity(0.55), and comfortability(0.52), in the Jongno area. Based on the analysis results, in conclusion, a priority for improvement of walking physical environment should be differentiated for the two areas.

        주거지 근린환경이 개인의 건강에 미치는 영향에 관한 연구

        This study is aimed at identifying the relationship of built environment at the urban neighborhood level with personal health indicators such as LQ-VAS, EQ-5D, personal health cognition, stress, depression, and subjective physical fitness. Its original question comes from the question on whether neighborhood planning elements such as transit-oriented development (TOD), which are related to inducing environmentally-friend travel behavior, is also positively associated with improving public health in Korea. The 3-level regression models are employed for the purpose: person(level-1), household(level-2), and neighborhood(level-3). The data are obtained from such databases as national health & nutrition household survey, architecture management, travel O/D for the city of Seoul. The planning elements for built environment include density, diversity, design, and accessibility measures at the smallest administration unit, ‘dong’ as a delegate of neighborhood. Analysis results demonstrate that planning tools for built environment at the neighborhood level may have also an important role in increasing personal health level, especially focus on health benefits resulting from physical activity. They more specifically indicate that health indicators such as LQ-VAS, EQ-5D, and physical fitness have statistically significant and positive association with built environment measures. such as density, diversity and local accessibility. However, psychological health indicators such as stress and depression are not significantly associated with any of them. It implies that TOD planning elements are more significantly related to physical health indicators.

        다수준 회귀모형을 활용한 TOD 계획요소의 통행행태 변화 실증분석

        This study is aimed at empirically identifying impacts of Transit-oriented Development (TOD) on travel behavior. Unlike previous empirical studies, the study employs multi-level regression modeling for travel behavior in the Seoul metropolitan area using raw data of the 2010 household travel survey. The study classfies influential factors into three levels: individuals for the level 1, household for the level 2 and community for the level 3. The last lavel contains the 5Ds’ TOD planning elements, at the spatial level, such as density, diversity, design, access distance to rail transit and destination accessibility. The analysis results are expected to provide two important conclusions for applications of TOD planning unlike the other empirical studies. First, it is demonstrated that TOD planning is able to make people change their travel behavior up to about 35% from more than 10%, based on the intra-class correlations(ICCs) of null models. Second, it is implied that policy-makers should choose either the reduction of travel distance or the mode choice conversion from private car, not both, as the target of TOD planning.

      • 수정반복매매모형을 활용한 시설접근성의 변화가 주택가격 변화에 미치는 영향 분석 : 지하철 9호선을 중심으로

        본 연구는 수정반복매매모형을 활용하여 아파트가격에 영향을 미치는 요인들의 시계열적인 변화를 분석함으로써, 새로운 시설물의 신설이나 환경의 변화가 아파트가격에 미치는 영향력의 차이에 대해 살펴보았다. 지하철 9호선 주변의 아파트단지를 사례대상지로 한 분석결과, 주변 시설까지의 접근성이 아파트가격에 미치는 영향력은 시간에 따라 매우 다른 변화양상을 보이는 것으로 나타났다. 특히, 지하철 9호선이 개통된 이후에 지하철과의 접근성이 아파트가격에 미치는 영향력이 현격히 증가한 반면, 쇼핑시설이나 병원 등은 가격영향력이 상대적으로 감소하였다. 반면, 지하철 이용이 상대적으로 적은 초등학교 접근성은 지하철 개통이후에도 별 변화를 보이지 않았다. 이러한 결과는 새로운 시설의 입지가 주변주택가격 그 자체 뿐만 아니라, 가격에 영향을 미치는 다른 요인들의 영향력의 크기에도 영향을 미침을 시사한다. The modified repeat-sales model is employed in this study in order to identify differentiating impacts of time-varying accessibility characteristics on housing price. The results demonstrate that accessibility measures have very differential impacts on housing price over time. The improvement of accessibility through newly built facilities and apartment complex has either increased or decreased housing price. For example, the new subway line 9 has positive impact on housing price nearby, therefore price gap between subway access area and the other parts has been increased. The impact of the wide area facilities such as shopping center and hospital are decreased because they can be used more easily by the new subway line before. However, the small service area facility such as elementary school doesn’t lose their impact even though subway accessibility extremely increased. The results imply that new facilities in existing residential site can affect not only housing price but also the other facilities’ impact of housing price.

        서울대도시권에서의 직장인의 직주일치 선택확률에 미치는 요인에 관한 연구

        This study aims at identifying factors influencing jobs-housing choice probability of workers in the Seoul metropolitan area. For it, a multinomial logit model is employed. In addition, the analysis model is also applied to identify differentiated impacts on them for workers of single- and dual-earner households, respectively. The result demonstrates that balancing jobs and housing in a given area is affected by individual, occupational, household and residential characteristics as well as locational ones. The study also identifies that probability to meet the job and housing of a single-earner is generally differentiated from that of a dual-earner, especially in individual and housing characteristics. Based on the analysis results, it concludes that policy efforts to balance jobs and housing becomes more effective as they are given more weight on a qualitative balancing, rather than the quantitative one, of jobs and housing in a given area.

        기상요인이 식음료업의 매출에 미치는 영향 분석

        Weather and meteorological condition have direct and indirect effects on consumers` emotion and consumption pattern. Traditionally, physical location characteristics have been the major interest in the urban planning and real estate fields, and there has been insufficient research on the effect of meteorological characteristics on sales. Location characteristics and meteorological characteristics could affect sales individually and in combination. In this study, the effects of location characteristics and meteorological factors on sales were empirically analyzed using the five-month sales of 8 stores in the food and beverage services in Seoul as the dependent variable. The results of the analysis are as follows. First, the Two-way random effect model was found to be more sophisticated than the general regression model, when analyzing the sales of the food and beverage services using the panel data. Second, the daily mean temperature, rain and the humidity were the meteorological variables that had a significant effect on the sales of the food and beverage services. The sales of the food and beverage services increased as the daily mean temperature increased and the humidity decreased. However, fine dust and wind speed did not have a significant effect on daily sales of food and beverage industry. Third, all physical variables affect on daily sales. The distance to the bus stop, the distance to the subway station, the width of the front road, and the size of the store have a positive effect on sales.
