        패널모형을 이용한 지역별 공적(공공)임대주택 비중이 주택가격에 미치는 영향 : 수도권 61개 지역을 중심으로

        본 연구는 시장 내 주택상품 특성 중에서 장래 자산가치 변동분을 공적으로 소유하는 대신 주택의 사용가치에 집중한 재화로서 공적임대주택이 주택가격 및 시장구조와 어떠한 관계를 갖는지를 살피고자 수도권 61개 기초단체를 대상으로 지난 5년간의 데이터를 통해 분석하였다. 공공임대주택을 다룬 기존 연구가 대개 임대주택의 공급이 주변주택 가격에 어떤 영향을 주는지 미시적 접근에 그친 데 반해, 본 연구는 공공임대주택을 주택시장 내 하나의 상품유형으로 인식하여 일반주택의 대체재로 상정하고 그 점유율 변화에 의한 주택 가격변화와 시장구조변화 가능성에 주목하였다. 공적임대주택의 영향도를 살펴보기 위해 서울ㆍ경기ㆍ인천 61개 시군구를 대상으로 지난 5년간의 지역별 패널데이터를 구축하여 패널-고정효과모형 분석하였다. 분석결과 주택매매가격지수(종속변수)는 주택수요 요인인 인구, 소득 (1인당 지역총생산), 대출잔액과 유의한 양의관계를 보였으며, 공급요인인 주택수, 공적임대주택비중과는 유의한 음의관계를 보였다. 이는 기존 연구들에 의해 확인된 ‘공적임대주택이 주변 지역의 주택가격에 영향을 준다’는 점으로부터 진일보하여 보다 거시적으로 주택시장 구조 차원에서 공적임대주택이 일정 정도 시장가격 안정화 기능을 수행할 수 있다는 점을 시사한다. 주택가격이 HHI지수와는 미미한 음의 관계를 보이는 것으로 분석되었는데 단기적으로는 공적임대주택의 공급으로 주택가격을 변화시키고 그 변화는 시장 내 비거래 상품을 늘려 거래상품을 대체하게 되며 그에 따라 구조변화에 영향을 미칠 수 있다는 점을 예상할 수 있었다. 이는 공적임대주택이 단순히 주거약자를 보호하는 데에만 그 활용가치가 있는 것이 아니라 시장가격 안정화 기능으로 확장될 수 있음을 시사한다. Korean society has experienced an irregular surge of housing prices with the country’s growing economy. Skyrocketing housing prices, which have surpassed the speed of income increase, have brought about the so-called polarization of income brackets. This study tested if Social Housing (SH) has its own role in changing housing prices at not just the neighbor level but also the market level. To find out the impact of SH on housing prices, 61 local entities in the capital area of South Korea and the last five-year price index were researched. Using panel regression, the authors analyzed the relations between the housing price index and the local population, per capita GRDP, housing loan balance, total number of housing stocks, SH share ratio, and the Herfindal-Hershman Index (HHI) of the housing market. As expected, demand factors of the housing market such as the population, per capita GRDP, and loan-balance showed positive relations with housing prices. On the other hand, supply factors such as housing stocks and the SH share ratio had a negative impact. The HHI of the housing market had a slightly negative effect on the housing prices. However, considering the significantly smaller SH elasticity of HHI than the General Housing elasticity of HHI in the analyzed data, increasing the SH ratio could make the housing market more stable.

        건축물 하자담보책임제도에 관한 관련법령 및 실태분석을 통한 개선방안

        건축물의 하자는 건축물 소비의 질과 내구성에 매우 중요한 역할을 한다. 본 연구는 하자담보책임이 실제 생활상에서 매우 시급하고 중대함에 비해 그 실효적 해결방안이 취약하다는 점에 착안하여 현행 하자담보책임을 규율한 현행 4개 법령 및 지난 2000년~2020년 간 건설보증기관에서 발급한 88,000여 건의 하자발생 데이터를 분석하였다. 법령분석을 통해서는 ‘판정절차’, ‘하자의 개념’ 규정 등의 불비로 하자 해결의 제도적 기반이 취약하다는 점을 확인했다. 실태분석을 통해서는 전체 건축물 중 21.8%가 하자발생에 노출되어 그 해결에 약 696일이 소요되는 것으로 팍악되었다. 하자문제 해결의 실효성을 높이는 대안으로 건설산업기본법에 하자개념규정 설치, 하자판정 체제구축, 하자보수센터 운용을 제안하였고 하자담보 책임기간이 종료된 건축물의 성능책임보험제도를 도입하여 건축물의 내구성과 안전성을 제고할 것을 제시하였다. Proper management of building’s defects plays a very critical role in keeping of building’s quality and durability. As it is well known that effective measures to enhance defective warranty liability have not been properly implemented although they are a very urgent and serious issue in real life, this study analyzes four relevant legislations that contain provision of defective warranty liability and approx, 88,000 defect data issued by the Construction Guarantee between 2000 and 2020. Through analyzing relevant legislations, it is confirmed that the institutional basis for effectively resolving disputes between rights holders and obligers was weak due to the complexity of the relation between two parties and absence of definitive rules and process for settlement in current laws. With the analysis of actual cases over the 20 years, the study finds out that there are a few critical defects staus, such as the average ratio of defect occurrence (21.8%), average amount of defects (96 M; KRW), and solving period (696 days). It takes a significant long time (696 days) to solve the defects problem although they are very common in real life. As an alternative to solve this problem, the establishment of a defect definition regulation, establishment of a defect determination system, and operation of a defect repair center have been proposed in the Framework Act on the Construction Industry.

        We review here the recent progress on the study of the magnetization dynamics as well as the basic principle of the related phenomena. The static properties of the magnetic domain walls and skyrmions as well as their dynamic properties under application of magnetic field and/or spin current are discussed together with the Dzyaloshinskii-Moriya interaction. Finally, the basic principle and recent progress in the antiferromagnetic spintronics are introduced.

        그래핀에서 스핀 및 밸리 수송에 관한 연구 동향

        Graphene is a two-dimensional material having the charge, spin and valley degree of freedom used for information transfer. For spintronics, graphene has emerged as a leading candidate for device applications due to high mobility and ultra-low spin orbit coupling. Also, graphene is an attractive 2D material for valleytronics because valley polarization can be induced by electrical or mechanical tuning. In this review, we focus on the spin and valley transport in graphene. The spin transport properties of graphene are usually studied with nonlocal spin valve devices because pure spin current can be injected into graphene and be detected as electrical voltage. The electrical generation of a spin current in graphene was tried using the spin Hall effect. The valley transport in graphene is also possible when the inversion symmetry of graphene is broken by applying gate voltage or using bi-layer graphene. From these transport properties in graphene, we briefly introduce the research trends of a spin relaxation mechanism, the spin Hall effect and the valley Hall effect in graphene for spintronics and valleytronics with their applications.

        스핀-궤도 토크 기반 자구벽 다수결 소자

        We propose a universal spintronic logic device based on the current-induced magnetic domain wall (DW) motion. The majority gating operation is demonstrated by micromagnetic simulation using spin-orbit torque (SOT)-driven DW motion in Hall bar structures with perpendicular magnetic anisotropy. The logic gates including AND, OR, NAND, NOR are demonstrated, indicating the universality of DW majority gate. The simulation is partially confirmed by experiment, in which we found that the asymmetry in DW motion induced by Dzyaloshinskii-Moriya interaction or local Oersted field can cause the device malfunction. Our result suggests that the DW motion can be used not only in memory device but also in logic device, which could be useful in future processing-in-memory computing technology.

        테라헤르츠 마그논-광자 결합을 위한 분리형 고리 공진기의 기하학적 최적화

        Magnon-photon coupling has been studied to develop effective quantum transducers and long-lifetime quantum memories. In order to achieve magnon-photon coupling, various cavity structures and magnetic materials have been used to excite a photon and magnon of a certain frequency. However, most of the studies so far have remained in the gigahertz (GHz) frequency range, so it is hard to achieve magnon-photon coupling in the terahertz (THz) range which is one of the efficient ways to make a high-temperature quantum regime. Here, we investigate the geometry optimization of a simple cavity structure, a split ring resonator (SRR) in the terahertz frequency range by using simulation as well as the experiment. The simulation shows that the efficiency and resonance frequency are varied by adjusting the geometric length and gap of the SRR. The simulation results are confirmed experimentally by using terahertz time-domain spectroscopy. This work paves the way for a controllability of terahertz photon resonator with high efficiency for high temperature quantum magnon-photon coupling experiments.

        상수도수 불화사업 운영에 관한 평가분석

        The fluoride work management of water supply conveyance has been recommending by the WHO to prevent of tooth decay. Fluoridation of public water supplies has been practiced since 1945. The present approximately 67 countries reported community water fluoridation benetiting many cities. At our country, Fluoridation began in 1981 in Chongiu and Jinhea. In 2002, approximately 40 cities have large populations consuming fluoridated water. But Chongiu stopped fluoridation water works. Few public health measures have been accorded greater clinical and laboratory research, epidemiological study, clinical trials, and public attention than has water fluoridation. In this study, chemical analysis of Sodium Silicofluoride and Fluoride Feed Equipment analyzed. And this study proposed to Fluoride concentration experimental (lab. and field exp.), economics analysis, prevention effect. This study can be decided on the concentration of fluoride injection in Water Fluoridation. Hereafter, this study will be useful in safety and economics of Water Fluoridation in the future.

        수변계획을 위한 생태학적 수질오염 실태분석 : 안양천을 사례로 in case of Anyang Stream

        A water quality analysis of on the stream as well as local stream has been depending on the most chemical methods. But, if the measuring methods of both chemical and ecological accomplished, the variation of water quality on the constant duration Can be measure during short time as well as the stream quality can predict to more continues and it can be reliability. The purpose of this study were to measure the Biological Index (Diversity Index, Dominance Index, Evenness Index, Richness Index) as indicators of environmental impact assessment method. The plants and the creature living in watershed of Anyang stream and the tens branches of it were investigated. These results were divided to the three steps based on the area of water by self-purification step as follow; the sevens stream and mainstream were stronger corrosion waters, one stream of beta-middle corrosion waters and twos stream of alpha-middle corrosion waters. Through those, the index of environmental impact assessment could be found, and it was could be presented Predominance, Diversity and creation of a species.
