The purpose of this study is to analyze relationship between the level of maintenance management service and occupant satisfaction in office buildings. In order to ensure whether the level of maintenance management service corresponds with occupant satisfaction to indoor environment quality(IEQ), we evaluated maintenance management service through surveys of managers and investigated occupant satisfaction by the questionnaire in seven office buildings. Based on this research, it is found that when the level of maintenance management service increased until 60%, occupant satisfaction to IEQ rose with the level of maintenance management service, but when the level of maintenance management service was over 60%, occupant satisfaction didn't become higher. Also, we found factors affected to occupant satisfaction to IEQ and these were not only environmental factors such as temperature, humidity, air flow and indoor air quality but also Help Desk service such as response time to request and attitude.

The purpose of this study is to analyze relationship between service level of the management system and occupants' satisfaction in office buildings. In order to ensure whether service level of maintenance management system corresponds with occupants' satisfaction level, we evaluated maintenance service level through surveys of managers and investigated occupants' satisfaction by the questionnaire in 7 office buildings. Throughout analysis, it was found that not only maintenance service level does not correspond with occupants' satisfaction level, but as maintenance service level becomes high, occupants' satisfaction level becomes lower.
온열 컴플레인에 기반한 여름철 오피스 온열수용도에 관한 연구

This paper focuses on the relationship between thermal environment and thermal acceptability based on complaints. Thermal environment factors and occupants complaints were measured by "thermal complaints voting device" fabricated for this study on each work station in eight offices in summer. The key results are that each hot complaints and cold complaints occurred in a wide range of temperature than we expected and there was an overlap between temperature of hot and cold complaints. As a temperature range occupants experienced in their office was broader, there was more distinction of average and midium between cold and hot complaints. Also, when occupants less complained, they had higher thermal satisfaction and self-assessed productivity.

The helpdesk service acts as a channel for the majority of user queries and incidents, which attempts to resolve quick and straightforward incidents. It is also a tool having the maintenance purpose for the improved occupants’ satisfaction by providing the communication pathway between maintenance personnel and occupants. The purpose of this paper is to investigate the present status of the helpdesk service, to analyze the correspondence characteristics between the maintenance personnel and occupants and to look into the relationship between occupant’s discomfort and the number of the claims requested by occupants related to the temperature regulation. Throughout the analysis, it turns out that more proactive correspondence of maintenance personnel is needed due to the low occupants’ satisfaction ratio of no more than 52%. In addition more proactive means of communication between maintenance personnel and occupants is needed as well for the reduction of the claim numbers requested by occupants.

The purpose of this study is to analyze the interrelationship between occupants' satisfaction and building scale as well as maintenance management service. We select maintenance management service and occupants in office buildings, office building scale and maintenance management period comparing with building age as the factors. In order to ensure whether these factors corresponds with occupants' satisfaction level, we used building data and the questionnaire of a professional maintenance management service.

Maintenance services provided to users in buildings are not sufficient simply to provide them, but it is necessary to provide them with a service system that can accurately identify and respond to users" needs. This study analyzed the relationship between user satisfaction with the helpdesk service corresponding to the building claim and the quality of service of the maintenance organization to identify the interaction between the user and the maintenance organization in the building. We then examined whether there were significant differences between the buildings in terms of variables in the helpdesk service that affect the user"s satisfaction. It was also presented as a measure of the quality of service of the SERVQUAL tool to assess the potential for building maintenance response strategies. Research shows that each building has a helpdesk service item that is significant in user satisfaction and empathy has emerged in a typical dimension as SERVQUAL dimension.
대류난방 시 가습난방 모드에 의한 피부 습윤도 및 쾌적성능 변화

Hot and dry air of heaters used in winter time causes dryness and discomfort to the occupants. Heating in cars also causes passengers discomfort due to its dryness, and there is a need for more comfortable heating mode. Therefore, the humidification heating mode applied with humid and heated air flow is tested to verify the performance of the heating air flow. The subject test showed that the decrease of relative humidity was not big when the temperature increased compared to conventional heating mode, and that the skin measurement showed higher stratum corneum hydration(SCH) and lower transepidermal water loss(TEWL) in humidification heating mode. This result showed the effect of humidification heating modes in winter, and later studies will require an evaluation in real car environment.
