Analysis of the Impact LEED-NC Criteria on Appraised Unit Land Value

In recent years, LEED-NC (Leadership in Energy and Environmental Design for New Construction) has become one of the most widely adopted environmental certification systems in the United States. However, according to some researchers, the adoption of the LEED-NC is perceived to add to construction cost and duration compared to conventional building standards. Therefore, it is necessary to examine the economic benefits of LEED-NC to consider how it can be applied worldwide. This study focuses on the impact of LEED-NC on the appraised unit value of parcels in San Francisco County based on the number of LEED-NC Public Transportation Access (PTA) qualified buses, light rail and commuter rail stops, distance to the closest bus, light rail and commuter rail stops, zoning class and parcel size. As a population of interest, San Francisco County was chosen since it is known as a region with well-organized transportation systems including bus, light rail and commuter rail systems. According to the correlation results, this study shows that the appraised land value is significantly affected by LEED-NC PTA, and is correlated to a higher appraised unit value of land parcels.

고속도로 엇갈림구간은 합류, 분류, 엇갈림 교통류가 서로 상충하여 교통혼잡과 교통사고 발생 가능성이 높은 구간이다. 한국도로용량편람에서는 단순히 길이만을 기준으로 엇갈림구간을 합류부 및 분류부와 구분하고 있으며, 엇갈림구간에서의 교통류 특성으로 인해 발생할 수 있는 교통문제를 완화시키는 적정 길이기준은 제시되어있지 않다. 본 연구에서는 엇갈림유형별 주행행태모형을 구축하고 엇갈림구간을 효율적으로 운영할 수 있는 길이기준 산정 모형을 개발하였다. 다양한 교통조건에 대해 미시시뮬레이션 교통분석 프로그램 VISSIM을 적용하여 고속도로 기본구간에서의 밀도-기반 서비스수준이 엇갈림구간에서 지속될 수 있는 엇갈림유형별 길이 설계기준을 제시하였다. 연구결과는 엇갈림유형과 길이기준을 지역별 교통상황에 따라 다르게 적용해야 할 필요성을 제시하고 있다. 길이기준의 적정성은 도로주행 시뮬레이터 실험으로 검증하였다. On freeway weaving sections, traffic congestion and accidents occur frequently due to the disturbance generated by merging or diverging vehicles. To reduce the disturbance and accordingly improve Level-of-Service (LOS), an appropriate length of weaving section should be provided. According to the KHCM, the weaving section density, which is a surrogate for LOS, is determined by weaving length, traffic volume, and weaving volume ratio. However, it is not yet clear whether the KHCM accurately estimates the density for various traffic conditions. The purpose of this study is to evaluate the effects of weaving length on various traffic conditions applying microscopic traffic simulation model VISSIM. Genetic algorithm optimization method is applied to build the car-following and lane-changing models in VISSIM. The results show that weaving length is a critical determinant of LOS and short weaving length significantly increases traffic congestion. Increasing the length of the weaving section is a good countermeasure for managing traffic congestion. The amendment of KHCM regarding freeway weaving section length is suggested for future study.

This study used magnetic resonance (MR) thermometry to investigate the temperature increases and thermal transfer that occur during plasmonic photothermal therapy (PTT) with gold nanorods (GNRs). An artificial tumor phantom made of agarose gel containing GNRs was heated by irradiation with an 808 nm laser. The MR thermometry visualized the conditions: a well-localized temperature distribution with suppressed thermal diffusion that depended on laser power and irradiation time. A tumor phantom model was implanted in mice, and MR thermometry evaluated the temperature change in the presence and absence of GNRs and the thermal transfer into the surrounding tissues. That experiment showed that MR thermometry can be a useful tool for monitoring PTT. These results suggest that MR temperature measurement could help to establish ideal laser irradiation conditions in GNR-mediated PTT, and that it has great potential for visualizing local photothermal induction and evaluating therapeutic effects.

The information about time spent in microenvironments plays a critical role for an exposure assessment of the person concerned, considering the personal exposure relies on the characterization of activity patterns of the population at risk and human activities impact the timing, location, and level of personal pollutant exposure. The purposes of this paper were to present indoor time activity patterns of Korean from a population-based study and to determine individual factors of time spent in microenvironments. The population based study collected time activity pattern of about 32,000 Korean for two consecutive days. The mean times spent at home, other indoors, outdoors, and transportation in related to the whole sample of 19.025 people are 14.23hrs(59.3%), 6.80hrs(28.3%), 1.26hrs(5.2%), and 1.75hrs(7.3%) in weekday, respectively. Database provides information on how the proportion of persons in different locations changes by time of day in weekday. Here, we see that over 90% of respondents were in a residence from about 11 PM to 5 AM, and the largest proportions of respondents in offices, factories, schools and public buildings occur between 8 AM and 5 PM.
