        공동주택 관리업무 수행 평가도구 개발에 관한 연구

        The aim of this study was to make an evaluation tool for multi-family housing management with discussion of managerial situation of multi-family housing for sale (so called condominium) in Korea. The theoretical framework that was derived from social constructionism was used. Housing managers' and residents' opinions were reflected in evaluation tool to make a clear distinction from existing tools. The parts of evaluation tool were composed of maintenance, operating management, residential life management. Differences from existing tools, ‘Evaluation Tool for Multi-family Housing Management(ETMHM)’ got contents validity and objectivity through selecting items from the research results about managers, residents and professionals. To identify the level of evaluation, Likert summated scale(5 point) was used.

        외과적 노출술을 이용한 매복된 하악 제 1 대구치의 자발적 맹출 유도

        하악 제 1대구치 매복의 발생 빈도는 전체 인구의 0.01%로 드물게 나타난다. 매복의 원인으로는 맹출 공간의 부족, 과잉치, 치성 종양이나 낭과 같은 맹출로상의 장애물, 유전적 요인, 내분비 질환, 외상 등이 있다. 하악 제 1대구치의 매복으로 인해 하안면 고경의 감소, 낭의 형성, 치관 주위염, 인접치의 치근 흡수, 부정 교합 등의 부작용이 생길 수 있으며, 치료 방법으로는 외과적 노출술, 교정적 견인, 외과적 재위치술, 발거 등이 있다. 다음의 두 증례는 하악 제 1대구치의 미맹출을 주소로 내원한 환아에게 외과적 노출술을 시행하여 원심 경사 매복된 하악 제 1대구치의 자발적 맹출을 유도한 증례들이다. Impaction of mandibular first molar is relatively rare and its overall frequency has been reported to be 0.01%. The etiology of impaction are lack of eruption space, physical obstacles such as supernumerary teeth, odontomas or odontogenic tumors, hereditary factors, functional disturbances of endocrine glands and traumas. Impaction of mandibular first molar can result in a short lower facial height, formation of a follicular cyst, pericoronal inflammation, resorption of the roots of neighboring teeth and malocclusion. The treatment options available for impacted teeth include surgical exposure, orthodontic forced eruption, surgical repositioning and surgical removal of unerupted molar. This report presents two cases of distally tilted and impacted mandibular first molars which were treated by surgical exposure. In these cases, we could observe spontaneous eruption of the impacted mandibular first molars after surgical exposure.

        만성관절염과 루푸스의 피로, 통증, 및 통증효능감에 관한 연구

        This study was designed to distinguish by the characteristic difference and the degree of symptoms such as fatigue, pain, coping to pain, and efficacy on pain, and to offer descriptive data for nursing intervention for improving coping ability to pain along each characteristics of disease in chronic arthritis and systemic lupus erythematosus. The subjects were 135 outpatients in the hospital for rheumatic disease in H-University, Seoul. The data were collected by structural questionnaire, from April 29 to June 29, 1999. The results were that the fatigue score was high in the OA patients while the RA patients and SLE patients experienced middle range of fatigue score, but which was not statistically different. Although the RA patients felt higher pain than other diseases, they have well coped with their pain than the others. In efficacy on pain the SLE patients had higher score than others but all of the disease showed lower score. No statistically significant difference among the three croup was recorded in efficacy on pain. Therefore, pain management in the RA patients was primary nursing intervention because they felt severe pain and have well coped with pain while they had lower pain efficacy score than the others. It is also important that fatigue management and coping strategies on pain for the OA patients and SLE patients are specially supportive in the nursing intervention.

      • 장애인 가구의 주거관리서비스 요구와 지역사회 자원 분석

        The purpose of the study was to analyze the housing services that can support the independent living of the handicapped and to classify the housing management services. For this purpose, we analyzed the housing management situation of disabled households and analyzed the services that can be linked with information of resources related to housing management among community resources. We interviewed people with disabilities, and their living conditions and housing management status. The results were as follows : 1) In - house management service and public space management service were proposed as housing management service for the disabled. 2) Some of the inconveniences in residential life were in various areas such as repair and maintenance of home, safety management, hygiene management, and environmental management. 3) The disabled people said that it is necessary to provide customized information and consultation about housing management services and to link with community services.

        The purpose of this study was to present the benefits of multi-family housing complexes and the ripple effects at the national level through public housing management services for multi-family housing. In addition, through the content analysis of apartment housing management diagnosis service, a housing management service performance index system was created and the results obtained through the management diagnosis service were derived. As a research method, literature analysis, content analysis, and expert survey were conducted. The results of this study were as follows. First, what was the "value" of the management diagnosis service as a component of the management diagnosis service performance indicator system. Second, we developed a standardized "indicator" to measure objective and empirical results. Third, it was revealed that there were economic and social ripple effect through management diagnosis service.

        공동주택 관리실태와 관리업무 수행유형-관리사무소장을 중심으로-

        본 연구는 관리사무소장을 통해 관리현장에서 이루어지고 있는 관리업무 수행 현황을 파악하고자 하였다. 관리업무를 유지관리, 운영관리, 생활관리로 나누어 각 업무 수행이 어느 정도 이루어지고 있는지 분석하며, 이를 토대로 관리업무 수행유형을 도출하고, 공동주택 관리의 질적 향상을 위한 제언을 하는데 그 목적이 있다. 먼저 관련 법령의 분석을 통해 공동주택 관리의 효율적 업무수행을 지원하기 위한 제도적인 보완을 짚어보고, 구조화된 설문지를 이용한 주택관리소장과의 실중조사를 통해 각 업무별 관리 업무 수행 현황을 평가하였다. 그 결과 현재 공동주택 관라업무의 수행 유형은 ‘운영관리를 중심으로 한 미흡형’으로 나타났는데, 운영관리는 다소 이루어지고 있지만 전반적으로는 관리수행이 잘 되고 있지 않은 것으로 나타났다. 이러한 평가는 관리자의 변인에 따라 다른 의견을 보였는데, 특히 관리자의 자격사항과 급여만족도에 따라 유의미한 차이를 보였다. 본 조사 결과를 토대로 각 업무별 균형잡힌 수행이 이루어지기 위환 방안을 제시하면, 첫째 제도적인 측면에서는, 유지관리 업무 중 잘 수행되고 있지 못한 장기수선계획 관련 업무 등을 현장에서 관리자가 실제로 수행할 수 있도록 교육과 정보공유 방안 등의 보완이 필요하다. 둘째 관리자와 주민 참여가 요구되는 생활관리의 경우 관리자의 의욕을 높일 수 있는 표준화된 급여기준 마련 및 주민참여 방안이 모색되어야 할 것이다. The purpose of this study is to examine the characteristics of managerial situations of multi-family housings for sale in Korea. Managerial works of multi-family housings were divided into three fields: a maintenance, a operating management and a residential life management. So, the degree of accomplishment of three field's works were examined, and dassified into managerial accomplishment types. Characteristics of changes of the legal system for the Multi-family housing management were examined. 100 Housing manager's opinions were also analyzed to evaluate the managerial situations. Analytical methods were frequency, percentage, means, i-test and correlation by the SAS(Statistical Analysis System) 8.0 for Window programs. The results of this study were as follow; 1. The type of managerial accomplishment was 'a inadequacy type which was similar to the operating management type'. The operating management was accomplished but the maintenance and the residential life management were not accomplished well. 2. The results were influenced by Manager's characteristics such as a fee. It was important to be satisfied with their work surroundings for accomplishment of the managerial works. As a result, to improve a quality of multi-family housing management, not only legal supports but also manager's motivations were deeply considered.
