        인터넷 부동산 서비스 품질이 재방문의도에 미치는 영향에 관한 연구

          오늘날 부동산 시장에서 인터넷이 중요한 정보의 매개체로서 소비자들에게 인터넷 부동산 서비스를 24시간 제공하고 있다. 이렇듯 인터넷이 부동산의 각 부분에 많은 영향력을 미치고 있음에도 불구하고 인터넷 부동산 서비스 분야와 관련된 많은 연구들은 주로 개념정립이나 현황분석 등 주로 거시적인 차원의 수준에서 진행되어 왔다. 그러나 인터넷을 통한 부동산 유통시장의 투명성 확보와 부동산 상품의 표준화 작업, 공급자중심 시장에서 수요자 중심으로의 전환 등으로 인해 인터넷 부동산 서비스 기업들은 서비스 품질과 고객만족을 향상 시킬 수 있는 방안을 모색하기에 이르렀다. 이에, 본 연구에서는 우선 인터넷 부동산 서비스 품질을 측정할 수 있는 척도를 개발하고 동시에 품질요인들을 구성하고자 하였다. 또한 구성된 인터넷 부동산 서비스 품질요인들이 고객만족에 미치는 영향과 고객만족이 결과 변수인 재방문의도에 미치는 영향을 살펴보고자 하였다. 실증연구를 통해 인터넷 부동산 서비스와 관련하여 서비스 품질의 하위차원들을 규명하고 각 하위차원을 측정할 수 있는 척도를 새롭게 개발하였다. 그리고 요인분석을 통해 인터넷 부동산 서비스 품질을 결정하는 구성 요인 5가지를 추출 해냈다. 각 품질 구성 요인으로는 부동산정보, 의사소통, 디자인, 접속편리성, 시스템이라는 5개의 새로운 잠재변수가 생성되었다. 그리고 새로 생성된 변수인 인터넷 부동산 서비스품질 구성 요인 5개 모두가 고객만족에 미치는 영향을 분석한 결과 의사소통, 디자인, 부동산정보, 시스템, 접속편리성 순으로 모두 고객만족에 통계적으로 유의미한 영향을 주는 것으로 나타나 고객만족을 향상시키기 위해서는 5가지의 모든 품질요인이 중요한 것으로 나타났다. 특히 의사소통 품질이 고객만족에 가장 큰 영향을 주는 것으로 나타난 것은 인터넷 상에서는 커뮤니케이션 방향이 기존의 전통적인 상거래방식인 단방향성(One-way)과는 달리 쌍방향성(Two-way)이고 시장 주도세력이 이용자 개인이기 때문에 신속하고 정확한 의사소통이 인터넷 부동산 서비스 이용자들에게 가장 중요하게 느껴지기 때문인 것으로 판단된다.<BR>  이러한 연구결과를 통해 관련기업들이 인터넷 부동산 서비스를 제공하기 위한 웹사이트의 개발과 운영 과정에서 소비자에게 필요한 서비스 품질 요인들이 무엇인지를 파악할 수 있을 것으로 기대 된다.   The purposes of this study are to develop a standard for measuring the quality of Internet real estate services, to identify the factors that affect the quality of such services, and to determine the effects of these service quality factors on customer satisfaction and, in turn, the effect of customer satisfaction on the customer’s intent to obtain once again such services from the same company. A standard for defining the sub-factors of service quality in relation to Internet real estate services, and for measuring each sub-factor, has recently been developed. Five factors that affect the quality of Internet real estate services have also been identified, namely: real estate information, communications, design, convenience of connections, and system. In addition, new potential sources of information regarding these five factors have been found.<BR>  After analyzing the effects of the five factors affecting the quality of Internet real estate services on customer satisfaction, it was found that all the factors enhance customer satisfaction, particularly in the following order (from that which affects customer satisfaction the most to that which affects it the least): communications, design, real estate information, system, and convenience of connections. Communications affect customer satisfaction the most because they are created through a two-way method rather than a one-way method―that is, through the traditional commercial dealings on the Internet. Rapid and accurate communications are the most important consideration for Internet real estate service users, who are the main market forces.<BR>  It is hoped that the results of this study―that is, the factors that were determined in this study to affect the quality of Internet real estate services ―will be made known to companies that are developing and operating Web sites providing such services, so that they could take these factors into consideration as they endeavor to promote customer satisfaction.

        아파트관리 서비스품질이 주거만족도 및 추천의도에 미치는 영향에 관한 연구

        This study has the distinction of consumers(tenants, etc.) in terms of housing apartments in one of the ways to increase satisfaction(maintain) the quality of service configuration management to maintain service quality factors, divided as follow Maintain quality of service, Quality of Service Life Management, Quality of service operations management, Quality of service communications management, Enabling Community. The results and implications of this study are summarized as follows. First, the pre-sale public housing management service quality factors like the majority of satisfaction and also turned out to influence. Second, maintain service quality, operations management service quality, satisfaction, and recommendations of the residential community activation degree impact positive significant, Life Management Service Quality showed the opposite effect. Third, the communication management service quality through the official channels of communication independent of satisfaction with the service quality has been dismissed.

        부동산 개발금융 리스크 관리방안에 관한 연구 : PFV를 중심으로

        This study was to offer a combined risk management method between a real estate development and its financing risk as these days a real estate development and its financing are integrated each other. Also this study was meaningful to get various opinions of feedback about the PFV(Project Financing Vehicle) system from the experts engaged in the real estate market at a time when the PFV system is about to sunset by December 31, 2022. Among the 3 risks, the real estate development risk, the financing risk and the PFV system risk, the operational risk of PFV system was the most important, and the financing risk followed. Comparatively the real estate development risk was low. The return allocation was most important among the PFV operational risks. This was because the PFV system was to save corporates’ income tax and a stable return allocation to all participants was important. The expert group research showed the PFV system was inevitable. Also it showed that the legislation for the system and its administration were required for stable operations.

        부동산 개발금융 참여자간 관계구조에 관한 연구 -시공사와 재무적 투자자와의 관계구조를 중심으로-

        The purpose of this study is to examine the influence factors and outcome between constructor and financial investor by reviewing relationship structure under the assumption that financing is the key factor in real estate development structure. Survey data is used to examine whether certain relationship factor has an influence on reliability level and reliability`s influence on increasing satisfaction level. As for the analysis technique used in the research, relationship structure`s factor analysis and main component analysis technique were used to examine reliability analysis, SPSS 16.0 for statistical treatment, and AMOS 16.0 for structural equation. The hypothesis test has found that each relationship factor has significant influence on reliability level, and reliability, the parameter, has significant influence on satisfaction level.

        상업용부동산 재개발에 있어 세입자보상 관련 권리금 결정요인에 관한 연구

        This study analyzes a comparative significance of location, facility and business factors in the decision of foregift using AHP technique. Findings reveal that location factor was the most significant and business factor was more important than the facility factor. Site and floating population showed highly significant in the location factor. In detailed item analysis, items such as ``1st floor``, ``availability of parking lot``, ``the distance of subway station`` represented high degree of significance. This outcome indicates that easy access to shopping area tends to increase sales or operating profit to sales ratio. Thus, accessibility to shopping area is evaluated the most significantly. In the facility factor, serving installation including table, heating and cooling facilities were highly evaluated. This means that convenience of customers and service related facilities were evaluated significantly. In the business factor, credit ratings and business know-how were evaluated almost equivalent degree. The case of credit ratings, whether it is same line of business or not, whether it is chain business or not, and whether the business period is longer or not produced a similar outcome. This means that diverse factors are considered in evaluating credit ratings, as a capacity of payment. In the case of business know-how, analysis showed the order of ``secret method of production``>``differentiated service``. This implies that clients regard quality of the production the most important and then customer service. One must restrict the foregift which is an object of compensation to the foregift produced by business factors. Whether the foregift is paid or not must be substantiated by legalization, thus this is a matter of national lawmaking policy.

        리모델링 아파트 주민의 주거만족요인의 결정에 관한 연구

        This study elicited the question items of the remodeled apartment characteristic factor showing the importance of housing satisfaction measurement by reference to existing previous studies and the evaluation items of housing quality consumer satisfaction of the Ministry of Land, Transport and Maritime Affairs and tested them through AHP(Analytic Hierarchy Process). The questionnaire research attempted to identify the characteristics of the importance of the major housing satisfaction factors of the remodeled apartment residents such as the environmental, social and economic elements. Seeing that the remodeling of apartment housing will continue to increase in the future, it is thought that the contents presented in this study will become an indicator to the constructors specializing in remodeling and remodeled apartment residents.

        부동산 간접투자 수익률에 영향을 미치는 요인 연구 -부동산펀드를 중심으로-

        It has been more than 8 years since the REF(Real-estate fund) was first introduced in 2004. The REF grows year by year. However, there has been no proper information on the basis of which one could tell what elements contribute to the forming of REF yield and whether REF yield is predictable. This study has analyzed the sources of REF yield fluctuations by using the VAR model, and has verified how much important the market basis value has been by analyzing the impulse responses and variance decompositions. The suggestions that are made from this sdudy are as follows: It could be confirmed that REF yields are positively influenced by HPCI(Housing purchase price composite indices), CD91(Certificate of deposit yield), KOSPI(Korea composite stock price index), and EFNAV(Real estate fund net assets value), whereas REF yields are negatively influenced by CPI(Consumer price index) and EX(Exchange rate).

        주택바우처 수급권자 거주유형별 주거만족도 차이에 관한 실증연구

        Housing voucher is a housing support system that is being implemented to support housing stability and settlement. The aim of this study is to analysis the effect of the hosing satisfaction of the residential house and housing welfare characteristics between residents of public rental housing and residents of private rental housing on receiving housing voucher The analysis is done based on 469 significant research materials gathered from the questionnaires. For analysis methodology, this research is using SPSS 18.0, along with analytic techniques, such as implementation of basic statistical analysis, reliability, and structural analysis. Through this study, influencing relationship on how the residential house and housing welfare characteristic factors can affect the housing satisfaction is figured out. The results of the study are as follows: First, it is find that the first influencing factor is the housing settlement opportunity for the hosing satisfaction both of the residents of public and private rental housing on receiving housing voucher. Second, it is find that the second influencing factor is the housing facility for the hosing satisfaction both of the residents of public and private rental housing on receiving housing voucher. Finally, it is find that the housing voucher of the residents of private rental housing affects the hosing satisfaction.

        필리핀 주재 장기체류 한국인의 주거선택 결정요인 및 주거만족도에 관한 연구

        The third largest number of overseas Koreans are living in the Philippines followed by China and Japan in the Asian region. In the Philippines, Koreans rank the second largest number of foreigners next to Chinese. Since there is no survey or study targeting overseas Koreans' dwelling choice determinants and residential satisfaction, this topic would be meaningful. Most important variables from precedent researches done in Korea were chosen for this survey and analysis. Respondents to this survey were random overseas Koreans residing in Metro Manila areas. In this study, linear model has been estimated using Hedonic approach to identify relationship between residential satisfaction and dwelling choice determinants in Metro Manila. Eight explanatory variables(locational, economic feasibility, sociality, mutuality, educational environment, comfortability, safety and view) were chosen to identify their effects on residential satisfaction. Results clearly indicated that seven explanatory variables were positively significant at 5% significance level, but insignificant economic feasibility variable rejected its hypothesis. In other words, effects of overseas Koreans's dwelling choice determinants on residential satisfaction were in order of safety, locational, comfortability, sociality, view, regionality, and educational environment. These estimations does not show any big difference with results from precedent researches done in Korea. However, since safety was most important factor in dwelling choice determinants, certain public safety is necessary. Although educational environment is relatively good, it is least likely to affect residential satisfaction because Korean students are having hard time to make local friends due to communication difficulties and also it is not easy to get into good schools abroad. Due to lack of efficient infrastructure in the Philippines, expenses in electricity, communication such as phone, mobile, Internet, also fuel and toll fees were more expensive than Korea. Economic feasibility hypothesis is then rejected.

        유동화된 담보부 NPL의 매입특성요인 및 부동산경매·투자특성 요인이 투자의사결정에 미치는 영향에 관한 연구

        It seems that a convenient investment method for real estates at an auction by using NPL(Non-Performing Loan) through Investment companies and AMC(Assets Management Company) is much more common in the market due to recent high competition to make a successful bid against auction sales of collaterais provided at financial institutions. This study is primarily to focus on setting up priorities for the importance of investment influent factors on auction investors decision marking, which are duly analyzed by the paired comparison method between specific factors of investing NPL and related factors in auction market including specific factors of real estates investment. Based on the empirical analysis of relevant importance among key factors of investment decision marking. NPL Acquisition Factors show high priority against Real Estates Investment Factors and Auction Investment Factors in the large classification level. In case of the influence analysis for the importance of key factors on investment decision marking, 4 high influence values from 27 analyzed small classification of NPL specific investment factors are located among 5 highest influence values. This concludes that the most important factor is a successful bid for auction sales as an ultimate objective of auction investment. From this study, it is more clear that a successful bid only could be possible with alternative investment opportunities by preventing any economic losses form no preoccupancy on NPL acquisition or 3rd parties dominant position for bidding process by using NPL.
