The purpose of this study was to investigate the policies related to residential remodeling for elderly households of Korea and Japan. Documentary research methodology was used in this study. The major results of this study are as follows: 1) It is not enough that the housing policy of elderly households prepare institutions and standards for aging society in Korea. 2) Residential remodeling projects by this time were not to improve residential environment of elder]y households but to support only a few low income elderly households in Korea. 3) Housing policy of elderly households consisted of design and remodeling standards for barrierfree of new housing and housing stock, housing financing, human resource network, and educational program of housing remodeling in Japan. 4) Central government and local self-governing body have support system which is systematic and that is helpful to those elderly households who needs housing remodeling in Japan. 5) It is needed that local self-governing body frame a policy of residential remodeling for elderly households. And central government and local self-governing body prepare the policy of financial support and contents of residential remodeling for elderly households according to the level of housing quality and residents circumstances. And they have the education system for specialist of residential remodeling for elderly households and clarify the standards of residential remodeling for elderly households. 6) In-depth analysis study is need to find a suggestion in many cases of advanced nations.
사용자 특성별 스마트하우징 주거서비스 이용 실태 및 선호도 조사

This study aims to provide basic data for the development and planning of customized residential services that meet the characteristics of residents. The survey was conducted on 511 residents of three apartment complexes that provide smart housing residential services. According to the user characteristics of gender, age, family composition, and smart technology acceptance, the smart housing residential service usage status and preference was investigated whether they were aware of and used them, and satisfied and needed for them. The results are summarized as follow; 1) In terms of usage by user characteristics, women, 40-59 years old, ‘couple+children’, and those with high acceptance of smart technology generally knew more services and used. In particular, awareness and usage of services related to indoor environment control, which are directly operated by users, were higher than other services. 2) They are highly satisfied with smart housing residential services that they frequently use because they are familiar with them and use them as much as they need. But they are less satisfied with services that are not used according to their preferences or to proficiency of using devices. 3) In order for smart technology to be favored by users, technology-based services must be properly delivered to users and used well to extract quality data.

In response to social changes and technological development, it is time to seek reasonable measures to provide resident-centered residential services in smart housing. This study examined the status and satisfaction of residential services use in smart housing residents. The study aims to establish a direction for universal application in the housing market by deriving residential services that meet the living patterns and needs of residents in smart housing. For this research, a survey was conducted on 306 residents of two apartment complexes that provide residential services based on smart housing. Cross-stabs and One-Way ANOVA were conducted to analyze the current status and needs of residents by life cycle. The study found that it is necessary to provide user-centered devices and related services according to residents’ lifestyle and usage behavior. Moreover, an approach to improving the usability of smart housing services and preparing measures to ease entry barriers to use are necessary. In addition, stable supply of residential services will be possible by considering the cost of technology development and the utility of related services at the same time, and therefore, an in-depth user-based investigation is needed in the future.

In response to residents’ various characteristics and needs, large-scale multi-family housing complexes have recently developed smart housing services that incorporate smart technologies to support safe, pleasant, and comfortable living conditions and efficient maintenance. Based on residents" needs and satisfaction with smart housing services, this study aims to establish a direction for the universal application of services in the housing market by deriving smart housing services that conform to living patterns. This study surveyed residents of multi-family housing complexes that provide basic smart housing services and analyzed the user behavior, recognition, and satisfaction level of each household and household type. We hope that this study’s results can serve as a basis for developing and planning smart housing services for future user acceptance.

본 논문의 목적은 시각장애인의 주거실태 조사를 통해 주거현황을 파악하는 것이다. 이를 위해 본 연구에서는 우선, 문헌조사를 실시하여 평가도구를 개발하였고, 이를 바탕으로 시각장애인 30인의 주거를 직접 방문하여 현장 실측 및 인터뷰 조사를 실시하여 얻어진 결과를 정리한 실증적인 연구결과이다. 주요 연구결과를 정리하면 첫째, 시각장애인의 주거는 14평 이하의 소형아파트 전월세에 5~10년 정도 거주 비율이 높은 것으로 나타났다. 둘째, 조사대상자들은 주거공간에 대하여 공간별로 사고 경험이 있고 부분적으로 일부 노후된 설비를 수선하는 정도의 공사를 최소로 행한 주택에 거주하면서도 이사하고 적응하는데 어려움이 있어서 현재의 주거에 대체로 만족하는 편이었다. 셋째, 조사대상자들은 주택의 규모가 작고 좁으며 성능이 떨어지고 불편한 구조와 설비에 불편함을 호소하긴 하였으나 넓은 공간과 첨단 기능을 원하기보다는 간편하고 단순하고 효율적인 공간을 원하였으며 특히 외부공간에 대한 안전한 계획을 원하였다. 넷째, 조사대상자의 주택은 전반적으로 문턱과 단차가 있고 손잡이가 불편하며 미끄럼 방지도 제대로안 되어 있고 수납공간도 부족하여 거주자의 시각장애가 거의 고려되지 않은 주거환경이라고 할 수 있다. 다섯째, 본 연구에서 조사한 시각장애인의 주거환경은 사례수가 많지 않으나 사례수를 더 늘려서 거주자 특성별, 주거특성별 비교 연구와 건축적 특성을 고려하는 연구를 후속연구로 진행한다면 시각장애인 주거에 대한 주거모델을 개발하고 이들을 위한 주거기준 마련 연구에 도움이 될 것이다. The purpose of this study was to survey the housing condition of the blind people. Documentary research and empirical analysis methodswere used in this study. It was surveyed 30 blind people those who live in Seoul, Incheon and Bupyeong. The major results of this study were as follows; 1) The size of housing of the blind people is below 46.2㎡, they are tenants and lives their home for 5~10 years. 2) The blind people have accident experience at home but they are satisfied at their home. 3) The blind people complained their homes which are small, narrow, uncomfortable structure and old equipment. And they wanted that simple and efficient space planning and especially safety design on outdoor space for the blind people.
