Cost Analysis of the Structural Work of Green Frame

The adoption of Green Frame is expected to provide economic benefits, since construction costs are reduced by the in-situ production of precast concrete column and beam. The cost reduction can ultimately be realized by saving transportation costs and the overhead and profit of PC plants. The cost structure of Green Frame, which is built up using composite precast concrete members, is similar to that of a bearing-wall structure, but the difference in construction process has resulted in some cost differences for a few items. In particular, production and installation is the principal work involved in Green Frame made by precast concrete members, while form and concrete work is the principal work for a bearing-wall structure. As such, the rental time and fee for a tower crane should be compared through time analysis. To verify reliability, this study focused on developed residential projects to estimate the construction costs. Through this analysis, it was found that the costs of Green Frame were 1.57% lower than the costs of bearing-wall structure. The results of this study will help in the development of a management plan for the structural work of Green Frame.

국내 공동주택의 리모델링 수월성 및 이에 따른 장수명화를 위해 그린 프레임 공법이 개발되었다. 그린 프레임 공법은 합성 프리캐스트 콘크리트 부재를 이용한 라멘구조로 벽식 구조와는 달리 양중 및 설치가 골조공사의 주공정으로 작용한다. 따라서 그린 프레임에 의한 적정 골조공사 공기 산정을 위해서는 체계적인 양중계획이 필요하다. 그러나 양중계획은 그린 프레임을 구성하는 요소인 합성 PC 부재(기둥, 보)의 단위 양중공정에 대한 분석이 선행되어야 한다. 따라서 본 연구는 그린 프레임 합성 PC 부재의 양중공정을 분석하는 것을 목적으로 한다. 이를 위해 합성 PC 기둥과 보의 양중절차와 시간을 도출하고, 그 결과를 사례 프로젝트에 적용하여 기준층의 양중 사이클을 분석한다. 본 연구의 결과는 향후 그린 프레임에 의한 골조공사 양중계획 시 핵심자료로 사용된다. Green frame technology intended to facilitate the remodeling of apartment housing complexes in Korea and extend their service life has been developed. Green frame design is a Rahmen structure using composite precast concrete members and, unlike a bearing-wall structure, lifting and installing structural members accounts for major steps of structural construction. Therefore, if green frame structure construction is to be scheduled appropriately, systematic lifting plan needs to be developed in advance. Development of lifting plan also requires unit lifting process of composite PC members (columns and beams) that consist of green frame to be analyzed first. Therefore, this study attempts to analyze the lifting process of composite PC members used in green frame structure. To that end, lifting procedure and time of composite PC column and beam are estimated and applied to a project case to analyze the lifting cycle of reference floor. Outcomes produced herein will be used as key data for development of lifting plan in subsequent green frame structure construction.

Reinforcement work takes charge of approximately one-third of the reinforced concrete work that covers more than 30% of total construction cost and depends on labor intensive production. Despite, therefore, the comprehensive improvement of working process should be followed, it is confirmed through the survey of previous research that the research of work model considering working process and motion of rebar workers has not been carried out. The purpose of this paper is to build a work model of efficient rebar work process through the productivity analysis by work sampling and simulation.<br/> The model proposed in this research would be used for not only reducing non-productive activities but also providing the clues of productive rebar work, and eventually give the opportunity of cost reduction.
