        상업건축물의 사업위험관리를 위한 민감도 분석 기법

        The global financial crisis resulting from sub-prime mortgage crisis in the United States, beginning in 2007, has had dealt a blow to domestic economy. The economic downturn, coupled with a large number of apartments remaining unsold has resulted in contracted investment sentiment of the builders. Thus it's difficult to even implement the business, unless the investment project is thoroughly verified as well as the accurate profitability is granted. Viewing the current situation, forecasting and evaluating the business profitability is more than important today. The study was planned to identify the factors influencing the business success and to evaluate the sensitivity, relative risk of each factor was measured, and the scope of the study was limited to the commercial buildings among other buildings except apartment buildings. Hence, the study was aimed to analyze the factors affecting the business and the sensitivity so as to be able to systematically materialize the risk management of the commercial buildings. The outcome of the study is expected to serve the useful data in analyzing the business profitability and implementing the investment projects as well.       • 공동주택의 장기수선계획 수립 시스템에 관한 연구

        The repair and maintenance planning is the principal transaction to prevent from the degradation of apartment buildings to prolong their lives. Various building components as part of living area should be maintained properly and timely before critical defects are realized, then the building life might be extended until the limit of its usability. In other words, various building components such as utilities, finishes and structural members are needed to be repaired and replaced in different time interval after completion. To do this systematically, a maintenance management system for Long-Range Planning (LRP) needs developing. The LRP should be figured out based on the forecast of repairing and replacing cyc1e of building components according to work trades. And the precise forecast of repairing and replacing time of the components helps to enhance the usability of the developed system. The purpose of this paper is to suggest a system with which apartment building managers carry out the tasks of periodical check, diagnosis and replacement of building components based on the maintenance calendar. By using the system, they can easily forecast repairing and replacing time of the components with the consideration of life cyc1e of building materials and build the LRP.

        공동주택 공사의 통계적 코스트 모델의 시스템화 연구

        Statistical cost models can provide construction cost quicker and more reliable than traditional ones if the collected cost data are sufficient enough to analyze the trends of the variables, such as the cost, shape, height, total floor area, or other variable of apartment housing projects. The reliable and explainable construction cost can be estimated at the early stage by using the actual cost data analytically and systematically. Although many scholars have made researches in the cost modeling techniques, they have difficulties in developing a computerized system due to the following problems. (1)Updating cost database periodically with the addition of actual cost data (2)Rebuilding cost models subsequently with the updated cost data (3)Proving the practical validity of the models The objective of the study is to provide a methodology for developing a system to improve the above problems and estimate more reliable construction cost with the past data of apartment housing projects. The proposed methodology is implemented into a computerized system with which each participant makes an estimate for her or his own goal.

        건설 리프트의 적정 대수 산정에 관한 연구

        The volume of material and number of workers mobilized has been on the rise in line with the domestic projects getting higher, larger and complex currently. Particularly for the project in downtown, delivering the resources in timely manner is very crucial in carrying out the overall project as scheduled. Inappropriate lifting plan often causes inefficiency over the entire project, resulting in increase in schedule and cost. Despite of such importance of lifting plan for architectural work, lifting plans at the most of domestic projects, except a few cases for large scale high-rise buildings, have been heavily dependent on engineer’s personal experience and intuition alone. To deal with such problems, the study was intended to develop and suggest a systematic and objective process for determining the lift, categorizing the lifting equipment into the two types, one for workers and another for material.

      • CM업무 고도화를 위한 전문가 지식관리 시스템 개발 방향 및 전략

        Construction managers who are placed on the top of the construction production organization should exhibit its best knowledges concerning all aspects and control related members at every position properly. In case of CM firms in developed countries, they are equipped with a practical system of technology and management knowledge, and efficiently use the knowledge not only for novices but also experts. However, the domestic CM firms which are now at the lower level than those in developed country are not supported with the sufficient and systematic knowledge for CM tasks due to various reasons. Therefore, the objective of this study is to suggest the direction and strategy for the development of an experts-knowledge management system to enhance the construction productivity at the viewpoint of CM firms which conduct, manage and supervise various tasks of construction projects. Domestic CM firms would play a great role to enhance productivity and secure competitive advantage of project management as much as the firms in developed countries if experts-knowledge and information are supported by a computerized system.

      • 구두증거배제의 원칙 : 그 적용상의 문제와 현대적 의미에 관하여

        Parol evidence rule is a unique rule in common law countries. Parol evidence rule means that whenever contractual intent is sought to be ascertained from among several expressions of the parties, san earlier tentative expression will be rejected in favor of a later expression that is final. In other words, where a contract is reduced to writing, the general rule is that parol evidence cannot be admitted to add to, vary or contradict the written instrument. And it is commonly called the parol evidence rule, it exclude not only oral evidence, but any other forms of evidence extrinsic to the document. The purpose of the rule is to promote certainty, however, sometime a strict application of the parol evidence rule would obviously cause injustice. For this reason, the law in common law countries has limited the scope of rule and created exceptions. This article introduce such cases beyond, sometimes conveniently called exceptions, the rule. The main purpose of this article also lies in an emphasis of the important meaning of the parol evidence rule in global era. There are so many problems which we confronted with when we deals with the contract law of common law countries. It is a trend that the concern of contract law of common law countries is increasing day by day. I'd like to emphasize that we should recognize what and why we shoud devote ourselves to research the contract law of common law countries. I illustrated the example of CISG and the parol evidence rule. The modern meaning of parol evidence rule is that we need to understand the law of contract of common law countries in the context of current situation in which contract law of the world will be harmonized and unified in the future.
