        In order to calculate the interior remodeling volume of small-scale housing, it is necessary to directly measure the interior space, but in some cases, it is impossible or difficult to measure. In this study, a method of calculating quantity using indoor photographs in the SketchUp is proposed. Since the photograph for calculating the quantity is an indoor space, the reference corner should be included, and doors, pillars, and walls should be included. Placing the photo like a perspective view allows you to complete the entire model by creating a 3D model with lines you can refer to and converting them into real-size. In the completed model, the area can be calculated for walls, windows, floors, and ceilings, so the quantity of remodeling work components can be calculated.

        건설분야 직업관련 연구동향 내용분석

        평생직장의 개념이 사라져가고 커리어에 대한 중요성이 커지고 있다. 건설분야에서도 고용환경 변화에 따른 직업문제가 복잡하고 다양화되어가면서 건설분야의 직업과 관련된 연구가 점차 늘어나고 있는 추세이다. 이 연구는 그 간 축적되어 온 건설분야 직업관련 선행 연구들의 속성을 분석하는 데에 그 목적이 있다. 건설분야의 직업 관련 연구동향을 분석하기 위하여 내용분석을 실시하였다. 모집단은 KCI등재 논문 중 건설분야의 직업과 관련된 연구로 설정하였고, 판단추출방식으로 표본을 추출하여 최종 71편의 논문을 분석대상으로 설정하였다. 내용분석의 효과를 증대시키기 위하여 유목체계를 설정하였으며, 수집된 데이터의 신뢰도를 확보하기 위해 신뢰도 측정을 실시한 후 분석을 실시하였다. 분석의 결과는 다음과 같다. 첫째, 직업학의 학문적 기틀 마련 초기에는 해당 논문게재가 없었으나, 이후 15년 간 완연한 증가세를 보였다. 둘째, 건설분야 직업 관련 연구는 사회과학보다는 공학분야에서 더욱 활발한 연구가 진행되었다. 셋째, 2차 자료 방법보다 1차 자료 방법이 월등히 많았으며, 설문조사를 통한 양적연구 방식이 가장 보편적인 연구방법이었다. 넷째, 연구대상으로는 인적 객체가 78.9%로 가장 높은 빈도를 보였고, 그 중에서 기술자에 대한 연구가 가장 많았다. 다섯째, 연구주제로는 직무만족, 직무스트레스, 이직의도, 조직몰입과 같은 심리·행동적 측면을 가장 많이 다루고 있었고, 국가직무능력표준, 직무분석, 건설재해, 경력개발과 같은 구조·환경적 측면의 주제도 활발히 다루고 있는 것으로 나타났다. The purpose of this study is to analyze the properties of previous studies related to vocations in the construction field. The results of the analysis are as follows. First, The paper has not been published at the beginning of the establishment of the academic foundation for vocational studies, but there was a marked increase over the next 15 years. Second, research related to vocations in the construction field has been more active in engineering than in social science. Third, the primary data method was used much more than the secondary data method, and the quantitative research method through a questionnaire was the most common research method. Fourth, human objects showed the highest frequency as 78.9%, and among them, technicians was the most. Fifth, as the research topic, psychological and behavioral aspects such as job satisfaction, job stress, turnover intention, and organizational commitment were dealt with most, and structural and environmental aspects such as national job competency standards, job analysis, construction accidents, and career development. It was also found that the topic of the research was actively being dealt with.

        제주지역 공사중단 건축물의 현황조사 및 내구성 분석

        Buildings that have been long neglected can suffer severe durability reduction due to factors such as rebar rust and concrete quality deterioration resulting from exposure to outside air. Furthermore, the issues associated with these suspended buildings, including safety accidents, social crimes, and environmental pollution, are becoming increasingly serious. This study investigates the current status of these buildings in the Jeju area, identifies the problems, and examines the durability of the structure in a specific location to assess the possibility of future use. Aesthetic surveys(visual and slope inspections) as well as non-destructive tests(compressive strength tests, neutralization tests, and rebar detection tests) were conducted to assess durability. The analysis revealed that the structure maintained satisfactory durability and the building's condition was good in comparison to the years of neglect.

        대학의 직영기숙사와 BTL 기숙사의 사용자 만족도 비교 분석

        The recent dormitory construction has been carried out in a build-transfer-release (BTL) method in which a special purpose company (SPC) builds dormitories and rents them for a certain period for financial reasons of universities. J University has several dormitories managed and operated by itself and entrusted to the SPC. This study aims to provide basic data that can be used for future dormitory remodeling or new building plans through the comparative analysis results of two types of facility satisfaction surveys with different dormitory management subjects. As a result of the satisfaction survey on dormitory students, despite the difference in the construction time of the dormitories, the survey confirmed that the evaluation of the dormitory was generally satisfactory and there was no significant difference.

        제주지역 소규모 건설사업관리 사례 분석

        It is difficult to build a only small housing in a urban or rural region because a owner meets lots of risks from planning, feasible study, estimation, design to construction. Conflicts or disputes owing to the improper communication between stakeholders like the owner, designer, contractor, sub-contractor, and manufacturer may cause the construction project to delay or stop. Thus, construction management can be a key success factor to the small construction projects. Many construction projects are built in Jeju. The middle and large projects have competent management personnels, but the small projects need a person or a company to help to complete the project goals. This research shows two case projects. One is the multi-family housing in an urban area and the other is single-family housing in a rural area in Jeju. A construction manager participates in both projects to support the owner. And the research proposes the client-customized construction management platform for small construction projects.

        In order to maintain the existence of a university in the era of infinite competition, it is actively promoting the establishment of a school dormitory, one of the welfare facilities, as a way to attract students who want to enter the university. In the past, university dormitories were built by the university and managed and operated on themselves, but recently, due to the poor financial situation of the university, university dormitories promoted BTL method that private construction company built dormitories and rented them for a certain period of time to manage and operate. J University has dormitories managed and operated by itself and dormitories managed and operated by entrusting the private sector. User satisfaction surveys are conducted on two dormitory facilities with different management and operation organizations, and the contents of the survey are compared and analyzed. This study is expected to be used as basic data when planning a dormitory remodeling project or a new dormitory establishment project in the future.

        잔골재의 미립분 보충재로 순환골재 미분말을 활용하는 모르타르의 기초적 특성

        In order to improve the performance of cement mortar using combined sand of crushed and sea sands, this study analyzed its fundamental properties in accordance with replacement by recycled aggregate powder. The results showed that for binary aggregate with crushed and sea sands in a 6 to 4 ratio, the standard gradation was satisfied with replacement by less than 7.5% of recycled aggregate powder. Furthermore, as the replacement ratio of the recycled aggregate powder was increased, fluidity decreased and air content increased. Meanwhile, with replacement of less than 10% by the recycled aggregate powder, compressive strength increased 10 to 20% under the conditions of this research. Overall, it was determined that by replacement of 2.5% of recycled aggregate powder in binary aggregate with crushed and sea sand with poor gradation, optimum results could be obtained for satisfying the standard gradation and improving the fundamental properties of the cement mortar. It is necessary to evaluate the possibility of applying this result to concrete and actual structures.

      • 제3종시설물 지정을 위한 실태조사 체크리스트 개선방안

        Facilities with high risk of a disaster or requiring continuous safety management are designated as class-Ⅲ facility. In order to designate a class-Ⅲ facility, it is evaluated based on the safety status of the facility, the risk to the building users, and the number of years elapsed of the facility, etc. and this shall be referred to the actual condition survey for the designation of a class-Ⅲ facility. In the actual condition survey conducted to designate the safety status is calculated by the checklist based on the evaluation scores consisting of five stages each item, and is evaluated in three stages by 'good', 'careful observation', and 'designated review' through the average of the combined scores. Currently, the actual condition survey being conducted applies only structural stability, and the risk factors such as damage to the finish, the risk of cracking, and the type and weight of major structures are not included in the checklist for the actual condition survey, so even if experts think it is dangerous, scores cannot be reflected. Therefore, this study aims to analyze the problems of checklist of the actual condition survey for the designation of class-Ⅲ facility and to propose an improvement plan for the checklist for the actual condition survey.

      • VE 가치향상 유형별 수치적 범위기준 설정을 위한 기초연구

        VE, rather than just cost reduction tool, have established as a value enhancement tool of the construction industry. Value improvement types of VE proposal can show the effect of VE activities, also acts as an important element in which the owner adopts a proposal and confirms the results of the VE activities. However, problems in the process of quantification for VE proposal and ambiguous standards in classification of value improvement types is need to be supplemented. Accordingly, This study suggests the plan for establishing of numerical range criteria for classification of value improvement types of VE proposal. Implementing this plan will be able to improve the reliability and availability for VE activities.
