본 연구는 대량주택의 공급지가 거의 고갈된 현실에서 소규모주택의 공급확대로 주거난을 개선하기 위하여, 해당시설 개발 시 개발자가 주로 고려하는 요인들의 중요도와 우선순위를 파악하고, 종합적으로 비교· 분석하여 살펴보고자 한다. 개발사업은 사업성과 분양성 모두를 살펴보아야 하는 바 이들을 선행연구 검토와 FGI를 통해 변수를 선정하고, 전문가 그룹을 대상으로 관련 자료를 구축한 후 도출된 결과를 종합적으로 비교· 분석하였다. 본 연구의 분석 결과, 분양성요소가 사업성요소보다 상대적으로 중요도를 높게 인식하고 있었다. 이는 소규모 개발사업도 궁극적으로는 수요자의 니즈에 맞는 주거시설을 제공하여야 분양이 되고 결국 사업성이 확보되기 때문으로 여겨진다. 본 연구를 바탕으로 사업성과 분양성 요인의 중요도와 우선순위를 종합적으로 비교·분석하여, 양측의 융합된 중요요인을 도출한다면 개발사업의 궁극적인 목표달성에 큰 도움이 될 수 있으리라 생각한다. 또한 시스템적인 측면에서 본 연구가 주는 시사점을 기반으로 입지분석 및 수지분석, 경제상황 여부보다는, 대출제한 여부에 따라 시장성의 차이가 크게 나타나는 소규모 개발사업의 특징을 고려하여 금융시장 활용방안 등, 제반 여건의 활용으로 소규모 주택개발도 원활히 이루어질 것이 필요하다고 여겨진다. The purpose of this study is to identify the importance and priority of factors to be considered from the supplier side in a small-scale house development project, and comprehensively compare and analyze them to derive the fused important factors of both. For this purpose, variables were selected through prior research review and FGI by classifying them as business feasibility (supplier-side), and the results obtained after establishing relevant data for a group of experts were comprehensively compared and analyzed. The implications of this study are that the importance of the factors of sale is perceived to be relatively higher than that of the factors of business. This can be interpreted as thinking that residential facilities should be provided to meet the needs of consumers for the success of small-scale house projects. Based on this study, it is believed that applying the convergence of important factors derived from both suppliers and consumers will greatly help small-scale house development projects succeed.
