        특별기고 4 : 부동산업 창업자금 지원 활성화 방안에 관한 연구

          1. CONTENTS<BR>  (1) RESEARCH OBJECTIVES<BR>  There is the purpose to grope real estate industry establishment aid capital activation plan for upbringing of real estate industry establishment that solved these disbelief and stabilizes furtherance of stable real estate market and real estate values.<BR>  (2) RESEARCH METHOD<BR>  We studied laying stress on various theoretical investigation of establishment capital aid contents etc and Small and Medium Industry Promotion Corporation"s establishment capital support plan etc.<BR>  (3) RESEARCH RESULTS<BR>  Real estate agent of present our country was excepted in aid target of real estate industry establishment capital for reason which promote speculation. This seems to be mistaking by thing which real estate industry whole by some real estate demand and estate agent speculation furtherance action guides.<BR>  2. RESULTS<BR>  Presented plan as following to improve to aid system on the basis of study finding.<BR>  First, It"s necessary professtional institution of real estate agent establishment capital support center etc. and system construction for this preservation and administer for furtherance of abundant establishment capital by people and government cooperation. so, I suggest spread of investments in real estates association"s furtherance and Angel institution as the plan.<BR>  Second, It must be long-term low interest loaning in application between interest and the time appointed for payment, various tax breaks should be expanded.<BR>  Third, It"s necessary study that can be achieved professionalism security can achieve role of link and support between Establishment financial aid organ and many-sidedㆍcontinuousㆍsynthetic support in respect to real estate founder.<BR>  Finally, should be attained establishment capital support by establishment and application of objective and strict valuation basis than random a Real estate agent establishment capital support. In addition to post management must follow thoroughly. That is, when there is unlawful operation etc. since establishment capital aid, together of thorough penal regulation"s application and should be readied plan of safety device that can redeem total amount of support money.

        유료노인복지주택의 가격결정모형에 관한 연구 - 서울ㆍ경기지역을 중심으로

          1. CONTENTS<BR>  (1) RESEARCH OBJECTIVES<BR>  The objective of this study is to analysis how it"s characteristics get on the Aged Welfare Housing"s the price decision. In addition to finding significant value factors. For this, the study analyzed the Aged Welfare Housing of ten in Seoul and Gyeoriggi.<BR>  (2) RESEARCH METHOD<BR>  Literature study and Hedonic Price Function model.<BR>  (3) RESEARCH RESULTS<BR>  The analysis showed that NTYPE, NPKING and BUILCOV positively affected the price of the Aged Welfare Housing as a significant value, While NFACIL, FLOSPACE, PRIRAT. LANDSCAPRAT and ROADWID negatively affected the price of the Aged Welfare Housing as a significant value, but FLOSPACE is not significant value.<BR>  2. RESULTS<BR>  It shows that NFACIL, NTYPE, NPKING of physical properties, DPOSIT, ROADWID of locational properties, BILCOV, PRIRAT, LANDSCAPRAT of external properties plays a role in determine the Aged Welfare Housing.
