        건설 프로젝트 초기단계에서의 클레임 방지를 위한 클레임 요인 영향도 분석에 관한 연구 : 턴키공사 사례 중심으로 Focusing on Turn-Key Project

        In the inner turn key constructions the problems of uniform types are repeatedly occurred, and, especially, many problems happen up to the stage of pre-construction(from a bid to a contract) owing to the specialties of the turn key constructions. So the claim factors of the Korean turn key constructions were abstracted in antecedent paper. When the technicians meeting the interior turn key constructions for the first time and working here now are well acquainted with only these factors, many claims will be prevented. By analysing the degree of claims by claims factors through the questionnaires to the experts about the abstracted factors and surveying the amount of the claims through the case studies, what factors exerted how much of influence on the claims was tested and analyzed. Studying and Managing the factors affecting the claims much led the technicians in charge of internal turn key constructions to the prevention and the proper solution of the site claims.

        Although we try to increase the order of turn key construction for the international competitiveness strengthening, the construction quality advancement and the productivity enhancement of the public sectors, the problems of the domestic turn key systems are causing the hardships of all the participants and many possible disputes. The home turn key constructions have been activated since 1997. A lot of trial and error had been experienced in these days, and the turn key systems have been changed little by little. But the bases are continuously kept because of their reflecting all the participants' opinions. In the inner turn key constructions the problems of uniform types are repeatedly occurred, and, especially, many problems happen up to the stage of early stage owing to the specialties of the turn key construction. So the dispute factors of the Korean turn key constructions were abstracted through the literature searches, the site document examinations, the case studies and the interviews with the experts. When the technicians meeting the interior turn key construction for the first time and working here now are well acquainted with only these factors, many disputes will be prevented.

          1. CONTENTS<BR>  (1) RESEARCH OBJECTIVES<BR>  The appropriate understanding and improvement of pensions should occur in all fields and sectors. It should also include the needs of all the members of society. Through this research, the appropriate understanding of pension and identification of its problems and improvement has come to light. This will help in ensuring that a better Real Estate culture is nurtured and adopted.<BR>  (2) REAEARCH METHOD<BR>  Reference to various records and thesis<BR>  (3) REAEARCH RESULTS<BR>  For pensions that satisfies both owners and government and develops continuously, fostering management mind of owner, creating various theme and efforts.<BR>  2. RESULTS<BR>  Still there are a number of problems. These include environmental pollution, limited support from the government, excessive supply, lack of cooperation and other problems associated with the national pension scheme.<BR>  To solve these problems, alternatives such as forming unions with foreign bodies and organizations, support enterprises, system reformation and enterprise differentiation.<BR>  It has not been long since pension scheme was introduced. Despite the current state of things, a great endeavor is required in order to attain a bright future.

The data for this analysis were collect from the questionnaire. This questionnaire consisted of analogy to result from a case analysis and the object of town house (3) RESEARCH FINDINGS In the results of this survey. the most important problem is the absent of certificated licence of Town house and more access to affordable credit. before they will spend more. 2. RESULTS This study offers Town house of theoretical consider in Korea. 1) Practical theme by verification of analysis 2) Interview also practical theme from a professional and real resident 3) social environment preparation and standardization of town house.
