As the apartment houses were distributed rapidly around big cities, over half of Korean people live there and it is recognized as the general residential space. It is the reality that apartment house culture formed in the process of pursuing the convenience of human life has been the foundation of people s life and when life and residence are the inseparable relation and the healthy life is originated in the sound residence, the essential functions of apartment balcony has been neglected in apartment culture resulted from the logic of capitalism, but the functional demand of balcony as the external space will be increased according to the improvement of living standard and the increase of housing distribution rate. Therefore the systematic analysis and verification of apartment house which is settled as the typical residential style of Korea are required. This study is to make the balcony play the intermediate roles of connecting the interior to exterior and the function of yard of detached house for satisfying the man s desire to return to the nature and the results of examining and analyzing the actual conditions of balcony use are summarized as follows: First, the balcony in apartment house should be prescribed as a living space not the service space. It means that balcony should be planned at the beginning of designing apartment house not to be used as laundry room, place to keep jars of soy and sauce and interior garden or small warehouse. In other words, living space , the major function of balcony, should be designed as a room like living room, room and dining room and its minimum size should be over 6 feet (1.8m) in width and length. Second, the balcony should not be interior space (interior extended space). Balcony is sashed by the psychological factors for keeping warm and shielding noise and complex inside and it was prohibited by the law, but now it prevails. So the research to eliminate the psychological factors is required by solving warmth and noise problems. Third, the balcony should be subdivided according to its functions. The major functions of balcony are extended space of living room, interior garden, place to keep the jars of soy and sauce, laundry drying place, working space, resting place and children s playground. Therefore the balcony should be divided to four functions for living space, place to keep the jars of soy and sauce, laundry drying place and warehouse and the effective balcony use should be planned by integrating its similar functions. This study suggests the basic materials for improving the balcony, but more resting space of apartment house will be required in future and since the function of balcony as the resting space is increased, the systematic research and detailed plan of ba lcony are needed.

This research developed a program that can evaluate by integrating environment of building and analysis result of economic efficiency. The developed program is composed of LCA which evaluates the environment efficiency of buildings. LCC which evaluates the economic efficiency and BTCA which evaluates by integrating these results. It provides LCA, LCC functional unit database of the total 1,366 materials so that users can evaluate with a simple design summary in the beginning of design. Also, through entering information by users, it makes possible to perform an environment assessment for buildings in detail. The development of this program is very helpful for the collection and analysis of information for assessment. and also the systematization of results.
