      • 웰빌딩 인증을 받은 주거용 건물의 디자인 특성 연구

        This study focuses on the health and well-being of the occupants residing in WELL certified residential buildings in the United States. For data collection, a thorough literature review and case studies of WELL-certified buildings in the residential field have been conducted. A total of 30 residential projects in the US are registered with WELL Building certification. This study targets seven certified residential projects, which consists of 1 platinum, 2 gold, and 3 silver level certified. These projects meet the WELL v1 certification standard which focuses on ‘air, water, nourishment, fitness, light, comfort, and mind.’ Major findings based on the analysis of seven projects are as follow: Both Air and Water categories provide a more refined indoor environment using filters. Nourishment promotes healthy eating programs. Fitness focuses on the fitness center with a variety of exercise equipment, and encourages residents to have more physical activities by inducing connection to the external environment. In the Light category, incorporating natural light in design is highly encouraged as well as circadian lighting is taken into consideration for better health outcomes of the residents. Comfort is achieved through noise isolation and the provision of a personalized space. Lastly, for Mind relaxation, it emphasizes indoor and outdoor green spaces, such as biophilic design for residential spaces.

        코로나-19 상황에서의 아파트 커뮤니티 시설 내 실내운동시설의 운영 방안에 관한 연구

        The purpose of this study is to identify characteristics and limitations of the operation of indoor sports facilities in the apartment complexes and identify the ways to improve management plan under the COVID-19 pandemic. As the research methods, a literature review and case studies with surveys were conducted. For details, the guidelines for indoor sports facilities of 6 countries were reviewed and a survey of 11 apartment complexes located in Seoul and Gyeonggi province was conducted. Major findings by this study are as follows. First, the facilities managed by resident autonomous management method need to assign social distancing coaches to follow the guidelines. This could compensate for the problems which led to the closure of the facilities due to the absence of the managers. Second, spatial solutions such as space rearrangement would be an efficient social distancing method for apartment community facilities, since it is hard for managers to fully control the situations due to the fact that the substantive owner of the facilities are residents. Third, it is necessary to standardize guidelines according to the operation method. Since autonomous management and entrusted management have different operational problems, guidelines should be established based on the limitations according to the management methods.

      • 포스트 코로나 시대의 아파트 커뮤니티 시설 설계 방안에 관한 연구: 실내운동시설을 중심으로

        The purpose of this study is to provide architectural planning and management guidelines of apartment community indoor exercise facilities in the post-COVID-19 Era. In this study, a case study of guidelines for indoor exercise facilities in Korea and the United States was conducted based on a current usage analysis through a review of literature. Major findings produced by this study are as follows. First, placing the public space next to the sports facilities will enable fluid spatial layout. It will not only help people to keep social distancing but also cultivate a sense of community in usual. Second, guidelines about ‘removing common items and using personal items’ imply that sports facilities need more storage space to store common items in specific periods. More storage in the sports facilities will also solve the existing problem about the lack of storage space. Third, guidelines about ventilation should be considered both in the planning and the management phases to maximize the effect. Moreover, when community facilities are naturally ventilated, it will increase utilization rate by providing more opened spaces.

        웰빌딩 인증을 받은 주거용 건물의 건축적 특성 및 개선 방안에 관한 연구

        The purpose of this study is to identify architectural characteristics of WELL certified residential buildings and provide future suggestions. The research methodology involved conducting in-depth case studies on six WELL certified residential buildings. To conduct these case studies, a framework was established by reviewing resources provided by the International WELL Building Institute (IWBI). Major findings of this study are as follows: First, WELL certification deal with not only physical health but also mental well-being of occupants. It encourages to adopt biophilic design and provides various indoor and outdoor amenities to support occupant health. Second, WELL certification provides qualitative standards considering the relationship between spatial design and occupants’ health, including the categories of air, water, and light. However, there are some limitations that need to be addressed for future applications. First, it is necessary to categorize standards based on the function of residential buildings and provide more specific standards for each building type. Additionally, it is suggested that WELL need to provide the ways that existing buildings can be certified, as the certification currently only applies to new buildings. Lastly, post-occupancy evaluations should be conducted to examine how WELL certification affects occupants’ health.

      • 웰 인증을 받은 주거용 건물의 수면 환경 적합성 연구

        This study aimed to investigate the efficacy of the WELL building certification whether it ensures an appropriate sleeping environment. A literature review was conducted to analyze previous research on the sleep environment, focusing on the WELL certification. Major findings of this research were as follows: The standards of WELL certification related to the sleeping environment can be classified into two main categories: built environment (Air, Light, Thermal comfort, Sound) and architectural design (Nourishment, Movement, Mind, Community). Analysis of the research in the built environment field revealed that, despite minute variations in the numerical results, the parameters meet the WELL certification requirements. In contrast, contrasting outcomes were identified in the architectural design field, as the impact of architectural design on sleep quality is complex and indirect. Nevertheless, the architectural design standards by the WELL certification were found to promote residents’ health, which is deeply linked to improvements in sleep quality. Therefore, it can be inferred that the architectural design standards on the WELL certification would have a positive impact on improving the sleep quality of the residents.

      • An Analysis of Planning and Design Features of WELL Communities based on Case Studies

        In 2017, the International WELL Building Institute focused to uprise human health to the forefront of building and design practices. The WELL Standard aims to deliver occupants" health and well-being interventions at the interior and the community levels as well. The WELL Standards have two categories; WELL Building Standard and WELL Community Standard. The WELL Community Standard is still in its pilot phase, with an intention to provide the protection for health and wellness in all aspects of community life. This standard has focused on the matters of air, water, sound, light, and health at the communal level. Each category then has subcategories for the assessment and measurement. Since the WELL Community Standard focuses on health and wellness of the community, it is important to study their approaches, criteria, and community design features. A total of 20 projects from different countries have been registered for the WELL Community. Six of them are from the United States and five were analyzed for this paper. Using intensive case studies, this research aimed to identify the features of WELL Community projects towards achieving the WELL Community certification. The result from the case studies suggests more frequent social interactions and engagement among community members to improve residents" life quality in Korean communities in the future.
