The purpose of this study is to develop a building energy management system and to verify the proposed model by applying energy management technique in a large office building. Until recently, operation and control that closely mimic a programmable EMS are unprecedented for building energy simulation programs. In this study the influence of the dimming control and setpoint temperature control strategies in energy consumption and the energy saving potentials have been investigated by means of simulation. An essential part of EMS class in the EnergyPlus program, Runtime Language(ERL), is used to specify the EMS control algorithms. With control strategies, whole building energy consumption are reduced by about 7.64%(electricity, dimming control), 0.01%(electricity, setpoint temperature control), and 0.95%(gas, setpoint temperature control) compared with a baseline model.

The purpose of this study is to investigate the relationship of occupant satisfaction in office buildings with operable windows which is for natural ventilation and cooling. Occupant satisfaction consists of three categories, satisfaction to indoor air quality, satisfaction to indoor thermal environment, and satisfaction to maintenance management services. The survey was conducted in October, 2009 and the participants were 3443 peoples in total for 29 office buildings - 19 buildings which have operable windows, and 10 buildings which doesn't have operable windows. Occupant satisfaction to indoor air quality(IAQ), indoor thermal environment and maintenance management is higher in the buildings of which windows are operable than the buildings of which those are not operable. The buildings of which floor area are less than 20,000㎡, and of which have operable windows showed comparatively high occupant satisfaction.
