        고령자 주택개조 플랫폼 구축을 위한 일반 공동주택의 개조항목에 관한 연구

        (Background and Purpose) In a situation where we are approaching an aging society, the focus of elderly welfare programs has shifted from specialized elderly care facilities to local communities as the roles and systems of local communities have been strengthened so that the elderly living at home can achieve self-reliance by means of community care. Therefore, it is deemed necessary to promote housing renovation as a core concept of community care. When it comes to the current status of housing renovation for the elderly, however, Korea has a long way to go compared with advanced countries. In that sense, this study was conducted based on the recognition that a platform for housing renovation, in which all process steps for housing renovation are implemented in one space, should be constructed for the activation of housing renovation for the elderly. As a way to increase accessibility to housing renovation for the elderly, the purpose of this study is to automatically provide a proposal for renovation items, which is a basic function of the housing renovation platform. (Method) The study methods involve defining the obstacles to the elderly's self-reliance at home by reflecting status of lifestyle and physical functions. Lifestyles are classified into five stages: independent walking, use of walking aids, sedentary life, reliance on a wheelchair, and staying in bed all day. Physical state includes the sensory function, the physical/cognitive function, and the physiological function. Once renovation parameters are set, elderly subjects are selected, and experiments are made to propose renovation parameters and construction scale according to subjects' specific conditions. Finally, apartment dwelling and preparation of BIM models are presented as alternatives to automatic proposals. (Results) In this study, as a function of a housing renovation platform for the activation of housing renovation, the automatic proposal of renovation parameters was studied for elderly subjects living in a general multi-unit dwelling. After entering basic information about elderly subjects, selecting obstacles in view of lifestyle and the physical functions, and considering the options desired by elderly subjects, the outcomes were derived as renovation parameters, drawings, and construction statement using the BIM model. (Conclusions) This study proves that if the elderly provide their basic information and answer a few questions about their physical state, it is possible to propose parameters for housing renovation and construction scale. Thus, the results of this study are expected to contribute to improving the accessibility to housing renovation. In addition, the renovation parameters and construction scale proposed in this study has a significance as the topic of basic research for the establishment of a guideline on housing renovation which will lay the foundation for a housing renovation platform.

        BIM을 활용한 지역 커뮤니티 케어 통합관리시스템에 관한 연구 ‑ 고령자 무장애 생활환경을 위한 일반 공동주택 개조를 중심으로 ‑

        Background : As the structure of society changes due to the aging of the population, government-led care for the elderly focusing on specialized institutions and professionals is approaching qualitative and quantitative limits, and community care centered around the local community is emerging as an alternative. The number of elderly living in multi-family housing is on the rise because of the convenience in managing the household and the decrease in the population of agricultural and fishing villages. Although elderly housing is at the center of home care, most multi-family housing is designed for the general population. Methods : This study started with basic research to prepare certification standards for community care by identifying the requirements needed for realizing welfare for the elderly based on the barrier-free living certification system, which is evaluated as the most well-organized quantitative barrier-free standard to date. Building Information Modeling (BIM) was used to establish and evaluate the information system of data operation. Results : The data for certification criteria that determine whether the content of barrier-free housing was applied to home renovation was extracted and defined as a BIM object. The suitability of barrier-free certification was evaluated by gathering BIM information on the indoor space of the type of residential unit that is most common in general multi-family housing before evaluating and grading. As a result of the evaluation, it was found that general multi-family housing where the elderly currently reside requires massive housing renovations, particularly bathroom remodeling. 연구배경 : 사회구조의 고령화에 따라 정부주도로 추진된 전문시설 및 전문인력 위주의 고령자 케어가 질적, 양적 한계를 보이며, 이에 지역사회가 중심이 되는 커뮤니티 케어가 대안으로 떠오르고 있다. 관리상의 편의와 농어촌 인구의 감소에 따라 공동주택 거주 노인이 증가하는 추세이다. 노인주거는 재가 케어의 핵심이지만 대부분의 공동주택은 일반인을 대상으로 설계되었기 때문에 고령자를 위한 별도의 주택개조가 필요하며, 이에 무장애 노인주택의 표준화 및 인증에 대한 고민이 필요하다. 연구방법 : 현재까지 가장 잘 정리된 정량적 무장애 기준으로 평가되고 있는 무장애 생활인증제도를 바탕으로 고령자 복지실현에 필요한 요건을 파악하여 커뮤니티 케어 인증기준을 마련하는 기초연구에서 시작하였다. 정보운영 정보시스템의 구축과 평가는 BIM을 활용하였다. BIM정보는 도면조사와 실제 답사를 필요로 하는 재래의 인증시스템에 비하여 복지수준의 예측, 정량화, 자동인증 등, 시간 비용 절감이 가능하다는 이점이 있기 때문이다. 연구결과 : 무장애 주택 개조 적용을 위한 내용 인증기준 데이터를 추출하여 이를 BIM 객체로 정의하였다. 가장 보편적인 일반공동주택의 실내공간 주거유닛의 BIM정보를 구축한 후 평가점수를 부여하는 방식으로 무장애 인증 적합도를 평가하였다. 평가결과 현재 고령자가 거주하고 있는 일반 공동주택은 욕실을 중심으로 대대적인 주택개조를 요구하고 있음을 파악하였다. 아울러 모델링 데이터에서 실제 개조공사에 필요한 도면과 견적을 추출할 수 있었으며, 이를 토대로 인터넷 기반 고령를 위한 주택개조 지원사업 운영 시스템을 제안하였다. 결론 : 본 연구에서 제안된 BIM정보를 이용한 무장애 생활환경 실행 프로세스는 일반 공동주택의 개조 과정을 통합적으로 관리할 수 있고, 더 나아가 공사내역과 도면을 추출하는 등 실행에 필요한 정보까지도 추출할 수 있다. 또한 비대면으로 원격인증과 검토가 가능한 BIM의 장점을 활용하면 고령자의 장애정도와 특성을 토대로 데이터베이스를 축적할 수 있으므로 커뮤니티 케어의 근본이 되는 고령자 주택개조 정부 지원사업을 운영하는데 유용한 도구로도 활용될 수 있을 것이다.

        고령자 커뮤니티케어 실현을 위한 BIM활용 공동주택개조 시뮬레이션 개발**

        Recently, housing renovation support has been strengthened to improve the residential environment of elderly households through integrated community care projects. Although the support is mainly concentrated on the disadvantaged in housing, it is evaluated as a desirable effort in terms of reinforcing the welfare system to provide aging residents with housing remodeling support, and revitalizing the housing recycling industry through these projects. However, the housing renovation support has very low accessibility due to the lack of public relation efforts, limited eligibility, and the insecurity and uncertainty of the system. The most efficient way to increase its accessibility can be an approach using actual cases. However, as few cases have been recorded to date and there is a limitation in face-to-face contact with all eligible residents, access via an online virtual experience can be an effective alternative. This study therefore focused on collective housing buildings where the majority of the elderly currently reside and spatial information can be easily acquired. The objectification process used to construct a Building Information Model (BIM) was performed by reflecting the physical obstacles and body functions of the elderly specific to each lifestyle. A simulation system based on this model was established by setting and applying views by space. This would enable the system to generate comparative images of the conditions before and after the construction to enhance the user’s understanding as well as the drawings and details of the construction. Since construction details are also part of object information, estimates can be created by linking them with unit price information. This virtual simulation system is expected to reduce the waste of renovation costs and resident dissatisfaction, and increase the accessibility of the support project by reaching a wide range of users via an online approach.

        Thanks to the historic sites, the identity of historical landscape of Gyeongju is definitely recognized. When explaining, in other words, the identity of urban scape, we have to know the characteristics of landscape with the changes of the times. Therefore this study is tried to understand the urban scape form and meaning of the historic city Gyeongju, futhermore to find out the identity of urban scape, catching hold of the characteristics of landscape by periods. The research was proceeded through the classifying the concept of Urban form by periods and the basic ideology and adopting the representative landscape at that time with the literatures and maps in the Silla period. And then tried to find out the identity of landscape with the link between the concepts of the representative landscape and that of Urban form in chronological order. The results of this study is relativeness between city and natural environment, type of the Grid - Pattern on urban form, basic ideals were inspired by Buddhism.

        노인 케어안심주택의 맞춤형 주거환경 제공 프로세스에 관한 기초연구

        The current elderly care housing integrates residential and welfare facilities; however, due to limitations in business models and institutional standards, providing a customized living environment is challenging. Recognizing this, it is deemed possible to derive design strategies and propose implementation plans through the introduction of the Living Lab business model. Therefore, relevant criteria supporting the implementation of the Living Lab were classified and organized, and deficiencies and facilities for addressing aging were defined. These items were presented by utilizing the Object-Oriented Space Model (BIM) system, distinguishing between internal and external space models. Proposed standard design criteria for rental elderly care housing, utilizing the classified criteria, and a process for providing a customized living environment, divided into planning and post-completion stages, were suggested. It is expected that this will facilitate the smooth application of the Living Lab business model, enhance the diversity of elderly housing models, and contribute to foundational research for creating customized living environments. The proposed standard design criteria and process are anticipated to improve the productivity of design professionals and simplify the construction process by providing templates for space models.
