      • The Re-Post Occupancy Evaluation of the Neighborhood Park -With Focus on Bundang Central Park-

        The purpose of this study is to provide guidelines for planning, designing and managing neighborhood parks. Results form POE(Post-Occupancy-Evaluation) and RPOE(Re-Post-Occupancy-Evaluation) are analyzed for this study. Bundang Central Park in Bundang Newtown was selected for this study. This study compared the previous POE completed in 1996 with a RPOE conducted in 2001 to find out how the user, proximate environmental context, and the park administration changed in time and apply feedback for purposes of immediate problem solving. The results of this study showed that RPOE has to be initiated and utilized periodically as a device and the guideline for neighborhood park design, conservation, administration and operation.

        건축계획적 측면의 초고층 주상복합 아파트에 관한 거주후평가

        In the point that residential environment has significant effect on physical, social and psychological aspect of the dwellers, Post-Occupancy Evaluation research provides invaluable data for current situation and future design. Although, not much POE researches on residents of high-rise condominiums have been performed compared to those of ordinary condominiums because of their relatively exclusive character. On this study, based on basic theory of residential environment and proceeding researches on characteristics and architectural planning factors of high-rise residence, new 13 evaluation categories were developed. Through questionnaire survey designed from this new frame, residential satisfaction level of 114 residents of two high-rise residential complex was investigated and analyzed. The result can be served as grounding for understanding residential characteristics for future planning of high-rise residential complex.

        거주자 만족도 온라인 조사 시스템 비교 분석 및 시사점

        Post-occupancy evaluation (POE) is an important value judgment that improves the quality of building performance. Previous studies have generally conducted field surveys and individual interviews by the survey investigator in person. So there is a limit in time and cost and most of the POEs are one-off studies in the limited buildings. In order to overcome above limitations, diverse online occupant satisfaction survey systems have been developed with IEQ questionnaire design and data accumulation for benchmark analysis over the world. In this study, the most widely online occupant satisfaction survey systems are compared and analyzed: (1) Occupant Survey Toolkit of Center for the Built Environment (CBE) at UC Berkeley of the U.S., (2) Building Use Studies (BUS) methodology of the United Kingdom, (3) Building Occupants Survey System Australia (BOSSA) system of Australia. Based on the results of each item`s comparative analysis, this study suggests a direction how to develop the Korean online occupant satisfaction survey system. The proposed suggestion will be useful to systematize and build a database of occupant satisfaction survey.

        한국과 뉴질랜드의 住宅 및 住居環境 居住後評價 比較硏究

        It was comparatively analyzed the difference of satisfaction and dwelling life whether main housing type of housing estate is a separate house or multi-family housing. Post-Occupancy Evaluation with questionnaire was carried out to Korean who lived in Auckland, New Zealand. Main results of this study are followings. Total satisfaction of New Zealand to housing and residential environment is higher than that of Korea. The merits of housing and residential environment of Korea are structure and floor materials, heating and insulation, equipment, maintenance etc. The merits of New Zealand are courtyard, view, facade design, size, etc. The dwelling life is improved in New Zealand than Korea. Especially the growth and education of children, the condition of family's health and harmony were improved and outdoor activities were increased.

        거주후 평가를 통한 모듈러 공동주택의 유닛개발에 관한 연구

        The purpose of this study is to propose a small-size unit plan that reflects the needs of residents and reflects modular characteristics. Thetarget site of this study was set as Gwangyang Giga Town, which was built and used for POSCO employees and constructed by the modularconstruction method. Post-occupancy evaluation (POE) was conducted for residents through an online survey. Through this, the needs ofresidents were analyzed and reflected in the modular unit plan. The spatial scope of this study was limited to units among modulararchitectures. As such, the satisfaction of residents of the Gwangyang Giga Town dormitory built with a modular construction method wasoverall very high. However, significant improvements could be made regarding the length of the room, the adjustment of the entrance area,and the expansion of the storage space. Through this survey and a satisfaction survey, dividing a unit into a studio type and a one-bedroomtype was proposed. 본 연구에서는 거주자들의 요구도를 반영하고 모듈러 특성을 반영한 소형 평형의 유닛 평면을 제안하는 것을 연구목적으로 한다. 본 연구 대상지는 모듈러 공법에 의해 건설된 포스코 직원을 위해 건설되어 사용중인 광양 기가타운로 설정하였다. 거주자들을 대상으로 온라인 설문을 통해 거주후 평가 (POE, Post-Occupancy Evaluation)를 진행하였다. 이를 통해 거주자들의 요구도를 분석하고 모듈러 유닛 계획안에 반영하였다. 연구의 공간적 범위는 모듈러 건축 중 유닛에 한정하는 것으로 하였다. 이와 같이, 모듈러 공법으로 지어진 광양 기가타운 기숙사의 거주자들의 만족도는 전반적인 부분에서 매우 높다는 것을 알 수 있다. 다만, 방의 길이, 현관 영역의 조절, 수납공간의 확충이 주요한 개선사항으로 고려될 수 있다. 이러한 실태조사와 만족도 조사를 통해 본 연구에서는 스튜디오형과 원 베드형으로 구분하여 유닛을 제안하였다.

        공공시설물 디자인의 거주후평가(POE)에 관한 연구 광양시 가로시설물 디자인을 중심으로

        본 연구는 광양시 가로공간의 공공시설물 디자인 거주후평가(POE)를 통하여 광양시민의 공공시설물 디자인에 대한 만족도를 실증적으로 연구하였다. 이론적 고찰에서는 거주후평가의 개념과 특성, 공공시설물디자인의 개념, 공공시설물디자인의 분류, 국내외 공공시설물디자인의 평가사례 연구를 통한 평가쳑도어를 추출하였다. 광양시 가로공간 공공시설물디자인의 사례조사와 설문조사를 정리하였으며, 설문조사는 99부의 설문지를 SPSS 통계프로그램을 이용하여 빈도분석, 기술통계분석, 상관관계분석, 일원분산분석(ANOVA)을 실시하여 검증하였다. 연구결과를 요약하면, 첫째, 광양시 가로경관에서 디자인의 중요도는 대부분의 응답자들이 디자인이 중요하다고 생각하며, 광양시 가로경관 디자인 요인별 만족도는 디자인 수준, 디자인의 조화성, 디자인의 만족도 등이 매우 낮은 만족도를 보이는 것으로 나타나 광양시 가로경관 공공시설물 디자인의 개선이 요구되고 있다. 둘째, 광양시 가로공간 공공시설물 디자인의 평가척도어별 차이에서 광양시 가로공간 공공시설물 디자인의 평가척도어별 평균값은 모든 요소가 낮게 나타나고 있어 광양시 가로공간 공공시설물의 디자인에 대한 개선이 요구된다고 할 수 있다. 셋째, 디자인 평가척도어별 평가 점수도 모두 보통이하로 나타나고 있어 개선이 필요하며, 특히 심미성, 지속가능성, 조화성이 심각한 수준인 것으로 나타났으며, 휴지통, 볼라드, 가로수보호대, 공중전화부스, 버스정류장 등은 개선이 절실히 요구되고 있다. 따라서 향후의 광양시 가로공간 공공시설물 디자인 설치에 있어서 심미성, 조화성 등 미적 감각과 관련된 디자인 요소가 보완되어야 할 것이다. This paper is a study on satisfaction of designs for public facilities by Post-Occupancy Evaluation of Street Spaces experienced by citizen in Gwamgyang-si. In the aspect of theoretical consideration, this study extracted the idea of the Evaluation Criterion Description which is based on the study of concepts and characteristics of Post-Occupancy Evaluation, the notion of public facilities designs, classification of them, and the evaluation of public facilities designs at home and abroad. The researches of cases and surveys of public facilities designs for Street Space in Gwangyang-si are analyzed for this study, also in the survey 99 questionnaires are used to verify with statistical program, SPSS, which carried out collating of Frequency Analysis, Descriptive Analysis, Correlation Analysis, and One-way Analysis of Variance. The result of this study is summarized like below: First, most of people surveyed consider that designs are the most important factor for the Street View of Gwangyang-si, but they are not satisfied with level, harmony, and satisfaction the design of street view have, therefore it is necessary to improve public facilities designs. Second, in the analysis of Evaluation Criterion Descriptions for public facilities designs of Street Space in Qwanmgyang-si, the average all the designs are presenting a low level. It means that designs for the Street Space have to be developed. Last, designs certainly need to be improved because of the result that all of the grades from Evaluation Criterion Descriptions for Designs are below average, especially some elements like aesthetic element, substantiality, and harmony are evaluated seriously, and also several public facilities like trash cans, the street trees guards, phone booths, and bus stops should be reformed. According to this situation, design factors related to a sense of beauty like aesthetic elements and harmony are made up when public facilities are constructed for the Street Space in Qwangyang-si for the future.

        국내 중정형 집합주택단지의 居住後評價와 개선방안에 관한 연구

        Since the early 2000s, block housing has been a topic of increasing interest, and planners have issued many block houses through design contests. The main purpose of the block housing was to promote the formation of community among residents, and supplemental plan has also been completed in order to support the previously envisioned level of residency which is weak due to the inherent characteristics of block style housing. Currently, there are several housing complexes which have been recently built in Korea. However, questions have been aroused whether the residents are as satisfied as the planners had originally intended. In the midst of planning a new block housing complex, this research was motivated with the hope of making a measure of improvement based on the result of the post-occupancy survey. Block housing complex shows various problems such as noise, privacy, access to sunlight, and security. These problems are closely related to habitability, so resolving such problems will transform the block housing into a more comfortable and meaningful housing type and also contribute to the future promotion of the block housing complex. Therefore, the purpose of this research is to develop planning elements for the improvement of habitability as part of developing an attactive block-style housing complex, discern the level of satisfaction with habitability, problematic spatial issues and amenities based on the post-occupancy evaluation of the cases of actual residence, extract measures of improvement and implement the results at the times of future planning. In accomplishing such goal, this research performed and analyzed the post-occupancy evaluation on two block housing complexes built in Korea. Eunpyung 1st District and Nokyang District were chosen for the research, which were built 5 years ago. The data and documents obtained from the on-site visits of the two districts were classified according to the 3 physical spaces: ‘external space to the complex,’ ‘unit living space’ and ‘common living space.’ Survey questionnaires have been developed in terms of the level of satisfaction, problems and issues related to the amenities of the 3 spaces. The survey was performed in the form of in-person interview by visiting individual residents in the districts. Total of 200 residents were interviewed, and the SPSS statistical package was used for the analysis. Contrary to the one’s expectation, the overall satisfaction level was shown as satisfactory on major evaluation points of the post-occupancy survey. Preferred amenities were landscaping in the complex, walk trails and unmaned parcel storage. Noise from the children’s playground, privacy from the neighbors, insecurity issued from the inept visitor control, main buildings with poor sunlight access, low level of reputation due to complexity of the apartment structure are some of the space-related problems revealed by the survey. Detailed drawings and verified data were proposed as the means of improvement on the issues and problems. Based on the research and evaluation results of the post-occupancy surveys, it was concluded that the research on block housing complex should be continuously pursued and results from the early design stage should be arranged as planned-out elements that later ought to be implemented, thereby a residential complex with higher quality can be planned out.

        This studys purpose is to solve the problem that focuses on experts evaluation of the Quality model when the Pre-Study phase is performed. Design Value Engineering(VE) leads to improve Value before. So it is important to gather information from owners, experts and users in the Pre-Study phase. However, the evaluation of users is not performed, the evaluation of experts is performed that is based on the expert’s experience. That is what difference between VE results and user demand. That is why focusing on user evaluation. When the evaluation factors in the Quality model make, Post Occupancy Evaluation(POE) uses with end-user evaluation.

        환경심리학 관점에서의 학교도서관 거주 후 평가(POE) 연구

        본 연구는 환경심리학에 기반을 둔 POE(Post Occupancy Evaluation)를 활용하여 사용자의 경험과 만족도를 향상시키는 디자인 요소를 규명하는 것을 목적으로 한다. 연구 대상으로는 서울특별시교육청의 2022년 학교 도서관 재구조화 사업에 포함된 "A" 초등학교의 도서관을 선정하였다. 본 연구에서는 POE의 선행연구를 검토하며 설문조사, 공간 분석, 그리고 인터뷰 방법을 종합적으로 활용하였다. 리모델링 전과 후의 사용자 만족도, 공간 선호도, 그리고 사용성을 파악하기 위해 도서관 이용자 대상의 설문조사를 진행하였고, 그 결과를 인터뷰를 통해 보완하였다. 설문 결과, 그룹 학습 공간은 수업 중에도 활용되는 공간임에도 불구하고, 다른 영역에 비해 상대적으로 낮은 만족도를 보였다. 주요 원인으로는 교사 중심의 도서 배치와 가구 디자인이 사용자의 유연한 좌석 배치를 제한하기 때문으로 파악되었다. 반면, 그룹 학습 공간을 제외한 기타 독서 공간들은 5점 만점에 4점 이상의 높은 만족도를 기록하였다, 이는 다양한 독서 공간 제공이 사용자의 만족도에 크게 기여한다는 점을 시사한다. 리모델링 후, 도서관의 사용성에 관한 설문에서는 도서관 입구의 명확한 가시성, 휴식 및 독서를 위한 공간 제공, 그리고 도서관 내에서의 자유로운 움직임이 사용자 만족도 향상에 중요한 요소로 도출되었다. 더욱이, 리모델링 후의 도서관은 사용자들의 공간에 대한 관심을 높여, 도서관 방문 빈도를 증가시켰다. 본 연구를 통해 교육 공간의 디자인 효율성 평가에 POE의 중요성이 강조되었으며, 학교 공간 재구조화를 위한 지속적인 개선을 위해서는 사용자 만족도와 행동 패턴에 대한 체계적인 데이터 수집 등의 지속적 개선이 필요함을 확인하였다. This study focuses on identifying design elements that improve user experience and satisfaction through the use of Post-Occupancy Evaluation(POE), a methodology rooted in environmental psychology. The library at "A" Elementary School in Seoul was selected for this investigation,as it underwent a 2022 restructuring initiative led by the Seoul Metropolitan Office of Education. Research methods included reviewingprevious POE studies, administering surveys, performing spatial analysis, and conducting interviews. Surveys were conducted with library usersbefore and after the renovation to assess satisfaction levels, spatial preferences, and usability. Interviews further enriched the survey findings. The data revealed that, despite frequent use during class sessions, group learning spaces received lower satisfaction scores compared to otherareas. This was primarily due to teacher-centric book placements and furniture designs that limited seating flexibility. Excluding these grouplearning areas, all reading spaces received high satisfaction ratings, often exceeding 4 out of 5. This indicated that a variety of readingspaces significantly influenced user satisfaction and preference. Concerning post-renovation library usability, factors such as the visibility ofthe library entrance, the presence of rest and reading areas, and unobstructed movement within the library played a central role in enhancingoverall user satisfaction. It was also determined that the renovation increased interest in space usage, leading to more frequent library visits. This research underscores the importance of POE in evaluating and improving the effectiveness of educational space design. It illustrates howinsights into user satisfaction and behavior can be valuable in optimizing school space restructuring.

      • Post-Occupancy Evaluation of One-room Apartment in Seoul, Korea to Enhance Occupant Comfort and Satisfaction – Focused on Studio Residential Properties for University Students

        The proportion of single households in Korea has now risen dramatically to become the most common household type in the country. Because of the rapid progress of urbanization, the population density and building density of Seoul have risen dramatically, but because of this, many buildings in the city do not have a good indoor environment. The purpose of this study is to investigate the living comfort of studio rooms in which university students live in Seoul, to understand the strengths and weaknesses of their indoor environmental quality, and to provide guidance for improving their environmental quality. Because it is relatively good price and guarantees privacy, studio is the first choice for single-person households, especially for the university student population. Based on our assessment results, overall, university students currently living in studios in Seoul need more natural light, better ventilation, and quieter living environments than the status quo, which will require not only a reduction in building density and a widening of the distances between buildings in future development activities, but also more careful consideration of ventilation, heat and thermal insulation, and soundproofing in the design.
