The impact of unconventional drilling on house prices in Central Oklahoma

Recent energy development may benefit some aspects of a regional economy (such as increased jobs), however there may also be negative impacts on the local environment such as noise and underground water contamination. I study one possible negative externality from recent energy development activity - namely, the impact of unconventional drilling on housing price. A prospective home buyer may want to avoid a place near sites that have been drilled using unconventional drill technologies. Adopting a hedonic price model, I estimate the avoided cost in two counties, Canadian and Payne, in Oklahoma. It may be possible that the relationship between an environmental pollutant source and housing price may be non-linear, and so I apply a semiparametric approach to deal with this possibility. The empirical results are consistent in terms of physical housing characteristics and locational aspects in all cases, with drilling activity having only a minimal effect in benchmark models. Further, the semiparametric estimation results support the findings that drilling activity has limited impacts on local housing prices.

This paper analyzed the effect of transaction costs on the prices and trading volumes at the initial stage of emission markets and also examined how the size of the effect differs depending on the characteristics of the transactions. We built trading protocols modeling a recursive process to search the trading partner and make transactions with several behavioral assumptions considering the situations of early markets. The simulations results show that adding transaction costs resulted in reduction of trading volumes. Furthermore, the speed of reduction in trading volume to the increase of transaction costs is higher when there is scale economy. With a certain level of scale economy, the trading volumes abruptly fall down to almost zero as the transaction cost gets over a certain level. This suggests the possibility of a failed market. Since the scale economy is thought to be significant in the early stage of emission trading market, it is desirable to design a trading system that maximizes trading volumes and minimizes unit transaction costs at the outset. One of the alternatives to meet these conditions is to establish a centralized exchange and take measures to increase trading volumes.

Although an improvement of the advanced aviation technology, there are many accidents continuously occurring. The main reasons for these are caused by Human Factors in transmitting information to pilots. This information interaction system in cockpit is mostly consisted visually and auditorily such as message and warning horn. In this background, there are many efforts to apply haptic interface in aviation environment. According to recent research, haptic interface reduced reaction times more than visual or auditory feedback. As a result, we expect reduce in number of accidents by applying haptic interface. However, there are no existing guidelines for haptic interface. This study aims to provide practical and comprehensive guidelines for designing the haptic (or vibrotactile) interface in cockpit by investigating Ⅰ) proper intensity of vibration, Ⅱ) minimum proper position and direction of vibration, Ⅲ) proper position of vibration, and ⅳ) proper rhythm of vibration. Thirty participants took part in the experiments that were conducted at aviation simulation environments, which consisted on real flying, commercial vibration actuators (i.e., the eccentric motors) and 3D monitor that shows scenes of flying. This study recommended methodology for haptic interface guideline, and showed the characteristics of haptic interface in cockpit.
