지구단위계획의 운용방안에 관한 연구 : 부산시 용도지역 상향조정 지역을 사례로 = (A) Study on the operational applicaiton of the district unit plan

Longitudinal segmentation in the residential happened to civil appeals of up-zoning, so the areas needs to establish the District Unit Plan.
But the characteristics of the district are difficult the control in the zoning system, implement of up-zoning.
Therefore District Unit Plan needs to reflect public's opinions, to achieve the public urban of operational application of District Unit Plan.
For this purpose, this study is established planning elements and surveyed two Up-zoning areas of District Unit Plan and inspected priority elements, analysed each planning elements.
District Unit Plan of Up-zoning allowed problems and improvements aspect planning.
Up-zoning areas must have been cleared standard and various regulations.
By establishment of investigation district and objective standards there is a need to present a plan to check the establishment through developmental examination.
This is to include the size of the existing establishment and the areas their base also to protect landscape of around areas.
Up-zoning has many problem of rising development density and social overhead capital shortage, so needs to develop density standards and social overhead capital expansion standards, traffic plan rising consider development density then plan traffic line, parking.
Block and plot plan must have environmental improvement of around ares, arrangement, form, color of construction plan must incude connection of around areas landscape plan too.
Considering the importance of the Floor Area Ratio in the cities of KOREA, appropriate standard of establishing the Standard Floor Area Ratio and supplying the incentives should be provided for effective density.
This standard should not be a burden on the urban infrastructure and should be able to achieve the objective of the District Unit Plan considering the character of the region.
