가구의 사회경제적 특성과 재테크에 대한 인식이 주택구입의 우선순위에 미치는 영향 분석 = Effects of Household Socioeconomic Characteristics and Perception to Investment Techniques on Priority of Housing Purchase Decision

다국어 초록 (Multilingual Abstract)

Prior studies concerning priorities of housing purchase decision comprise of 3 categories like physical aspects of housing, locational factors and investigation value and they uses over more than 10 variables. In reality, when household decide housing purchase, they may consider 3 or 4 factors because of limited information and financial burdens. In that respect, this study focus on main motives that bring household’s decision of housing purchase and plan to analyse correlation housing purchase decision and household characteristics. Housing market has changed rapidly from supply-oriented market to demand-oriented ones, so more detailed speculation about household demand patterns can be helpful information to policymakers and housebuilders. Traditional theory views housing moves and housing purchase decision from the viewpoints of household life cycles, economic motives and communities. This study root on its theoretical ground from the residential moves and selection theory and analyse recent studies. Four main components was selected to testify our hypothesis between housing purchase behavior and household characteristics. They are life cycle of household, socio-economic characteristics and investigation behavior, housing market overlook.
Main results are summarized like these.
First, whether household have children who are in stage of education have a decisional affects when they decide housing purchase.
Second, household’s attitude on investigation objects can be a meaningful factors. Household who answers bank deposit is a more efficient objects than real estates as an instrument to cumulate their wealth have a propensity to think more weights to other values of investment on their housing purchase. However, occupation of household head and income was not a meaningful factor on household’s purchasing decision.
