People try to get a house which is well-corresponded with lifestyle and housing consciousness and housing space. If the relationships among them are not balanced, residents move to and choose another house in order to embody their housing needs. This adjustment behavior stems from their housing dissatisfaction through housing choice consequence.
So the residential mobility and the housing choice procedures play a significant role on household´s welfare. Households experience a typical procedure on the residential mobility and the housing choice. This procedure consists of several steps. We need to analyze the whole procedure because it makes us to predict the orientations and the
concerns of the residents´ housing needs through the procedure. There may be some differences of residential mobility and housing choice from each group which exist in urban area, therefore we need to apply some policies about housing choice according to those various groups or classes.
This thesis aims to analyze the housing choice process and behavior of multi-family housing residents in Pusan. The survey for 667 residents of apartment in Pusan was performed.
The result in this thesis is the following ;
1. The housing choice procedure consists of ① a step for recognition of residential situation and for embodying moving motives(Moving motives step), ② a step for searching housing information(Housing search step), ③ a step for establishing a standard criterior of evaluation the housing choice alternatives(Assessment of housing alternative step), ④ a step for housing choice(Housing choice step) and ⑤ a step for having the intention to move(Intention to move step).
2. There are some linkages with each steps. The higher the level of moving motives, the higher the level of housing search efforts. The higher the level of housing search efforts, the higher the level of housing alternative evaluating. The higher the level of housing alternative evaluating, the higher the level of housing satisfaction after they choose a house. The higher the level of housing satisfaction after they choose a house, the lower the level of intention to move. So the whole procedure of housing choice has a main streaming throughout the steps.
3. We clarify the housing strata among urban multi-family housing residents. The housing strata were made of 5 indexes-tenure type, number of room, floor size, price per pyung(坪), subjective quality of neighbor. And we classified 3 groups which are the highest group, the medium group and the lowest group.
4. We reveal that the housing choice behavior differs on each steps according to the housing strata, and grasp the typical and important tendency of residents in deciding a housing issue through analysis of the housing choice behavior according to housing strata. So housing supply and housing policy should be applied distinctively according to housing strata.
5. The lowest group of housing strata was motivated with job oppertunity and period of house lease, buying an own house. The medium group with shortage of space and improvement of house facilities. The highest group with improvment for quality of neighbor.
6. The higher the housing strata, the more the level of searching efforts and evaluating housing alternative. The lowest group of housing strata choose a house in terms of accessibility to job and children´s school, market and prefer to intimacy of neighbor. The highest goup choose a house in terms of natural conditions and quality of neighbor.
7. The higher the housing strata, the higher the level of housing satisfaction, and also the lower the level of intention to move. But long-term intention to move is affected by family´s housing aspirations, expectation for their future quality of life, and family´s long-term plan eventhough housing satisfaction level is high.
