지구단위계획구역 내 다가구주택의 형태 및 디자인 특성에 관한 연구 : 대전 지구단위 계획구역을 중심으로 분석 = A Study on the Form and Design Characteristics of Multi-Family Houses in District Unit Planning Zones

국문 초록 (Abstract)

본 연구에서는 지구단위계획구역 내 다가구 주택의 형태 및 디자인 특성에관하여 연구하였으며, 대전 지구단위계획 구역을 중심으로 분석하였다. 지구단위구역이 다름에도 불구하고 다가구 주택의 유사성에 대해 문제점을 인식하고, 이에 대한 원인을 찾아 본 바 당초 지구단위 계획구역을 지정함에 있어서 모든 지구단위 계획구역은 추진 방향이라는 목표를 가지고 사업을 시행하였지만, 분석결과 대부분의 지구단위 계획구역 내 시행지침이 건축적 요소는 조금씩 차별을 보이고 있지만 디자인적 요소에서는 큰 차별성을 보이지 않고 있었다. 이로 인한 결과는 서로 다른 지구단위계획 구역임에도 건축적 요소는 조금씩 다를 수 있지만 디자인적 요소가 상당히 유사해 현재 건축되어 있는 다가구 주택의 모습이 유사해 보이게 되었다. 이와 같은 연구의분석결과 디자인적 요소가 유사한 것에 대하여 해당 지구단위와 비교지 지구단위 계획 구역들 선정하여 디자인적 요소가 유사한지에 대해 확인한 결과 비교지 사례들의 경우 보다 명확한 디자인적 요소를 명시하여 해당 지구
단위 계획구역 내 다가구 주택의 형태 및 디자인적 요소에 대하여 특색이맞는 형태를 가질 수 있도록 계획 되어있다.
이러한 분석결과로 대전 지구단위 구역을 중심으로 지정되어 있는 시행지침의 경우 형식적으로 지정되어 있는 시행지침이 아닌 각각의 지구단위에 알맞은 시행지침을 지정해 줄 수 있도록 하여 특색을 가질 수 있도록 하거나,혹은 건축물의 설계에 무관한 시행지침을 삭제하여 건축주와 설계자와의 의견을 적극 반영하여 지구단위 구역 내 주택을 보다 우수한 디자인 요소를가질 수 있도록 할 필요가 있다 판단한다.

In this study, the shape and design characteristics of multi-family housing in the district unit planning area were studied, and the analysis was focused on the district unit planning area in Daejeon.
Although the district unit districts are different, the problem of the similarity of multi-family housing was recognized and the cause for this was recognized.
However, as a result of the analysis, most of the implementation guidelines within the district unit planning area show little differentiation in architectural elements, but no significant differentiation in design elements.
As a result of this, the architectural elements may be slightly different in different district unit planning areas, but the design elements are quite similar, so the multi-family houses currently being built look similar. As a result of the analysis of this study, the design elements of the district unit and the comparison site were
selected for similar design elements, and as a result of confirming whether the design elements were similar, in the case of comparison sites, more clear design elements were specified and the corresponding district It is planned to have a shape that is suitable for the shape and design elements of multi-family housing within the
unit planning area.
As a result of this analysis, in the case of enforcement guidelines designated centering on the Daejeon district unit area, it is possible to designate enforcement guidelines suitable for each district unit, rather than formally designated enforcement guidelines, so that they can have characteristics, or It is judged that it is necessary to
actively reflect the opinions of the building owner and designer by deleting the implementation guidelines irrelevant to the design of the district unit so that the housing in the district unit area can have better design elements.
