This dissertation is structured by four essays linked one another sequentially. Recently the literatures on consumer's portfolio selection include the non-financial asset such as human resources or real estate, use dynamic portfolio analysis taking consideration of the predictability of asset return and transaction costs.
In Chapter 2 of this dissertation, I introduce the real estate market of United States and Korea focusing on Real Estate Investment Trusts(REITs). And I analysis the importance of the existing real estate in portfolio construction of stocks and bonds. I provide the evidences using simulated data and actual data of Korea.
Chapter 3 reviews and tests the various return forecasting models. The macro-economic indexes, such as term premium, risk premium, unanticipated inflation rate, changes of anticipated inflation, and difference variables are included with dependent variables, via Hodrick' s model etc.. The results are not sufficiently support the simultaneous model to predict the monthly return of stock, corporate bond and real estate. However I find the statistical significances of difference variables of predicting the returns of corporate bond and real estate.
In Chapter 4, using historical returns and predicted returns based on the return forecasting model, I examine the portfolio performances with static-one period model via Markowitz's theory. I test real estate effects and predictability effects with and without restriction on short sales. And I compare the performances of the investment strategies(buy and hold, momentum-style, predicting model strategy). The results indicate real estate effects are found in regardless to the restriction on short sales, but predictability effects except for predicting model.
I undertake the dynamic-multi period analysis of the consumer with power function of terminal wealth and his or her objective is maximization of expected terminal wealth in Chapter 5. In this time I include the risk free asset to the investment opportunity.
In Chapter 5, a consumer with power utility function of terminal wealth want to maximize his or her expected utility via investment to risky asset(s) and risk free asset. In this chapter the model is dynamic, multi-period, discrete-time model. I investigate the performances of various scenario, such restriction on short sales, investment strategy, the number of risk assets.
In Chapter 6, I summarize and conclude this dissertation, and provide the limits of this dissertation and the following research topics.
