충북혁신도시의 개발이 주변 지역의 지가에 미치는 영향에 관한 연구 = A Study on Effects of Development of Chungbuk Innovation city to Land Values of nearby Regions

다국어 초록 (Multilingual Abstract)

Maengdong-myeon, Eumseong-gun and Deoksan-myeon, Jincheon-gun, Chungcheongbuk-do are designated as Chungbuk innovation city in 2005. The aim of this study is to observe the effect of development of Chungbuk Innovation city, which is one of balanced development polices, to the land values of nearby areas. This study measured the change in population and land value of Eumseong-gun and Jincheon-gun, which are Chungbuk Innovation city, and for the comparison, those of Geosan-gun and Jeungpyeong-gun were also measured. This study analyzed the change in population and land value of regions from 2000 to 2015, dividing the time in four periods and centering on the progress and development of Chungbuk Innovation city. The population and land value of Chungbuk Innovation city has increased, but those has not increased along the distance from Chungbuk innovation city. Therefore, the rise in land values of Umseong-gun and Jincheon-gun occurred because of their regional characteristics. This is because Chungbuk Innovation city is not large in size.
