1. CONTENTS (1) RESEARCH OBJECTIVES The aim of study is to identify the rent determinants of retail property in Seoul. (2) RESEARCH METHOD This study was analyzed using panel analysis. Dependent variable used rent, independent variable used vacancy rate, return on investment, CD interest rate and GDP. The spatial range is Seoul, and the temporal range is from the first quarter of 2013 to the fourth quarter of 2016. (3) RESEARCH FINDINGS As a result of the panel robust model analysis, it is found that the return on investment on rent has a statistically significant positive effect. There is no statistical significance in rent, but vacancy rate is negative (-), CD interest rate is negative (-) and GDP is positive (+). Comparing the estimated and actual values of the rent estimated by the fixed effect model, there is a difference by region but the movement is similar. 2. RESULTS As a result of this study, it was found that investors regard investment return rate and rent as the most important factors in retail property investment. 본 연구는 매장용 빌딩 임대료 결정요인을 패널분석을 이용해 실증분석하였다. 종속변수는 지역별 중대형 매장용 빌딩 임대료로, 독립변수는 지역별 중대형 매장용 빌딩 공실률, 지역별 중대형 매장용 빌딩 투자수익율과 거시경제변수 는 CD금리와 GDP를 사용하였다. 공간적 범위는 서울시 도심지역, 강남지역, 신촌마포지역과 기타지역으로, 시간적 범위는 2013년 1/4분기부터 2016년 4/4분기까지로 하였다. 패널 Robust모형 분석결과, 매장용 빌딩 임대료에 투자 수익률이 통계적으로 유의한 양(+)의 영향을 주는 것으로 나타났으며 통계적인 유의성은 없으나 공실률은 음(-), 금리는 음(-), GDP는 양(+)의 영향을 미치는 것으로 나타났다. 고정효과모형으로 추정한 임대료 예측값과 실제값을 비교해보면 지역별로 차이는 존재하나 움직임의 추이가 유사한 것으로 나타났다. 투자자의 입장에서는 투자수익율과 임대료가 투자 결정에 중요한 요인이라는 것을 실증적으로 확인하였다.
