This study aims to measure the efficiency and productivity change of 30 domestic construction companies from 2010 to 2018 using data envelopment analysis(DEA) and Malmquist productivity index (MI). In particular, we used the number of employees, capital stock, and non-current assets as input variables, and sales and net income as ouput variables for the analysis. The dataset used for the analysis of efficiency and productivity changes is the employee profile and financial statements for the companies from 2010 to 2018. We found that the MI of the 30 companies is greater than one since 2013. This is because many years of TEC (Technical Efficiency Change) is greater than 1, which means that the productivity index increases as the TEC increases. In addition, the MI value was less than 1, which lowered the productivity of construction firms in 2018. The results of the study may help decision makers to find effective future management plans by analyzing the internal and external factors.

Malmquist 생산성 지수를 활용한 국내 건설기업의 생산성 분석

2008년 이후 세계 금융위기가 찾아오면서 경기의 영향을 크게 받는 건설시장이 크게 위축되었다. 이러한 상황에서 건설기업의 효율성 및 생산성 변화를 측정하고, 내부 및 외부 변화 요인을 분석하여 기업의 효율적인 경영방안을 모색할 필요가 있다. 이에 본 연구는 DEA 모형과 Malmquist 생산성 지수(MI: Malmquist productivity Index) 모형을 활용하여 2010년부터 2018년까지 9년간 국내 30개 건설기업의 효율성 및 생산성 변화를 측정하는데 목적을 두고 있다. 연구분석을 위해 종업원 수, 자본금, 비유동자산을 투입변수로, 매출액과 당기순이익을 산출변수로 사용하였다. 효율성 및 생산성 변화 분석을 위해 사용된 자료는 30개 기업의 2010년부터 2018년까지의 직원 현황 및 제무제표이다. 맘퀴스트 생산성 지수 분석결과, 우리나라 30개 건설기업의 MI는 2013년 이후 1보다 크다. 이는 TEC(Technical Efficiency Change)가 1보다 큰 연도가 많아, TEC의 증가에 따른 생산성 지수가 상승하였다고 볼 수 있다. 최근 2018년에는 MI값이 1보다 작아, 건설기업의 생산성이 하락하였으며, TEC 값이 하락하여 MI 값이 하락하였다. Since 2008, the global financial crisis has brought about a severe contraction in the construction market. In this situation, it is necessary to measure changes in efficiency and productivity of construction companies, and analyze the internal and external change factors to find effective management plans. Therefore, this study aims to measure the efficiency and productivity change of 30 construction companies in Korea for 9 years from 2010 to 2018 using DEA model and Malmquist productivity index model. For the analysis, the number of employees, capital stock, and non-current assets were used as input variables, and sales and net income were used as output variables. The data used to analyze the changes in efficiency and productivity to achieve this research objective is the employee status and financial statements for 30 companies from 2010 to 2018.
