The purpose of this study is to explain the various value changes of apartment sale price determinants which are affected by the local housing market and housing scale. Therefore we use the granger causality and the hedonic price function to estimated each determinant value of apartment housing price so that we can approve the hypotheses. The results are as follows. First, Stock apartment market influences to new apartment market. Second, the prices of installment sale are influenced by the individual characteristic of large-sized apartments and small ones. Middle-sized units are ,however, changed by the local special variables. With the results of the analyses above, a specific plan classified by the size and price will prevent the vicious circle of rising price presented in its outskirts by overestimating.
