본 연구에서는 골프회원권 가격결정에 영향을 미치는 주요 요인이 무엇인지를 분석하고, 골프회원권 시장이 공정한 투자시장 및 자금조달시장으로서 역할을 수행할 수 있도록 투자자들로 하여금 자산가치에 기초하여 올바른 투자의사결정을 내릴 수 있도록 유용한 정보를 제공하는데 목적이 있다. 또한 최근 이슈가 되고 있는 NTF 기반의 회원권 발행 등 지급결제 제도 개선을 통해 시장의 투명성과 안전성, 그리고 효율적인 리스크 관리 방안에 대해 검토해 보았다. 분석결과 골프회원권 가치에 영향을 미치는 요인 분석 결과, 주로 투자목적으로 골프회원권을 보유하는 투자자들은 예약 및 서비스(30%)가 골프회원권 가격에 가장 큰 영향을 미치는 것으로 평가하고 있는 것으로 나타났다. 다음으로 위치 및 접근성(25%)을 회원권 가격결정에 중요한 요인으로 꼽고 있는 것으로 나타났다. 또한 골프회원권시장의 안정화 및 투명성 제고, 리스크 관리의 효율화를 위해서는 골프회원권 거래와 관련된 운영ㆍ관리 등과 관련한 법ㆍ제도적 규정이나 요건이 체계적으로 정해져야 할 것이다. 이를 위해 디지털 금융시대를 맞아 시장의 건전성 증대, 투자자 보호, 시장의 효율성을 강화하기에 가장 적합한 형태는 블록체인(DLT)을 활용하는 것이다. 또한 최근 이슈가 되고 있는 NTF를 골프회원권거래소의 백오피스ㆍ운영 등에 활용함으로써 한층 강화된 거래보호 및 리스크 관리에 효율적으로 활용이 가능할 것이다. In this study, we analyze the major factors that influence golf membership pricing and encourage investors to make the right investment decisions based on their asset values so that the golf membership market can play a role as a fair investment and financing market. Its purpose is to provide useful information to help you make decisions. In addition, we reviewed market transparency, safety, and effective risk management by improving the payment and settlement system, such as issuance of NTF-based membership, which has become an issue recently. As a result of analysis of factors affecting the value of golf membership, it was found that investors who mainly hold golf memberships for investment purposes evaluated that reservations and services (30%) had the greatest influence on the price of golf memberships. Next, location and accessibility (25%) were cited as important factors in determining membership price. In addition, in order to stabilize the golf membership market, improve transparency, and increase the efficiency of risk management, laws and institutional regulations or requirements related to the operation and management of golf membership transactions should be systematically determined. To this end, in the digital financial era, the most suitable form to increase market soundness, protect investors, and strengthen market efficiency is to use blockchain (DLT). By utilizing NTF, which has recently become an issue, for the back office and operation of the Golf Membership Exchange, it will be possible to effectively utilize it for enhanced transaction protection and risk management.
