        서울시 2030 직장인 1인 가구의 주거만족도와 주거환경요인 인과관계에 관한 연구

        This study was conducted under the belief that there is a need to understand the overall residential satisfaction of the young professional single person households in Seoul and a casual relationship among the detailed sub-factors of the housing satisfaction. Therefore, the study aims to address major influence factors to the young single residents’ residential satisfactions and to provide a basis for recommending potential implications for housing environment of Seoul’s changing population. For analysis, quantitative survey was conducted for the research by using the purposive quota sampling method, and finally obtained 160 raw data. As for analysis method, exploratory factor analysis, confirmatory factor analysis and Structural Equatation Modeling analysis were used. The main findings are as follows. First, the ‘interior architectural characteristics’ is the major influence factor to the young single dwellers’ overall residential satisfaction more than other factors such as residential location and economic aspects. Second, in terms of residential economic satisfaction, interior architectural and environmental characteristics are major influential factors to mentally relieve the burden of housing cost. Third, the characteristics of residential building, housing location and interior environment have meaningful impact on the targeted single residents’ social relationship satisfaction. It means that an appropriate residential location, good qualities of housing ventilation and light condition, and a residential building with safe and convenient facilities have positive influences on their social relationship with neighbourhoods and local communities. In conclusion, based on the characteristics of residential satisfactions, supplying housing with good quality of interior environmental and architectural conditions is the first priority in enhancing the overall housing satisfaction of the young professional single dwellers in Seoul. Also it could compensate for the reduction in housing satisfaction due to the residential economic burden and boosts the local community revitalization.

        인공신경망 분석을 활용한 인천시 주거취약계층의 행복주택 입주의향에 미치는 요인 분석

        인천시는 현재 주거취약계층이 다양화 되며 이들의 위한 맞춤형 공공임대주택 공급의 필요성이 강조되고 있다. 그러나 영구임대주택 중심의 공급과 계층 맞춤형 임대주택의 공급은 부족한 실정이다. 따라서 본 연구는 인천시에 거주하는 주거취약계층을 대상으로 그들의 행복주택 입주의향과 이에 미치는 다양한 영향 요인을 분석하고자 하였다. 본연구의 분석결과 및 시사점은 다음과 같다. 첫째, 신혼부부 가구, 월 소득, 주거 지원프로그램 인지, 주택 유형 순으로 행복주택 입주의향에 중요한 영향을 미치는 것으로 나타났다. 둘째, 가구원 수, 이사계획, 신혼부부 가구, 주택 유형, 주거 지원 프로그램 필요요인들이 정(+)을 방향으로 행복주택 입주의향에 영향을 미치는 것으로 나타났으며, 연령, 고령자 포함 가구, 공공주택 거주 가구, 월세 가구, 월 소득, 가구 부채, 주거급여정책 인지 요인들은 부(-)의 방향으로 영향을 미치는 것으로 나타났다. 셋째, 연령이 상대적으로 낮으며, 공공임대주택 및 주거지원 프로그램에 관심이 많고 필요성을 느끼는 신혼부부의 경우 행복주택 입주의향이 다른 유형에 비해 높은 것으로 나타났다. This study aims to examine the impact factors of the intention to live in Hangbok housing, focusing on the vulnerable in Incheon. As analysis method, Artificial neural network(ANN) and binomial logit model are used. Comparative analysis between the methods and synthesis were conducted. The main findings are as follows. First, based on the AUROC and prediction accuracy result, the statistical power of ANN model is better than those of the logit model. Second, important factors that affect the intention to move to Hangbok housing are newlyweds, monthly income, housing benefit recognition, and tenure type. Third, the factors of number of households, tenure type, moving plans, newlyweds, and housing support program have a significant and positive effect on the intention to move to Hangbok housing, while factors of age, social housing living, monthly income, debt status, housing benefit recognition have a negative influence on the intention. Next, it was found that newly-weds who are relatively young and need for housing support programs have a higher willingness to move in the public rental housing, compared to other household types. In addition, it can be seen that households who are currently living in the public rental housing in Incheon do not prefer to change the type of housing to a Hangbok housing.

        This Study suggests for the resort development characteristic and strategy in Wonju area. This area recently proactive development ongoing. This study's main results are as follow. First, Wonju area resorts are integrated and grand scale and sports oriented membership resort. Especially, Main target market is occupy Seoul and metropolitan area. Thus, needs to be attraction development fit for Seoul metropolitan area and youth-adult. Second, According to the survey result shows that facility's diversity and convenience are strength. While, weakness are service infrastructure's insufficiency. So that urgently needed are ①tourism resource and long-term stay for attraction development ②information provide and new product development ③service product innovation.
