        The change of housing demand can be judged from the fluctuation of Housing fund demand because construction market is more closely connected with financial market. Therefore the construction investment on buildings can be judged from the fluctuation of Housing fund demand because housing demand is closely connected with housing construction market. this paper attempts to analyze on the relation between housing fund demand and construction investment on buildings by using Vector Error Correction Model.

        BTL(Build-Transfer-Lease)사업의 사업위험을 고려한 적정 가산수익률 결정모델에 관한 연구

        The Korean government has initiated private investment in Social Overhead Capital(SOC) as an alternative way of public sector finance delivery in the late 1990s. Build-Transfer-Lease(BTL), a new type of project financing, was included to the government-driven projects in such a direct relation to the welfare facilities as education, culture in 2005. BTL is executed to a sort of project, in which rental fee from final users does not guarantee a certain degree of profit. As a result, the government pays the rent for an elucidated period of time to ensure the profit of private investors according to the project rate of return. Hence, private investors ought to determine the project rate of return which is reasonable in the stage of feasibility analysis. In the progress of the financial viability analysis of BTL, this study has improved the process trying to make an accurate estimate of the fluctuation of diverse variables to have an effect on the profitability and stability of the project. And, this study suggests the model which determine proper risk premium by means of relieving the risk of the project forecasting the risk which could result from compound connections between those variables with a probability process. Also, This study verifies the effectiveness of this model with computer simulation.

        At construction industry, many matters that are Cost reduction, a term of works reduction, productivity increases and so on are required. At the side of management and construction, development of technologies is required for accomplishing requirement matter effectively. Comparing the planned progress with the actual progress and finding the problem from the early stage of the project is especially important in a construction management aspect. Therefore the building of realtime progress management system that can realtimely collects and create and save information is necessary. This study suggest that the method of real-time information collection and progress management through RFID, construction automation and so on by focus on steel structural construction. And this study develops real-time progress management prototype system that compares and analyzes realtimely collected information with an estimate schedule which is automatically created through 3D object-information extraction.

        해외건설 수주경쟁력 향상을 위한 ODA (Official Development Assistance) 활용방안

        The domestic construction market is recently daunted because of the sustainable real estate regulation policy by the government. In other aspect, after the WTO(World Trade Organization)system opened overseas construction is growing continuously with grow of international economy and opening of market through world. Therefor needs to establish strategy on expansion or over seas construction competitive power. The purpose of this research is expansion on over seas construction competitive power by suggesting project cost guarantee methods to Owner and cost guarantee methods are Official Development Assistance(ODA). Accordingly, this research analyzed a developed $country^{\circ}{\phi}s$ ODA and domestic ODA. Moreover, survey to Expert of related field about over seas construction and ODA for identified problems. Especially, based on the results it intends to analyzed domestic ODA competitive power and improve strategy to competitive power of receive an order on over seas construction. 정부의 지속적인 규제 정책으로 인해 국내 건설시장은 위축되어 있는 반면 해외 건설시장은 꾸준한 성장세를 보이고 있고, WTO(World Trade Organization)체제 출범 이후 국제적인 개방화가 가속되고 있다. 따라서 우리나라의 해외건설도 과거의 단순 입찰방식을 지양하고 해외건설 수주경쟁력 확대를 위한 전략 수립이 필요한 실정이다. 본 연구는 해외건설 분야에서 사업초기에서부터 발주처에게 프로젝트의 재원확보 방안을 제시함으로써 수주경쟁력을 증대시키는 것을 연구의 주제로 삼았으며 재원확보 방안으로 양허성(원조성격)을 지닌 공적개발원조(ODA)를 대상으로 하였다. 본 연구에서는 선진국 및 우리나라의 공적개발원조를 분석하고, 관련 분야 전문가를 대상으로 해외건설 및 공적개발원조에 대한 설문조사를 실시하여 현황 및 문제점을 알아보았으며, 이를 바탕으로 우리나라 공적개발원조의 경쟁력을 분석하고 해외건설 수주경쟁력 확대를 위한 전략을 제안하였다.
