The analysis was performed for the 162,749 cases extracted by excluding the abnormal cases out of the 174,199 cases of deposit basis and monthly basis the private apartment rental trades reported from October, 2010 to January, 2013 across the country based on the deposit basis and the rent basis trades published in the real trade prices at the homepage of Ministry of Land, Infrastructure and Transport (http://rt.molit.go.kr). The analysis results showed that the national average monthly rent was 550 thousand won and the deposit was 51 million 580 thousand won and what represented the significantly high proportion of the deposit as 93.35 times of the monthly rent was interpreted that when viewing in the perspectives of the existing studies that the nature of the rent is the leverage effects and in the perspective that it is the risk effect of the unpaid rent, it is estimated more close to the leverage effects in the perspective of the lessor and it can be considered as the risk effects of the uncollected deposit caused by disposal of the rental house by auction sales in the perspective of the lessee. It represented that the national conversion rate of rent basis with deposit to the rent basis was dropped gradually from 7.47% in February, 2011 to 6.36% in January, 2013, which is estimated that the supply and the demand in the rental house market were different in 2011 and 2012. That is, the excessive supply in the rental house market represented the phenomenon that the overall rent amount was fallen down in 2012 as the supply in the rental house market is increased, and as a results, it is estimated that the conversion rate of deposit to rent basis was dropped. This study has it's meaning that it is the forst study estimated the conversion rate of the deposit to rent basis (interest rate of monthly rent) with real trade price. If the montly rent price index in the domestic real estate market may be established systematically based on this study, it is deemed to be utilized as effective index to the housing policy establishment of the government, the implementation of policy through the determination on the market, etc. in future.

The power expansion planning is large and capital intensive capacity planning. In the past, the expansion planning was established with the proper supply reliability in order to minimize social cost. However, the planning not used cost minimizing objective function in the power markets with many market participants. This paper proposed the power expansion planning process in the power markets. This system is composed of Regulator and GENCO's model. Regulator model used multi-criteria decision making rule. GENCO model is very complex problem. Thus, this system transacted the part by several scenario assuming GENCO model.
이동통신 기지국/중계기 운용을 위한 부동산 임대시장 분석에 관한 연구

The present paper is on the real estate leasing forms for the base station / repeater operation of the mobile communications company, and is the first study which identified the prepaid rent market other than the rent with deposit market that accounts for the most of rent market of the country. An empirical analysis was conducted only for the descriptive statistics to target a total sample size of 1,625 cases for pure rent and rent with deposit including landlord building and type, address, exclusive area, contract time, number of floors, security deposit and rent as the rent data based on the lease contract for five years from January 2008 to December 2012 for ten actual transactions of K Company in Gangnam area. According to the findings of this study, pure rent accounts for 1,552 cases and 96%, and rent with deposit accounts for 73 cases and 4%. This has been analyzed that special rental market in accordance with the mobile communication repeater installation appears mostly in the form of pure rent market. Secondly, regarding the rent place, it was investigated that most lease contract were made using outdoor place (roof/rooftop/land (open space) that is relatively inexpensive, accounting for 94% compared with 6% of indoor space. Third, according to the factor analysis affecting the rent of K Company's rental place, the rent showed to increase positively depending on the height of the building, the contract term, and if the landlord is a public institution or corporation. As described above, the study has shown the rental place, landlord type, building height, building type, contract type, leasing area, contract term, annual rent trends, and annual rent spending trends by the County(Gu) for the status represented by renting outdoor place (roof / rooftop) centered on K Company's real transaction prices under the limitation of lacking studies on the lease contract for renting outdoor place of mobile communications companies. These descriptive statistics analyses have exhibited a different look from general rental market (rent with deposit market).
