교육시설 BTL사업의 유지관리비용 비교분석을 통한 비용추정 개선방안에 관한 사례연구

본 연구는 BTL사업 초 중 고 교육시설을 중심으로 유지관리비용 비교분석을 통하여 문제점을 분석하고, 합당한 사업기준 제시를 위한 유지관리비용 추정에 유용한 정보를 제공하고자 실시하였다. 이를 위하여 A컨설팅 업체와 B컨설팅 업체의 초 중 고 교육시설을 대상으로 수도권 및 비수도권 총 8개 학교를 선정하고 이를 4개의 사례로 분류하여 유지관리비용을 조사하였으며, 이를 비교 분석하였다. 상기와 같은 목적과 방법에 따라 진행된 본 연구의 결과를 요약하면 다음과 같다: 1) 유지관리비용을 사례 그룹 별로 비교 분석하였고, 그 결과 인건비, 용역비, 안전진단비, 대수선비, 대체비에서 양 사업자간 각 항목별 비용의 차이를 보이는 것으로 분석되었다. 2) BTL사업 유지관리비용의 문제점 및 효율적인 사업기준 제시를 위한 유지관리비용 추정의 개선방안은 발주자와 제안자로 분류될 수 있으며 그 사항은 다음과 같다. 첫째, 발주자는 성과요구수준서의 명확한 기준을 제시 및 대수선의 정립을 해야 한다. 둘째, 제안서의 평가를 적정가격으로 유도 할 수 있는 평가구조의 개선이 필요하다. 셋째, 제안자는 사용자 및 시설을 위한 유지관리비용을 산출해야 한다. 넷째, 사업단계별 문제점 파악을 통하여 회의록 작성 및 제출과 PM사들은 협회, 조직을 만들어야 한다. The purpose of this study is to examine the problem of BTL(Build Transfer Lease) projects through comparative analysis on running costs, focusing on primary school, junior and senior high school education facilities, and then to provide useful information on the estimation of running costs by suggesting valid cost criteria. For this, eight schools from A and B consulting firms were sampled from capital region and other areas. Sampled schools were classified into four categories according to school grade, and running cost data are collected and analyzed from relative view points. The results of this study are as follows: 1) running costs which are analyzed by categories show some difference among sub-items, 2) major problems related to running cost prediction of BTL projects are revealed and improvement schemes are suggested for two groups (Owner and Project applicants).
오피스빌딩 냉난방시스템의 수명주기비용 분석에 관한 연구 : 흡수식 냉온수 유닛의 설치 유형을 중심으로 한 사례연구

본 연구는 사례대상 건물의 냉난방설계용량에 대한 냉온수 유닛의 설치 유형을 단일설치, 분할설치(균등분할), 분할설치 (차등분할)의 유형으로 구분하여 각각의 사례를 선정하고 LCC기법을 이용한 경제성 평가를 실시하였다. 이를 위하여 냉온수 유닛의 LCC 구성항목을 조사하고, 구성항목별 비용 자료를 조사하였다. 위와 같은 과정을 통해 예측된 각 설치 유형별 LCC를 상호 비교 분석함으로써 경제성 평가를 실시하였다. 상기와 같은 목적과 방법에 따라 진행된 본 연구의 결과를 요약하면 다음과 같다: 1) 냉난방설계용량에 대한 단일설치 사례와 분할설치(균등분할), 분할설치(차등분할) 사례를 선정하고 LCC 구성항목에 대한 자료조사를 통하여 초기투자비(냉동기 설치비, 냉각탑 설치비, 펌프설치비), 유지관리비(교체 수선비, 가스에너지비, 전기에너지비), 해체비(노무비, 폐기비, 잔존가치)를 고려하여 단위면적당$(100m^2)$분석기간 15년 동안의 LCC를 분석 하였다. 2) 냉온수 유닛의 단일설치, 분할설치(균등분할), 분할설치(차등분할)의 설치 유형에 따른 경제성 평가 결과 설치 유형 중 단일설치 유형이 가장 경제적인 것으로 분석 되었다. The purpose of this study is to execute economical analysis for two types of office building HVAC system using LCC technique : single vs, separated HVAC(equal partition installation, unequal partition installation) system. The research method of this study includes the case analysis and questionnaire surveys. The results of this study are as follows: (1) LCCs of 3 types of HVAC system are estimated and the most economical one is investigated as single HVAC system, (2) In this case study, the single HVAC system was investigated as 34% lower in LCC during 15 years per $100m^2$ compared to equal partition installation, as 41% compared to unequal partition installation.

By analyzing role composition among producer, director, and screenwriter for project-based organizations in Korean film making industry during 2001-2006, this study empirically examined the concept of `role dynamics` and its relationships with performance. Literature suggests that organizations tend to integrate homogeneous roles and separate heterogeneous roles as their environment changes more rapidly. Empirical results of this study show that film making organizations integrated homogeneous artistic roles of director and screenwriter but separated heterogeneous business role of producer. Moreover, films with the same person who played both roles of director and screenwriter but with different producer were found to be more successful than films with different persons played roles of producer, screenwriter, and director respectively. Empirical results of this study suggest that organizations may utilize role dynamics in order to adapt to changing environment.
해외 가스 플랜트 건설사업의 위험요인을 고려한 비용분석 모델에 관한 연구

The purpose of this study is to suggest a cost analysis model based on risk factors that can be used in the gas plant construction industry. The research method of this study is to examine and analyze construction stage details of five construction companies with experience of gas plant construction, and construction stage risk factors of domestic construction industry, domestic research institutions, and foreign institutions. In addition, a cost analysis model is suggested by using Fuzzy analysis and Monte Carlo simulation. The results of this study are as follows: First, construction stage details of five construction companies with experience of gas plant construction were examined and analyzed, and through this, a cost breakdown structure (1 Level∼4 Level) is suggested. And construction stage risk factors of domestic construction industry, domestic research institutions, and foreign institutions were examined and analyzed, and through this, 16 risk factors were drawn from domestic construction industry, 18 from domestic research institutions, and 16 from foreign institutions, and finally 28 risk factors were drawn after rearrangement. Second, triangular distribution is applied based on the construction stage cost breakdown structure and the risk factors, and here, with Fuzzy analysis, minimum and maximum values of the risk factors were analyzed and drawn through interviews with experts, and with Monte Carlo simulation, the risk factors were applied to the cost breakdown structure through interviews with experts, and the result values drawn through Fuzzy analysis were also applied to the cost breakdown structure. Additionally, as a result of verifying the cases with an analysis tool, @Risk, through the method above, it could be found that among the cost items reflecting the risk factors, construction cost, outsourcing cost, construction equipment cost, site management cost, water, light, and heat expenses, and safety management cost show cost variability through the bidding feasibility analysis model of this study.
노후 공동주택의 위험요인을 고려한 확률적 유지관리비 분석 개념

This study was conducted to provide useful information to enable planned repair and cost planning during the operation and maintenance phase of aged multi-family housing. For this purpose, The concept of probabilistic maintenance cost analysis considering the risk factors of the aged multi-family housing is presented in the following six steps. 1. Risk factor investigation and analysis 2. Classification and deriving of maintenance cost 3. Investigation and deriving cost maintenance cost of old apartment house 4. Analysis of expert questionnaire 5. Analysis of Monte -Carlo simulation 6. Probabilistic maintenance cost Deriving the result. This study has limitations that need to be verified by applying actual data.
